The business insider graphic seems incorrect. Istanbul is sitting on top of a quite a major faltline. However, the frequency of earthquakes is indeed lower compared to other regions. The risk is that you simply don't know when it is going to hit. Scientists warn for years that the pressure is building up. The point is that it is not a matter of an "if" but rather a "when" according to scientists. Istanbul has to wake up in terms of building quality. So hopefully people more and more wake up and start to invest in well-built high quality propterties. How many developers are there in Istanbul who built earthequake resistant houses and how can I check when going about buying propterty?

Thanks guys for the demystification ... certainly helps the investor. Ok, now here's another topic you can look into: school education. Very little information is available for people like me who want to move to Turkey but are worried about finding suitable and affordable private school education in English for their kids. So far I couldn't find any proper trustworthy ranking as well of private schools

As an Australian builder I wonder the quality of the reinforcing steel that's used? Is Turkey importing Chinese Steel? I need to investigate the supply of water power and sewage disposal. One of the biggest issues that worry me around the world when I go into a high-rise building is the standard of fire protection and fighting. In major service Ducts between floors for instance there is often no fire transmission prevention allowing the potential of a Towering Inferno.
@user-ov2tm2un1r
@user-ov2tm2un1r 3 жыл бұрын
Hi Geoff, you seem to be well-versed in construction. The quality of a solid property in Turkey is usually reflected in its price. So that is an indication when purchasing a property here at least 80% of the time. The high cost of high-rises is justified due the building materials used, extensive research prior to construction and the quality & assurance surveys that take place throughout the process not to mention the standard that these buildings have to adhere to meet the international standards.

Although i am thinking of moving to istanbul, the risk of earthquake is holding me back. Your video is good, but you are not 24 × 7 in your earthquake resistant home. Istanbul and other parts of Turkey are always under high earthquake risk. Whats your suggestion on that??
@user-ov2tm2un1r
@user-ov2tm2un1r 3 жыл бұрын
Well look at it like this; it is up to you to structure your life in Turkey. For example our office building is earthquake compliant. And speaking on my behalf(Alaattin) my home is also earthquake compliant. So at least for the %90 of my life I believe I am secured. But obviously you can never guarantee where you will be at the time of the earthquake. More over we don’t even know if or when the earthquake will happen. The magnitude of it is also impossible to be accurately predicted. But let’s take a look at the worst case scenario. At the time of the earthquake you were at a building which was not earthquake compliant and it got collapsed and you’ve got injured or god forbid died. Well, the chance of that happening is actually smaller than getting hit by a car. So, obviously it’s your decision. But for the 20M ppl living in Istanbul this is a reality that we have to live with and hope for the best.
@geoffwaterman6560
@geoffwaterman6560 3 жыл бұрын
So investing in Istanbul is a major problem because even if the new building you own survived the rest of the city is going to be demolished around it. Basically the economy of the city as a whole would be wrecked.

16:40 Correction here. The concrete sample taken from a building, the 'karot' as it's called, can never ever be taken from a spot where there are rebars. That's why they first scan the area, and make sure they take a sample from between the rebars in a column. Though I am sure in many many many buildings, the proper use of these rebars is questionable, this news item is about the fact that almost buildings in Istanbul built before 2000 were made out of sea sand. Sea sand concrete is weak and it has salt in it and salt erodes iron, therefore a deadly combination, especially when a building ages. Turkiye should focus on seismic isolators, and more and more commercial and residential buildings should be built with them.

In Izamir, it was 6.6 earthquack. And just 150 people are died. It shows Turkey's great professional response to natural calamity like earth quack. Second, every part of the world is prone to some sort of natural calamity. If it is not earthquck, it is flood or famine or any other calamity. Third, earthquack in Turkey is an issue because it is a concern of the people. In New Delhi, it was felt 4 to 5 times within two months, but it is less addressed issue, because it is not a concern. Four, earthquack is a trouble but it happens after a long period of time. Bad weather, worst administration of the cities, and road accidents are among those thousand issues which caused millions of death every year. In summary, it is an important issue but it is not the primary reason to avoid choosing a better place.

When we moved to Beylikdüzü büyükşehir konutları, we are informed that these houses built by tunnel mold, precast, radial base technology. Then we checked jeological situation. As jeological, our houses area was Bakırköy formation. It is probably 65 point in 100 scorage. Building management informed us that 10 years ago, the test was done for our building and passed the test. According to our all information, we and our houses can be secured if the expected earthquake happens. But our houses built before 1999 year. What should we do more as prevention and improvement?

Thanks for the information. Some people like me want to invest in luxury apartments but without the simmin pools/gyms/sauna because they come at a pricely monthly service costs especially if you take a 4 bedroom appartment. That's why these poorly build appartments are more appealing. If luxury apartments could be build without all those amenities I'd appreciate that.

I live Turkey for more than 20 years. I can assure you that in the area of the terrible 1999 earthquake for some years construction was better - though not everywhere - , however since that time interest in earthquake risks declined and regulations disregarded again on a wide scale. Do not buy a property in Turkey without a proper check of the construction by a specialist, would be my advice. Moreover I think it is highly disputable that Turkey is not a major earthquake destination.. Not only Istanbul but almost all the country is high risk.

I am so amazed your show is easier to look at and interesting! I am not ready to invest in Turkey yet but I have also been wondering how the danger is to buy old buildings in Istanbul. I like to buy an old and bad house in the best street for a long-term investment strategy. is there insurance covering the natural disaster for rebuilding the whole structure? Regards from Japan(everyday earthquake country!) by the way, the three-floor building construction process you show in the video seems less and thin steel posts for the large area?

I don't think we learned all that much from the 1999 earthquake. The reality stands: the earthquake will hit the poorest the hardest. The quake in Istanbul is going to happen and since 70% of buildings have been built without even the basic permits, just imagine the quality of the buildings. If I could leave this city, I would leave right now honestly.
