Like most old houses in Italy, the walls tend to be thick and therefore in Winter , any moist air hitting a cold stone wall will cause condensation to form. Advice rent before you buy, get to know the area,

Not getting a building condition survey would be a massive mistake.

Right. In USA it's called a Home Inspection and it's crucial to have someone competent and honest do this. There can be serious problems that the average person won't recognize.

Spot on, I have knowing people who bought properties in Italy only to find out foundation problems, cracks on thick walls, farmers had rights of way on your land olives trees etc, the list goes on. Get a good geometra a property surveyor to look over the property.

My family and I are Canadian, the economy and government here has become absolutely horrible. Everyone is losing everything they have ever worked for or barely hanging on. Retirement is no longer a thing as nobody can afford to not be working. My family and I are interested in migrating to Italy and becoming citizens in the next few years. My husband wants to open his tiling business in Italy (he owns one here in Canada) and I wish to maybe own a house with a vineyard and some property to host weddings and receptions and other beautiful events. Are these just pipe dreams or would we be able to do so because we would be investing in Italian property and economy by opening up jobs?

I love this video and you both gave very good pointers for buying in Italy. I live in the US but am Italian by birth; I am looking to relocate back to Italy with my wife-to-be and I have to make an observation. Photos of real estate in Italy are PITIFUL. Ok maybe it's because I did some real estate photography in the past and I am used to the much more professional way to do it here in the US, but some apartments look like dumps and they might just be fine. . Home staging must not be a thing in Italy; I've even seen apartments with not a single photo in focus, not ONE! I might have found a way to do business, not that I want a Partita IVA though LOL! Good job guys!!!

I'm also Italian born (moved to the U.S when I was 12) and looking to relocate back to Italy with my wife and kids. You're right, real estate photos are terrible but from what I've been told by family is that it's pretty much the norm.

@@giovanni4304 yes i think it's the norm, like it's a norm writing to an Italian business or service and never getting an answer. Out of 10 realtors you're lucky if you get 3 answers

I know about home inspectors in North America. Most of them rely totally on recommendations from realtors and I cannot think of a worst conflict of interest! I did "inspections" in US and Canada and they have very similar, corrupt systems so I would not trust any HI who came via a realtor. He/she is only working for the next referral. Homebuyers should use their commonsense wherever in the World.

Is it advisable to buy an old apartment in a house with no documents found by municipality? But in registry there is the name of the owner with cadastral plans.

Similar to Canada paying the property price, the notary & the real estate agent & taxes due on property! Can be expensive thanks for advice as Registration Tax + Notary Fee + Real Estate...Attachment to Property Not A Good Idea re: Property Attachment is property conforming to laws/regulations Don't Skip Due Diligence as Is Property a Good Investment!

I believe we cannot compare the realestate market dynamics of Italy with the U.S. for multiple reasons but also because the U.S. I believe has approx 12% realestate fee upon purchase, an average of 1% maintenance cost per year, and a much higher property tax. I believe, but might be wrong, that in some way these costs fuel the realestate market too.

Nope, the fees are NOT 12% for a buyer here in the States. Realtor commissions are paid by the seller here! Why would you even make a statement like that and many other incorrect assertions without first researching what you’re talking about??? Not only that, but if you use a real estate agent for the purchase here, you can actually negotiate with that real estate agent to get several percentage points into YOUR pocket through the transaction - in reality that means anywhere from thousands to tens of thousands of dollars to TO YOU depending on the price of the property. I won’t go into detail here because it is rather lengthy, but it is a fact nonetheless. As far as other fees such as escrow, title fees, and so forth, yes, there are of course dollars to be paid by the buyer, but nowhere near what you are stating them to be. The supposed fixed percentage of maintenance costs you are referring to for property owners here in the United States, well, that is also not 1%. In fact, in many, if not in most cases, there are no “maintenance costs” per se, except for normal maintenance of the property unless it is a condominium with a homeowners association which takes care of maintenance on the exterior. But regardless, there is no such thing as a fixed percentage involved in true maintenance, and those are highly unlikely any higher here - even here in California - than in Italy. And here, they certainly are very unlikely to include any more headaches, than in Italy. Further, there are so many variables and scenarios in Italy as far as property taxes go that it’s virtually impossible to compare. But if you make such a comparison, you would have to run that comparison way into the future so that you properly amortize and take into consideration the various taxes that you would have to pay in Italy.

Why do you buy an apartment in Italy?! In America we only rent an apartment! So what if I only wanted to rent a place to live what would that be considered to be!? An apartment or a home!?

That’s incorrect, many folks do not rent. I own my NYC two bedroom apartment, so does my sister and a whole lot of other folks. If I sell it, it’s easily worth $400K

@@gracekarina7186 so the comment I made was about buying an apartment! Down here in Texas I've never met anyone who bought their apartment. That's news to me! Glad you bought an apartment because at least like you say you can sell it and get your money back and then some! Buying is always a smarter investment I think.
