I love buying property and you know me, I'm vanilla, and LOVE buy to let property investments but I also do a lot of property flips (also know as property trading).

Hi Jamie, love your content. Would you be able to do an in depth video on the tax payable on buy to let earnings? I’m looking to buy my first buy to let but I’m not 100% sure on the tax side of things. Got to say that there is so much BS by so called property millionaires out there really putting off genuine people wanting to start out. Jamie seems to at least cut out the BS and just give you advice, in fact he has a business in property education but does not push it on his videos (unlike some) Using his advice (flips, street-check, Lendlord etc) I will be offering on a flip deal with my builder... Keep up the great vids...

A couple of years ago I was looking for an electrician for a kitchen refurbishment. I am dealing with drawings and tenders as part of my main job. Just to avoid any disputes I created a proper drawing pack and supplied all required information for the electrician to price. I sent an email to around 25 companies and gave around 4 weeks for preparation. I received a reply from only one guy. After than I had a chat with my colleague as I was puzzled why only one person came back. She said that probably the rest were just scared to work with me. So I think when you are too technical person it may cause some issues as well.

If you've got the cash then buy cash as you won't have any cost of finance. Or if you don't have a residential mortgage currently then that route would be good!

It would make more sense to give Housing association tenants the ability to use their rent paying history as part of their affordability when applying for a mortgage ! If we sell off cheaper to sitting tenants …. It will be the same as Thatcher selling off the Council Houses . … screws the generation after ! We have most of our portfolio stock in N E and will be expanding rapidly in the next 18months … so North /South divide might be good for us 🤞🤞

Build your rapport with the builder/tradesman and start getting cheeky with them! All the can do is say no

this is easy, you sign up for trade discount at builders merchants, you supply materials and get the tradesmen to give you a price for labor only. but remember you then have the headache of getting materials, chasing deliveries and then organizing with the trades.

I'm hooked already but love what you are saying about negotiating over material things but not labour. As you say trying to haggle with a tradesman is really disrespectful. In fact if someone earns say 150 a day and you beat them down to 100 a day you're a scumbag. And if someone is actually good at what they do why would they want to work for you?
