So many basic principles of design that are so perfectly executed and balanced here, yet completely lost to contemporary residential architecture. Symmetry, surface textures that suggest wall depth, roof tiles that suggest depth/thickness (ie, protection), wall depth cues around the windows and doors, strong horizontal emphasis that is balanced and contrasted by strong, rugged vertical elements, nice indoor-outdoor transitional space with the patio and awning, strong framing ornamentation around windows and doors. Those Italians, man, they know design.

That home has that 'come in and relax' feel to it. Nothing pretentious, just comfort at every turn. I would have a hard time picking out my bedroom as all are just perfect. I love out of the box thinking on lighting solutions, but that UFO floating in front of that Palazzo sized fireplace is such a strange design element. Hopefully the swastika motifs on the staircase were from India, again the lighting on the staircase is poke in the eye instead of subtle. Love the different map prints, reminds me of the Vatican Museum in Rome. Looks like the desk in the first bedroom matches the 20's cupboard that you rhapsodized over. Glass doors in the shower yaaaaaa. Wonderful rugs.

How is it that I missed this one? I love it, too! This one is a knock-out! The detail of the lighted handrail is so smart. Superb taste and sense enough to leave well enough alone. Is there anything as cozy as a fireplace or woodstove in a master bedroom. Such a treat. Art Deco pieces and Ethnic objets and rugs. Delicious. I guessed 1.7 million Euros. Just about on the nose.

I really loved this one, Nick. Beautiful beams, terra cotta tiled ceilings, loved that some of them were whitewashed especially in the kitchen. The layout is very efficient as well as being elegant, ie the auto-lighting on the staircase. The suspended lighting in the main living areas are interesting...quite striking. Overall a very lovely property...I especially enjoyed their fascination with cartographical art work.... I love maps too😊. Thanks for another tour through my favorite dream land💜

Wow, absolutely one of my favorite houses that you have shown, I love the antique furnishings and all the big bedrooms & the many bathrooms. Having the extra space to rent out would be great to help with finances; or if one had family that needed to live close to you but only needed to check on Daily.
