Can I make a suggestion Jared? Place the washer/dryer unit on the outside wall so the dryer vents outside rather than underneath your house.

yes i was gonna say, slide the washer and dryer section over by the bathroom because of plumbing for one, but thats an aweful tiny bedroom with the current design. but its your house. your decision.

Use all pocket doors.....makes the rooms so much easier to navigate. USE stackable washer and dryer.....give you more room.....set it against the outside wall near your shower in Master bath. It will give you a larger bedroom that is more square.

For the bedroom, I would take out that little "hallway" and make the bedroom that WHOLE space with the entry to the bathroom technically inside your bedroom. Gives more space for the bed and whatever else...

I would eliminate the hallway and butt the walls up for your bedroom and bathroom. Put pocket doors in and I would do stackable to save space. Maximize space and minimize dead space.

The area where you were talking about putting a fish tank is wasted space. A closet, pantry, or even the washer and dryer could go there. That way you would have a bigger closet and storage in your bedroom.

I was reading about those, bc I'm an old lady and was interested. The reviews showed 1 lady had to be rescued by her daughter when the drain stopped up. The doors are designed to seal with the latch, also with water pressure and will not release until all water is drained. When this lady's drain stopped up, the door would not open and the water was getting cold. With the sides higher, she was not able to climb out, so she was in need of rescue. Jared, if this is something you want, make sure you ask them about any upgrades made concerning that. I don’t know how old that review was. It's a GREAT suggestion if they've taken care of the issue of possibly be trapped.

The little hallway by the bathroom and bedroom is dead space. You should try to avoid that if you can. It is taking away from your bedroom square feeet.

Hey Jared, this is one of those "Maybe Might" suggestions. Consider building a lean to out the back side of your house between the windows for the washer/dryer. You can insulate it so the pipes don't freeze. It would save room inside the house, and you would use it only a couple times a week.

Love your floor plan. It would be better if the dryer vented to the outside. Also have a vent over the stove vented to outside, it will help immensely with odors and a greasy film buildup. Really like the idea of framing for a door for future needs. It’s going to be amazing! ❤️❤️❤️❤️❤️❤️

If your vanity is straight ahead as you enter the bath, they take 24" of depth and 30" or more width (your choice). Place it right into the corner to avoid dirt getting between the vanity and the wall. I didn't and it's a pain in the "butt" cleaning 😢. Then if the toilet is centered under the window (usually 18" wide x 32" deep), you'll have nice space between the vanity and toilet and again between the toilet and tub. A preformed shower/tub uses approximately 5' x 33" of inside space. I opted for a walk-in shower but I wish now I'd done the shower/tub unit. (I'm using inside measurements not center wall to center wall)😊. I don't like to waste space with hallways. Think about that area for the W/D and bedroom closet being turned around so they are back to back and the W/D area is right as you enter the outside door. You could camouflaged it with a sliding barn door and if your W/D is stackable, there would even be space for hanging coats. That would give you a nice 5' or 6' closet. (I believe side by side W/D takes 5'). I put my bathroom door IN the bedroom which gives me more privacy. These are just some of my ideas and things I did in my MOTHER IN LAW SUITE.....lol lol. So you need to choose what makes you comfortable. I can't wait to see it progress. I love the kitchen tho. Wish I'd done mine that way. I had to make a center counter which meant no room for a table. Oh, well. It is what it is, right?....lol lol. Have fun, stay well and safe.

In the kitchen, I hope you consider a Lazy Susan corner base cabinet, against the bathroom wall, extra storage, easier access and less wasted space (saves that dead corner), I really miss mine. So many great suggestions in the comments to choose from. Pocket doors, done right, are a must have. Just a thought, when I was helping my friends design their kitchen, for the open concept, we went to 3 different stores for their free 'Help you to design the space' that they do on a CAD program. Ended up getting some really great ideas that we hadn't even thought of, took a little from here and there. The end result was fantastic, it even ended up with a breakfast bar type island to eat at, with extra cabinets underneath and an electrical outlet on the end that came in so handy. Good luck, hope you get your address soon. After thought, have you considered putting the washer/dryer in the bathroom? All your water lines would be on one wall and you would have more control of the moisture, with exhaust fan and the window in bathroom. We had that in our 1st mobile, just made so much sense after I got used to the idea.

