This video doesnt surprise Me how much information Ste tells us on this video, I met Ste on Wednesday and I was surprised how much of an open book he is. Ste and Max are great and I can't wait to go back on one of there training courses in the near future 💯

Great video, what do you recommend to people who don’t know the area and whether the street is good or not? Also do you not look for properties close to city centre areas or that doesn’t matter?

Brilliant video, one question I don't seem to be able to find a good answer to is how do you gain Street to street knowledge of an area (especially when your not from that area) to determine if it will sell again, if it's desirable etc?

Surely the real profit is only £5k? Purchase £80,000 (if you can even secure it for that) SDLT £4000 Legals buying £1200 Renovation £20000 Utilities+council tax £600 Selling fees £1800 Selling legals £1000 Finance costs at 0.65% for 9 months -£6353 Profit - £5047 4.3% ROC. Are you genuinely happy with that as a deal or is it just for info?

Hey, thanks for your message 🙏🏼 Stamp Duty is £2400 not £4000 Legal are down to the individuals solicitors. Renovations are what I said approx but until I view, these are estimates. Selling fees and legals are not included if I refinance this property. So my profit is what I estimated in the video but in today’s market could be a lot more. You have a good understanding but I think it would help you to come on one of my masterclasses 👍🏽 let me know if you are interested

@@h3steven Fair enough, yeah they're all estimates but even in the best case I can't see it being a great deal. Personally we don't do anything less than 30% profit on cost, post finance. Of course, you don't get that when doing a refurb on residential
