Just a little thought from me. As a former property landlord taking a break from property (it was stressful and I have a heavy going day job) I know there are a lot of people like me that exited property investment because of all the hassle. I will go back one day, but you might want to think of ways of attracting them back as investors. They know how it works, have made all those early mistakes, but perhaps don't like dealing with tenants and agents. Definitely a niche there...

Hi Jamie, could you make a video on the new changes proposed by the government recently please? The main one being that s21 will be abolished so non fault evictions will be banned potentially by 2030. Also looking to introduce a register for rogue tenants etc. This will be the nail in the coffin for BTL investors as if it wasnt bad enough already with s24, tenant application fees, 3 percent SDLT surcharge, no wear and tear allowance and mortgage interest not allowed to be used for reducing tax and electric test certificates.

True value Jamie, thank you. I'll be sure to shout you out when im on forbes :) I love the 5-1 rule, we're in the era where value is the most effective marketing. Establishing the What-ifs is definitely going to be something I'm going to utilise when I find my first investor. Opportunity really does present itself in every walk of life when your eyes are open to it and you talk about your goals. I'd be interested to hear your story (maybe on a short) on how you found your first external investor!

Super content Jamie, Well put together with your usual humor chucked in for Free😁😁 A part two of how you then pay these investors back would be a great help, for example do you pay them there percentage back monthly like the banks pay interest on your savings? Do you refinance the property after three years to then use that money to pay the investor back? Do you use the money for flips? These are the sort of things I would love to hear, As probably many on here wouldn’t want to get to the end of the fixed period with an investor and not have their money without selling the house. Keep going Jamie an inspiration to many… Keep buying 🏡🏡🏡

You mentioned offering an investor security, I can see how this might work on a short term bridging loan prior to remortgage, but how would this work if you were borrowing for a longer term and a mortgage company already had first charge on the property being financed?

Kim, you do this via a 2nd charge or RX1 Restriction. That way, the asset is secured. Should you try and sell it, the conveyancer should contact them to settle the charge.

Investors - I am starting your EPTA on Monday and this is a strategy I like the look of in the short term but things like paying the loan back in 3 years?! How would you go about that? Would you have to sell up? Are just some, probably very silly questions/obstacles I can’t quite get my head around

In three years you remortgage and pay back the loan. The value should have increased in that time. You might have to leave some money in but in the main you should get off all out.

If it’s against property, you can give charges. On top of that you can give legal personal guarantees
