I recently sold an apartment, the buyers bank made 3 visits to the building; 1. first to see if the building was there and structurely legit 2. second visit, inspected every unit and room and roof 3. prior to signing the mortgage, went again to make sure nothing had changed. They looked at the tax assessment, the environment report and real property report, nothing was not checked and a independent value assessment was done and buyer was putting down 50% of the value in a market that was going up. The main two being 'Direct Democracy' and "Representative Democracy'. Direct Democracy is where everyone votes on every issue and is what most people think of when they think of the term Democracy. Obviously, that is almost impossible to actually do and never actually works. Representative Democracy is when the people vote on representatives who then vote on the issues and make the laws. This is the most common form of Democracy in the word and the form of government we have (in theory) in the US.
