Lots of people won't be back. Many residents have second homes somewhere, and that's where they will start new. To those who don't, it will take several years before anything gets re-built. It might take a decade before the area is back to "normal". Too long to wait with your life on hold.

I'm from South Africa....I''m wondering why Americans build houses with wood....should they not consider using Clay bricks (this is our standard here). Will this not limit impact in disasters like this going forward....Rebuilding is critical...but a retrospective must be done on what must be done to build differently so that this type of impact is minimized. Also, there should be amendments to building laws....taking lessons from some of the houses that were not impacted by the fire.

Calif has lots of earthquakes. Most of them are small but some are medium to large. Brick building doesn’t work for earthquake areas because they will just fall apart during larger earthquakes. Wood on the other hand will bend during earthquakes so they are more resilient than bricks in this case but obviously not so resilient during fire storms. The best thing to do is build steel frame houses but those are very expensive.

People who lived in these areas are going to have to realize several things when they are deciding whether to rebuild, stay in the area, or move elsewhere. Many have already noted that they cannot rebuild their homes for the amount of their insurance coverage because rebuilding to current building codes will be much more expensive than replacing everything the way it was. Then there is the issue of insurance itself. The problem before the fires may have been that the state would not allow them to raise their rates, and they were taking in less than they paid out in previous incidents. But now they have the absolute fact that much of the area has been designated as being at an enhanced fire risk for years, and the mind-boggling figures issued so far that the cost of these January fires is now around $256 BILLION, and will rise because the worst of the current fires are still not contained, and the return of the winds means that new fires could break out at any time. This will cause many insurers to either leave the state, or to refuse to write any policies in Southern California or wherever has been designated a fire risk by fire and environmental authorities. The insurance companies cannot be faulted for this, indeed to do otherwise would be a very bad business decision - this has happened in Florida because of the cost of hurricanes. So it is quite possible that many of the homes will not/cannot be rebuilt. This could lead to development of more highrises downtown away from the high fire risk areas and residents moving permanently to those, or many may make the decision - however much they might not want to - to live elsewhere.

I appreciated most of his response (I liked the Selling OC series on Netflix a lot) but I disagreed with his criticism on caps on insurance being only up to 3 million. Malibu looks like an outright high-risk location to build, to begin with, but then add in firestorms. Whew! The environment and dwellings are not just for the very wealthy. Excessive wealth shouldn't be used to exploit the land for the sake of greedy and vain development.

Is it price gauging or just supply and demand? Normally if the supply is low, then the prices of houses go up. The same with rentals. No one in their right mind IMHO would be a landlord in California. Landlords there need to sell out IMO.

What about landlords still recovering from the covid moratoriums?....I mean the government involvement with insurance compensation has now caused the insurance crisis ...I mean folks can't charge more than 10%..? That's nothing. Insurance has almost doubled in the past year property taxes have skyrocketed but landlords can. Only get 10%...? But people with money can low bid and buy up the land but landlords are screwed?...getting nothing above 10% Make it make sense

The officials didn't have water in the hydrants, the governor lied and said he was on the phone with the president, firefighting budget was cut by 17 million, large insurance companies canceled policies 2 months before this disaster. If I weee a landlord I would sell the home vs renting. If lease pricing is going to be held to just a 10% increase sell instead. It’s going to take 2-5 years to rebuild so take the profit from selling vs renting and be capped to only a 10% increase. Think that is a bit low to be capped. Think the cap should be set by county or city government as residence of Altedena are more price sensitive than the Palisades
