My friend yrs ago was looking into buying a beautiful looking house..however the owner at the time had just bought it and later found out the foundation was cracked..this was after the building inspector she had when purchasing it signed off on all as all is well..but soon after buying it this was found and so many other issues. She did not have the money to fix and could only sell it "as is" to hopefully get out of this mortgage, she was facing bankruptcy..this was in NH about 8 yrs ago... Isaac you are doing a great thing by educating many on here of how to avoid this kind of mess..Thank you

Isaac, dude your next move is to have the property appraised before doing anymore work or spending $$$. You want to see if you are upside down on the loan and then make a decision on what your next move is. As for the open permits, that's on the buyer's attorney, that's their job to do the discovery. I know, it happened to me, I sold a house as part of an estate which had open permits. Then it became my job to clear those permits before the sale could proceed. So glad you're finally legal, hopefully you can now enjoy home ownership. Have a Happy New Year!

Keep track of all those expenses, save receipts and statements, start a list of every single thing that has cost you money including dates, amounts, places, etc. Add to it every time you remember something. Include hours, gas, and round-trip travel times. Should you decide to file a lawsuit at some point, these are part of the damages you suffered, and you'll have that info already handy to provide your attorney. These extemporaneous videos are also great evidence.

When my husband was married to his 1st wife they bought a house and the seller did not disclose that it had black mold in it. They had to find an attorney that would work for free until the court case was won and luckily they found someone but that was a very long and drawn out process. In the meantime he would go to work daily and after work he would go to the house and demo it all and then he did the entire remodel of it himself. Obviously they had to move out of the house to do all of the work because of the black mold. Since the house had a mortgage on it they had to keep the outside structure of the house the exact same. They ended up winning the case and it ended up covering the cost of the remodel, the mortgage was paid in full, and the attorney was paid in full by the seller as well. And the day the house was complete she filled for divorce. He was Mr. nice guy and let her keep the house so the kids did not have to move and did not require her to pay him his 1/2 of the house or anything. The year we got married she called him and said she is selling the house and wanted to know if we wanted to buy it for the full price. UMMMM NO. why would I want to live in the same house that you lived in together and why would you expect him to pay the full amount when it was his blood sweat and tears that built it? She couldn't sell it in the end because she didn't want to move away from her parents so her and her husband now live in it. better him than me. Sellers will do what they can to get away with what they can. and so will some agents.

Sounds like you now need the county to reassess your property ; as property taxes are assessment based….(may lower your taxes). Selling price can be way over “assessment “ amounts based on location, market situation, etc. Do not fear challenging your property assessment… it could be a good financial move. AFTER purchasing a rehab property for my family and me to live in the local township passed zoning ordinances requireing permit and inspections. Right after. Without notice my property became a tedious burdon. There were 3 neighbors who repeatedly niggled and nagged me through authorities while working on the project. It was much worse than this video's tale. Come to find out each of the neighbors had wanted the property but were outbid at a municipal auction for the property by the business that won and sold to me. They took their ire out on me in every way imaginable. I had to move sheds that were not 10 feet from the edge of the property. The local police were called repeatedly due to my cutting an unmarked property line's grass slightly over onto a neighbor's property. It became a royal nightmare. Eventually I was financially ruined and forced to file a bankruptcy and abandon the property. The neighbors won. There was no youtube to save the day. I wonder how many times a day, a month, a year this happens to good people just trying to live.

"What can you do?" Quote, unquote. You ask that in the outro several times. What you can do is hire a building inspector in jurisdictions where there are strict building code enforcement policies. And by the way, did you back-sue the previous owner for damages? If not, why not? Plus, title insurance claim? If you were sold a property that was in non-compliance, how was the previous owner not made to do what you had to do?

So sorry this happened, especially when you went through all of the correct steps when purchasing. I’m sure Home Inspectors are required to carry commercial liability insurance for when they miss things. You definitely need an attorney to check into that. Keep all of your receipts so the insurance company can reimburse you for everything you’ve paid out of pocket. The prior owner is another lawsuit, but you could most likely get back the value of the buildings you had to tear down. Especially since the accessory buildings were a big part of why you purchased the property, and because you’re paying a mortgage that includes a price for buildings that no longer exist. Maybe call the prior owner first to see if he/she wants to make things right without involving an attorney.
