You MUST stage the house (put furniture in it) if you want to sale it without delay and close to the asking price. Houses do not show well and will stay in the market for long if they do not have furniture. So, please STAGE it.

For someone who is a civil engineer and has resided in the most powerful country in the world, I have several questions regarding this building such as the following: 1. Which architectural and structural engineering firm designed the building? 2. Which building code was used? 3..Was earthquake taken into consideration in designing the building? 4. Are records of the building materials available? 5. What was the brand of cement that was used? 6. What brand and yield strength of the reinforcement bars? 7. What was the 27-day comprehensive strength of the concrete used? 8. Which contractor built the building? 9. Which company was in charge of quality control? 10. Was the design of the building peer reviewed? 11. Are the structural computations of the building available for review? 12. How is the wastewater handled given the relatively small plot size? ETC.

@@truethots3088 How do you know that they don’t have anything to write home about. People who are ignorant do not understand the issue being discussed and are quick to blame like you. The comment about the AC is very correct. Additionally, the AC look undersized for the building. Probably the ACs were not designed by a mechanical engineer. Potential buyer would be wise to undertake due diligence. As a Nigerian residing abroad, I’m very reluctant to purchase property that I was not involved in the design and construction.

The house is beautiful. But It needs more landscaping and greenery like royal palms, ashoka or Ishan juju trees, potted flowers to make it look more beautiful. Our developers should incorporate more landscaping in their designs; esp Lagos developers who seem to have a problem with landscaping. Some will even put artificial grass and plants in their properties. That's so tacky and annoying. We are in the tropics, we need trees to cool the atmosphere so trees are not just for beauty alone

I want privacy, security, greenery, fruit trees, big plots with neighbors far away. Then the modernity of the building layout, specifically open space, architectural and structural design, quality of construction, landscaping, etc.

The building is NOT located in LA and most residential areas in the US cannot boast of such a building. And by the was, you’re not a real estate agent, do not live in LA, and you are homeless eating from soup kitchen.

I understand your point but the house is being sold in Naira and the the Naira has lost about 45 percent of its value to the US dollar in forex, thus a good time to buy such properties especially someone who wants to invest in Nigeria because in a few years when the Naira bounce back its will cost much more in US dollar

I think the district where this house is located is not a ghetto it is home to a lot of diplomat and highly influential people in the city capital. I think the reason as regards to the price has to do with the cost of Labour and the building materials most of it are source locally here in Nigeria and the raw material needed for building or construction works are available in abundance here in Nigeria. Where the most money is spent in most Nigerian mansions are on furnitures and interior of the house, and for large construction projects it will be the machineries that is if they are not available in the country. And it will still not be as costly compared to the US or UK except if they source from outside the country. And mind you this house are built to standard the pricing does not mean it is of lower standard or the house is necessarily located in the Ghettos, I can categorically speak for this one because of where it is located (Guzape) is no small area.

Fine house, but I cant buy a house of $1m in such a mid-lookin neighborhood. Maitama & Wuse2 with their tree lined streets deserve such valuations. Secondly, that compound space is small for that price. Also, no landscaping. Just a concrete floor, with gateman house 😃😃 This is like a regular mansion in South East villages. So, no no for me

This house explains Nigeria's major problem.2.5 billion naira for one house in Nigeria when the same money is enough to build schools for a whole state in the same Nigeria.Ondo state governor approved 3b naira last week for the renovation of the state schools and healthcare.And a house in Nigeria is going for 2.5 billion naira..It doesn't make sense.Which means someone can loot money meant for an entire state education and healthcare and spend it on just one? lf l have this much money in Nigeria,l would rather build schools for more people to be educated than buy this house.Why does anyone need 10 bedrooms?Your wife and sidechick can be living together in this house without knowing/meeting themselves.😂A lesser house with fewer rooms,bigger landscape area, greenery,plant,flower would have been be better.Thank you.

It gets you no sewage system, no water, no electricity. Make sure you show us the water tank and the generator also. Am sure there is a public transport, shopping center next door. Am also sure it closer to school, hospitals and jobs. Am sure they have parks and recreational facilities there. That is what Nigerian do, they build big mansions in their village (Abuja) and it has zero of the things that have mentioned above, oh did i forgot good roads and infrastructure. That property is properly check by and engineer would fail most test! This is the fact! They cut corners at every stage to show you clubs, disco or entertainment centers as houses.

I can see how painful it was for you to watch this video😂. Abuja is one of the best planned cities in Africa, and so it checked all the necessities a city should have. Guzzeppe is one of the elite parts of Abuja, maybe you should check some videos on KZbin, but unfortunately that would add to your pain

Hear the rubbish what that guy is saying. These guys that they just got from anywhere, no skills, no education in the industry, yet he wants to tell you how much people spend on apartments and townhouses. Can he show you the data, where he got those figures from? If he does, I'll apologies for everything I have said on this video. A place where people don't think better, thinking better to them is dressing nice, is this the same people that have real data on anything, not to talk of property sales data.

You must not know what apartments cost in NYC, Miami, Singapore, City of London etc. He clearly stated other people pay that much for apartments not Nigerians pay that much.

to be honest there is nothing special about that house, the neighborhood is not that beautiful. Nigerians are obsessed with size but not architectural excellence. The land the house sits on does not justify the price otherwise the structure can be built by any average employed African cost of materials and labor is not that high

I agree with your point about the look of the neighborhood. I cant buy a house of $1m in such a mid-lookin neighborhood. Maitama & Wuse2 with their tree lined streets deserve such valuations. Secondly, that compound space is small for that price. Also, no landscaping. Just a concrete floor, with gateman house 😃😃 This is like a regular mansion in South East villages. So, no no for me

The TZ and Ugandan currenvies are in 3 000 's and 4000's against the British Pound but you know what ? They just get along with life. I did not hear them talking down their countries like Nigerians love to. When I was in TZ the Naira was about 700 to 1 pound. While theres was 3,000, but now 3500 to 1 pound. YET they did not behave like Nigerians in constantly downing their country.