Bathroom should be a pocket door for more space in the bathroom. The W/D should be a part of the closet instead of separate rooms. Maybe even a pocket door for the bedroom as well. Just to help with space saving. The design is really nice. This will be so exciting to watch. 😄

Use pocket doors every where you can it totally saves space and for now you are the only one living there so the doorway will probably be open most of the time. you need to give some time for the windex to loosen the glue first. Bathtubs are 32 X 60 inches. vanity 20 inches deep X width. You might consider facing your laundry into your closet instead of the hallway. It would do away with the extra 6 inches needed for the wall separating the closet and laundry and also save money on the extra doors. If you ever decided to build on you could always reverse it. Kitchen sink under the window, dishwasher immediately to the left of the sink, Refrigerator immediately to the left of the dishwasher makes a very efficient setup, water lines are very short and contained, saving money.

Just a suggestion. Your bathroom should be 5ft wide rather than 6. A standard tub is 60 inches. You can then add that extra foot to your bedroom I’m looking forward to watching your progress

I'm a Professional Window Washer, And you're taking the stickers off correctly. The only difference we do is by using a 6" stainless steel window scraper. But the important thing was wetting the glass, which you did. This helps prevent the razor blade from scratching the glass. nice job!

I would make the bedrm wide enough to put a queen bed in it especially for the future gf or wife,, No woman is gonna want to share a twin bed, especially if she is as big as I am.... You could change up the entrance to the bathroom by putting a pocket door for the bathroom on the wall facing the open area of the shed...Then you can add about 9 sq ft to the bdrm by getting rid of the hallway running into the bathroom.. The more room for closet space the better and the bed will have more space around it..

@debragreen7272 100% Agree, I've thought that for yrs. He could use a bit of training. With his natural talent he could pick that up by looking at some architectural landscape magazines. I don't believe the youtube channels that taught those principles are still making videos. Some of them were real pros. The only one I remember was out of FL, showed the type of tropical plantings Jared likes. His name was Danny... can't remember name of his YT channel.🤦♂️🤦♀️🤦🤷♀️

Just don't forget to add a couple inches to each wall in bathroom for insulatio, hardy board, and sheetrock or what ever you plan on covering with and a standard bathtub is 60" by 30", plus the plumbing. You don't want the same issue you had in the other place. Dryer should be on an outside wall for venting... Oh and hot water heater, are you going tankless? If not remember the pan underneath is wider tan the actual unit so closet needs more space than you think.

Sorry to get on again, but maybe make the bath/bed one big room without the hallway. Use 2 pocket doors as Jack and Jill style. 1 in your bedroom the other off the kitchen. Put the walls up to divide obviously, but you will then gain 2' more space for whatever you need for closet and storage.

Have you thought about moving the frig along the wall by the bathroom? That way you can have an L shaped countertop by the door. You may not need an island. You could use the counter as a table to watch tv from the kitchen.

What about just having the bedroom and bathroom as one big room, no hallway? Everyone is different but I'd personally feel very closed in and restricted with the taped off layout. With one big room and no hallway, you could get or build one of those accordion style sliding walls on a track or accordion doors that you can slide closed when needed to separate the bedroom from bathroom. Then, you can also have a door from living area into the bathroom.

I used to do new construction cleaning. I used ajax dish soap in water with a scraper. Acetone on a rag will remove the glue from the frame. Many a construction worker put his head through one of my windows...they thought there was no glass. Looking forward to you finishing your new home. 🧘🙏🌎☮️ Daily

You should put a 30” pocket door on the side of the bathroom facing the living space. So the door would go on the side nearest the bedroom and slide towards the exterior wall that the vanity is on. There won’t be any plumbing running through there to worry about and that way you could remove the small “hallway” leading into the bedroom and add that extra 3x3 space to make the bedroom larger.

I would make it a jack and Jill bathroom where there’s a pocket door that opens to the living room and a pocket door that opens to the bedroom, so people don’t have to walk through the bedroom to get into the bathroom. And then you don’t need the little hallway for the door which means you can extend your bedroom all the way out to the end of where you wanna put your washer and dryer. The washer and dryer if it were mine, would be a stackable facing the interior of the bedroom but on the outside wall so that the dryer can vent outside and not under your house. I would use the rest of the space that you taped out for the washer dryer as a closet.

Use a hair dryer to heat up the glue on the labels on the windows. Then pull or scrape it off. Just don’t concentrate the heat in one spot, you’ll break the window. This me works on metal well also.

IMO I would put the bathroom & laundry in the same area with the dryer on the outside wall to vent moisture & to clean out lint. Pocket or barn doors saves 3 sq ft at each doorway. Never put stove or dishwasher up against frodge it willheat the fridge up & take half its life. Put a counterspace with cupboards or drawers in between. These are just suggestions. But I've drawn floorplans for years & picked up some pro tips over time. I use to make them on my computer for fun/ stress reliever. But of course you do you Boo Boo. LOL

Another suggestion why not have the bathroom door open into living space rather than hallway. You can split up that hallway to give you. Larger bedroom and room for the washer/dryer in the bathroom, preferably against an exterior wall for venting.

