Projects like this rarely turn out the way they are submitted for approval, after you factor in costs over runs, time line on finished project adjustments, and although the affordable housing angle is good, I can tell you low income people will not be able to afford these low income housing units. By the time they are finished with this project it will not look like the presentation and the cost to tenant ratio will be so high no one will be able to afford it. But time will tell. Tampa still rolls up the streets at night and it becomes a dead zone. No retailer even convenience stores will be able to afford the cost of a 5 year lease let alone a new low income rental unit. I am guessing by the time this project is finished a low income unit will cost as much or more then regular units in place outside the city now. But who knows, one thing is for sure this presentation was lent to razzal and dazzle you, so the country tax payers will flip the bill for at least 2 3rds of this project through a special tax watch and wait and you will see Thanks everyone

Affordability is a relative term - what's affordable to some is not affordable to others. I think they said 5000 plus units will be sold - I bet they will all be sold - for those who buy them - it will be affordable for them. Another point - I think it will be cheaper than Miami.. Anyways, I don't think I can afford any of it either 😂 for middle income group like us - boring suburban homes are affordable lol.

Even though I don’t live in FL anymore, As a FL native who’s lived in Jax & Orlando I remember growing up visiting Tampa many times (mainly for Gasparilla 😂) and thinking it was the love child of Jax & Orlando lol😂. I wish Jax would learn from Tampa on how to build on their riverfront and highlight their diverse cultures. But on the flip side I wish Tampa would be more like Orlando & focus more on connectivity within the region and to other parts of the state (I.e The Brightline and Sunrail) and less focus on trying to expand their skyline with more overpriced condos & apartments for out of towners. Tampa will always be behind Miami in the skyline game and always behind Orlando in the entertainment game…no matter what lol. Regardless I like the progress from Cigar City…keep it up Tampa.

Tampa used to honestly be a place you wound up, not a place you moved to on purpose. It was shockingly cheap, I remember my cousin built a house for like $55K, and that was only about 20 years ago. But we all built it into a juggernaut, and it’s becoming a top city, and the entire region is sort of a more Republican Bay Area clone. It’s gotten expensive, but that’s because we’ve been very successful and we collectively created the conditions politically and economically to take off.

Ok now show us both of those 1 or 2 streets west of the riverwalk with all of the closed businesses and then we’ll believe this is more than just a promo video. It’s a literal ghost town there with nearly all of the businesses closed and empty storefronts. It’s wild and surreal seeing the pretty contrast of the riverwalk with the ghost town a block or two down. The problem with downtown Tampa is that many of the original building developers never wanted their businesses to be places people actually visited so you see a lot of brutal architecture and office buildings. It’s uninviting by design and the high cost of parking doesn’t help. When you throw a ton of different people together, as it turns out, they more often they clash with each other than work together. A lot of the people in Tampa originate from really shitty countries and at least Tampa is nicer than that for now but some of them haven’t learned that in America we don’t litter and we’re kind to our neighbors with a southern hospitality feel. Tampa grew so big because the school systems suck so employees had to be imported. Contract that with how small Tallahassee and Gainesville are due to their higher rates of talent that gets poached. Orlando is the same as Tampa in the school rankings. Most people travel after they have a job lined up. Not many just travel and just hope they won’t end up on the streets of Nebraska Ave. What I say isn’t politically correct and rather critical, but at least it’s the honest truth instead of only showing the positive side.
