Madam, எங்கள் கடையின் வாடகைதாரர், agreement முடிந்த பிறகு, புதிய agreement ல் rent 10% உயர்த்தி போடப்பட்டது. இதில் உயர்த்தபட்ட வாடகை தர மறுக்கிறார் மேலும் புதிய agreement ல் கையெழுத்து போட மறுக்கிறார். கடையை காலி செய்யவும் மறுக்கிறார். பழைய agreement காலாவதியாகி விட்டது. நாங்கள் அரசின் rental portal ல் பதிவு செய்ய வில்லை. எவ்வாறு கடையை காலி செய்வது? எங்கு புகார் அளிக்க வேண்டும்

நான் ஒரு building கை hotel நடத்துவதற்கு , Advance (1,50,000 )கொடுத்து வாடகைக்கு. எடுத்து நடத்தி வந்தேன், 3 வருடம் ஒப்பந்தம், பெயிண்டு அடித்து தரவில்லை ....ஆனால் கட்டுடத்தை காலிபண்ணி தரும் போது பெயிண்டு அடித்து அடித்து தரவேண்டும் அல்லது அதற்கு உரிய கட்டணம் பிடித்தம் செய்யபடும் என்றும் ... ஏற்கனவே உள்ள பழைய டேபிள் சேர் பாத்திரங்களுக்கு மேலும் தனி Advance தொகை 2,00,000) செலுத்தியுள்ளேன்... இந்த பழைய டேபிள் சேர் ,பாத்திரங்களுக்கு தேய்மானம் ... என்று ஒரு வருடத்துக்கு 15 % பிடித்தம் செய்யப்படும் என்றும் .... (பாத்திரம் டேபிள் சேர் வாங்கிய மொத்த தொகையில் 15 %) ஒப்பந்நத்தில் எழுதபட்டிருந்தது.3 வரூட ஒப்பந்தம் Register செய்ய படவில்லை. சரியாக 13 மாதம் முடிந்ததும் ... hotel நடந்து கொண்டு இருக்கும் போதே ... கட்டிட உரிமையாளர் எந்தவித முன் அறிவிப்பும் இல்லாமல் ....hotel building கை பூட்டு போட்டு பூட்டி .... சென்றுவிட்டார்... இந்த வாடகை ஒப்பநாதத்தில் குறிப்பிட்ட படி பழைய பாத்திரம் பழைய டேபிள் சேருக்கு , தேய்மானத்திற்கான பிடித்தம் ....பாத்திர கொள்முதல் விலையில் 15 % ஒரு வருடத்துக்கு பிடிக்கபடும்... மேலும் ஒரு மாதம் கூடுதல் ஆனாலும் அதற்கு மேலும் 15 % பிடித்தம் செய்யப்படும்... என்று எழூத பட்டுள்ளது, இது சட்டபடி செல்லுமா ? எனது Advance தொகை 1,50,000 2,00,000 ----------------------- 3,50,000 - ------------------------- திரும்ப தர மறூக்கின்றார். இனி சட்டபடி நான் என்ன செய்தால் என்னுட்ட Advace Amount 3,50,000 திருப்பி வாங்க முடியும் என்று சொல்லும் படி கேட்டு கொள்கின்றேன்.