Instead of knocking the wall out to extend the hall way down the road if you need to build on I would just extend it now, don't build that wall and have a smaller bedroom. Make it super easy for yourself. Would it be easier too have your washer and dryer on the same wall as bathroom to make it easier to hook up and run water

Love the video. May I suggest a narrow “pull out “ pantry next to the fridge? Sliding bathroom door would provide more usable space in the bathroom (shelving?). Combining closet and laundry is great idea.

I know that whatever you choose … it will be great ❤ only suggestion I have? I had a washer dryer that opened up to the hall once . Even tho the living room TV was many feet away from that laundry area ?? The SoUND totally interfered with the living room . If possible , I would still do it in that area , but have it’s opening to your bath area , for several reasons . Your dirty clothes are there already The water lines are near You can close the washer dryer closet door AND you can close the bathroom door as well …. For less sound in rest of your house ! So happy for you 🥰🥰🥰

If you plyon possibly adding a master BD I'd put it on the other side of the house by the living room. If you went out 12 ft you can even add a master bathroom.

a couple of suggestions: make the bathroom about 1 1/2 - 2 feet longer and put a full width/height "linen/toiletries/supplies closet" on the left end of the bathroom, and put sliding mirror doors on it... you wouldn't have to change the location of anything else, but you'll have a lot of room for storage and still have the same amount of floor space in the bathroom, and the mirror to make the room seem bigger; use sliding mirror doors over bedroom closet; use only pocket doors in all the doorways in the whole house; in the area you said you might put your coats, frame out/build one long closet 2 feet deep) with 2 separate closet areas (with one set of "barn" doors over both of them, so one door covers each side of long closet)... in right side of long closet put a couple shelves higher and a couple of shelves level for shoes and a closet rail for hanging coats, etc in the center and in the left side of the long closet put only full width/height shelves for pantry right next to the kitchen .... big barn doors keep everything out of sight... good luck, so exciting!

I agree with other commentors about location of washer/dryer - to save space, I'd go with stackable and put them close to the outside wall for easier venting. I would also suggest you put a tall/narrow cabinet to fit in the space between the fridge and outside door to serve as a pantry - you might miss a few inches of counterspace, but the storage would be worth it. Depending on where you buy your cabinets, lots of places like Lowes, Home Depot, etc. have designers in the kitchen/cabinet areas and if you give them the general layout and accurate dimensions of your space, they can design the kitchen for you at no cost, and tell you exactly which cabinets you need to purchase to get the design/layout you want. One last suggestion regarding "future proofing" your house - by that I mean have wider doorways to ensure you could fit a walker or wheelchair through you if ever get to that point in your life - would be so much easier to do it now than have to rip you house apart in the future to accommodate wider doors.

You Still Could Enter The "Laundry Room From The Bedroom, The Entry Door Side", or The The Side From The Pocket Doors (At A 90 Degree Angle). Install Bi-Fold Doors Into The Laundry Room. I still think you need a little larger bedroom. If you used a Murphy Bed it could double duty as an office, or? You need walk around room to change the sheets. If you used the space under the bed for storage (in not a Murphy Bed) then you will need adequate space for the drawers or even to put larger items along side it to slide underneath it.. I an looking forward to your build out. Looks like a great project.

I agree with the washer, dryer on the outside wall but my main suggestion is dont do the hallway and have the bathroom door open from beside the vanity and then the bedroom door right beside it. then maybe a barn door style for the bedroom that gets shared with the closet inside the bedroom if you flip it to putting the washer/dryer next to the outside wall, if that make sense. The hallways part seems like wasted space in the bedroom that you could use.

I'm trying to remember some of the things you said you would of changed from the Terrell home. I remember you had a hidden closet in the bathroom for storage. Are you thinking the little bit larger vanity will give you enough storage that you won't need a closet in the bathroom? My only other concern is the appliances. Washer, Dryer, Stove, Fridge, Dish Washer. Dont wait too late to go look at those. The options keep changing on sizes. I would put the Wasger & Dryer on the outside wall. Easier to vent & plumb. Bi-fold doors are a pain in the butt but not horrible. I love the look & size of the house and know you will make it super cool.

May I suggest that you square off your bedroom and access it from the living room? That bit of hallway is wasted space. If you add on, you can cut through later.

