Living in Mandurah Western Australia 🇦🇺 house prices here in the last 2 years have rose 32% we had cheap house prices I’m now looking at capitalistng on that selling and moving to the hills and buying 15 aches for the price of a 3-2 home in Mandurah . Happy new year Martin 👍

If selling snd then buying, must factor in RE commission and Transfer tax (formerly called stamp duty). The higher the buying price the less transfer tax exemption. Also when buying, really look at the property regarding what features, if any need repair or upgrade for personal preferences, ongoing costs, yard maintenance etc. Was interesting hearing about Tradie issues OS. And we thought it was bad here.

My grandmothers house on 609 sqm was sold on auction to Chinese buyers in Cambridge Park. The house is now in the process of becoming a 28 bedroom communal place and the neighbours are angry and wanting to move out. These neighbours have been living there for 50 years.

That’s what confuses me - people see investors selling as a bad thing but the house doesn’t vanish - it allows an owner occupier to buy which is better overall for the country.

China is a good example why property will never drop in Australia by any reasonable means. As soon as property drops to much the government will put in place emergency policies to try to stop house prices from dropping to far, we will never see anything more than a 20% drop.

Exactly. Higher house price shows the devaluation of every dollar Example: House worth $100k going to $200k Equals dollar's purchasing power - 100%, down to 50%.. made up figures, but that's how it works

@@jetplane10 of course, i've replied a few times on his posts over the last year or so, and no interaction - that's fine, I just never interact or reply again, I suspect he's more interested in replying to other higher follower count pundits on the platform and has time there but not the hoi polloi. There are many financial/housing/economy commentators that have very good takes out there, but they almost exclusively never interact, it's like a social media class thing.

Martin, if people followed your suggestions/forecasts about the property prices in the last 3-4 yrs or so, they definitely would made the wrong decisions, I am blown away by your statement about otherwise 😂! Living in a cheaper country is less pressure, I am doing it I got so sick of prices being pushed up in Australia.. bills are just impossible in Australia - my rates were increased 25% this year on last year's price - with no justification whatsoever
