Agreed, but as a host with only one rental, I cannot be expected to wait for guests all day and night while they are held up by traffic or transport strikes! In these cases, a lockbox is a helpful tool. For owners with dozens of properties, meeting each and every guest at check-in is impossible. Maybe the limit should be in how many properties a person can rent. I also think that these rentals are at their peak. People who do not take care of their rentals personally will inevitably start getting bad reviews and will be weeded out.

It has always been mandatory in Italy for tourist to be checked at hotels with ID. Hotels have the duty to fill out papers to be sent to the police with names of the guests. These Aibnb could have been used to host people with arrests warrant because none was really checking their IDs . Good that authorities are finally implementing also to short term rentals the rules that are in place for hotels.

Totally agree with the government on this one. The woman running 130 flats says it’s not fair but you are making money of these flats so provide a meet and greet service to your guest and do not chain lock boxes to other people’s property! In our complex of 220 apartments anyone fixing a lock box to communal property have those lockboxes removed and confiscated!

As for employment, I'm staying in a Hilton property as I write this. There's a wonderful lady working the front desk, and even though this is a small site, there's at least a dozen other staff that I've seen in just the 48 hours I've been here. How is it logical to think that a business model that depends on remote lockboxes and guests providing their own services creates more jobs than a hotel?

Very good decision. We rented once an apartment in Rome for the holiday and it was a chaos to to enter in the apartment by ourselves since it was full of locks and passwords that would not work!

Regulate AirBNB! You can't easily tear down an apartment building to build a hotel. But you can convert apartments to tourist rooms? Why? Everybody should be allowed to rent-out a room for four or five days per month. Anything more should be banned, or taxed so high that new apartment buildings can be constructed. Don't sell your city to the Silicon Valley Broarchy!

existing hotels in rome are pricey and no one is building affordable new hotels. the cheap hotels in rome are old not modern. those owners don't want to upgrade the furnishings. what choice do tourist have? if home owner wants to rent out a nicely furnished modern home to tourist then so be it. a $200 hotel vs a $200 airbnb is so drastically different. the airbnb will be so much better it's like night and day. why would someone get the hotel room when the airbnb is soooooo much nicer and better?

Let me just say: in Canada a similar problem is emerging but the media neglect to include a discussion of the anti-landlord legislation strangling the rental market...i.e. tenant rights supersede landholder rights in many jurisdictions now. I sold my long term and kept the short term rentals, I will never go back. Thank weak government for that.

Self-check in at these holiday apartments often means poor or no customer service for the guest. We never meet the apartment manager and sometimes this person is hard to contact if you have a problem. This system is used so that the apartment manager has a minimum of work and can just sit back in their chair and make money.

Nah you think too negatively. I used self check ins many time because it gives the host and the guest more freedom, I arrived several times LATE at night due to international flights or whatever, and I am glad I was able to just check in by myself without having to wait for someone, and the host also has more free time, instead of waiting for the guests to arrive, its a very convenient concept!!! I can check in whenever I want to, it gives guests a lot of flexibility. How many times did I have a delayed flight or decided to go somewhere else before checking in, I never had to contact the host in these cases and ruin someones day by asking them to reschedule check in time etc.

That's why cities in France need to require STR permit approvals. Too many STR the city council can place certain restrictions and put a hold on new STRs. Idk how France operates when it comes to these kind of decisions, but where I live in Texas there are permits and restrictions to follow and some larger metro areas have placed a stop to new STR startups to preserve housing needed for locals.

I've been to Rome once and loved every minute of it. The city core shouldnt have new buildings in it but areas like the EUR neighborhood should build as much new housing as possible. Theres multiple subway stops to get tourists into the city core.

Italy is expensive if you use a tour, like Rick Steves. You'll pay $2500-3500 for a week in Rome, without airfare from the US. Most of the cost is the hotel, which would run you about $800 if you booked it yourself. I know, as I stayed at one of his tour hotels and saw his tour groups. Out of curiosity I checked online and saw how expensive his tours are. That was for ONE week. It included a few walking tours, breakfast (which is in the hotel rate anyway), and a few dinners. No tickets to the Colosseum or the Vatican.

The more a country depends on tourism for its economy, the more it becomes a 3rd world banana republic. Ideally there should be 0 "tourists" in Italy, if the country had a proper industry making "stuffs" and advanced services. You end up being servants of rich and ignorant foreigners. The US for example doesn't need tourists to survive, it has enough high calibre industries (NVIDIA, Microsoft, etc...) that Europe can only dream of, tourism is the "icing on the cake".