Just a suggestion where you refg going to set. Put a floor to ceiling closet so when you come in back door you can hang up your costs and take off nasty shoes. On the back side of closet will be the refg.

don' forget the thickness of the walls and wall coverings when laying out the walls;;;they can take away the finished size of space in the rooms;;;don't ask me how I know;;;;lol;;;;

I found out that barn doors are the best and they don’t require much room to slide. I have one in my bedroom and it slides behind my bed so I don’t lose any wall space. Just a thought. ✌🏼. Pocket doors are a b/#@h to repair, we had them in our other house and hated them.

Please put a Stackable washer dryer in bathroom against outside wall. You will be able to vent it properly and it would be in the back of the house. You can close it off with a door if you don't want to see it in the bathroom. Tiny homes always place it in the bathroom. I am a new follower. Following you to see how this goes. I am dreaming up ways to get this model for myself. What model is this? Any info would be appreciated.❤️

The plans look great. I have to agree with many of the others about the pocket doors and dryer placement with venting it out the side. Someone suggested making a closet around the washer and dryer, sounds like a good idea, but you would have to monitor the moisture closely. You are such a hard worker, I enjoy watching your videos.

So from experience you would want the dryer to vent on the outside wall. Also maybe have an island on wheels so you can move it around if needed. 🎉

Get a bucket of hot water and a sponge and hold the sponge on it until it soaks into the paper and then use your scraper 👍🏻

Have you though of building a washer/dryer outdoor closet at the end of your back porch. You could use it to store thing like big pkg of paper towels and toilet paper,etc. This would also give you outdoor power. If you didn’t want to build it, you could purchase one of the metal or fiberglass blogs to put the washer/dryer in. It would keep the heat out of the house and give you more room in the hall or bedroom. In the bedroom, you could place 2 bookcases on either side of the TV. One bookcase would have a desk attached and the other would have baskets to hold underwear, socks,t-shirts, things you can fold ,hats,shoes, and items you want in baskets like rings, watch. Have a small bedside table with drawers for remote control,books, lamp, etc. ceiling fan. If you want to, try to get a matching bed comforter and shower curtain set. The house is small and the bath is close to the bedroom so why not make them match or at least the same color pallet. Ok I think you may want to choose a color grouping that you could carry throughout the house. Like gray, white, black then purchase items that match or contrast with those colors. Or just paint everything pink. 😂😊🎉 F

A trick to removing the stickers, set up 2 saw horses , put 2 2x4's across them and take the windows out of the frame and lay them flat. When you spray them the fluid doesn't run down the window and keeps it where you sprayed it.

Just a thought. Why not adjust the bathroom lay out and put an rv/apartment size stackable washer/dryer that way all your plumbing is on one side of the house.

Hi Jared. To remove the stickers is easy as 123. You need a bottle of Sudsy Ammonia and a rag or sponge and one of those scrapers that has a razor blade in it. And a towel to catch drips and dry the window after removal. Mix 1/2 cup of hot water and 3/4 cup Ammonia together. Saturate the sticker. Move to the next sticker And repeat the process. Then go back and peel off and scrape til the stickers gone. Only takes a minute. Now go to the 3rd window saturate it down now go back to window 2 and remove the sticker. Kerp it going. You are within minutes of having the stickers done. Good Luck.

Here’s an idea to clean and shine your windows, computer screens , and any stainless steel appliances. Use an empty spray bottle, add 1/2 bottle water,+ 1/2 bottle isopropyl alcohol 70% or 90%and 1 or 2 drops of dawn dish soap spray this on all these items sparkling. Next, may I suggest going on line and get the exact size of the items like a tub, vanity, and toilet. You’ll need a place for a shower and sink mats. 5’x30” and 24”x 30” mats.

Observations. Bedroom should be centered with dormer. W/D should be on exterior wall and integrated with closet, not a separate room. Depending on how much baking you plan to do, you may just want to get a built in cook-top(2 burner) in the countertop and todays cabinet mount microwaves have a convection oven option and use that to bake in small quantities. Figure out where your electric will come in (underground/rain cap) and plan for a 100/150 breaker box somewhere close. If underground, depending where, you may want to hold off on deck/patio. Also, depending on TV preferences, wire some coax/Cat5. HD Antennas are cheap for local channels. Window stickers=Jackery+hair dryer. Good luck! Can’t wait!

Jared, great job on the layout, and pocket doors are a space saver. I assume you will be using pex line for water, but just in case I suggest to always have your lines on the inside walls, less chance of freezing (yes pex can freeze, but usually don't burst).

When we had new windows put in our house, the stickers must be there for the city to do the final inspection, and then the window company came back to remove them and cleaned our new windows.
