I have yet to see a clothes dryer or an oven in Thailand. Do they exist? Even the more expensive houses and condos dont have private clothes dryers and few have ovens. Do rich people hang their clothes outside?

I can’t wait to come back to Thailand! I have so many real estate and condo agents contacting me lately but not sure if I should buy or just rent. The only reason I’m thinking about buying with those rental prices is I’m bringing my dog!

For Thai people like me still feel that the rent is very cheap for detached houses, two bedrooms and two bathrooms.. Then it will feel how cheap it is in the eyes of foreigners like you... Extremely cheap!! ....probably the appropriate word.

Good price but the catch is are you prepared to live half an hour drive from hua hin. It is a very good price though, no air con, cheers jonny

You can apply for temporary exemption from the portability rules for benefits due to covid 19. I know someone who is stuck overseas with their child and got an exemption for 3 months for their family assistance that was cut off after 6 weeks. Will depend if its deemed he could get back as there are flights going into Sydney, but its worth applying for on the grounds getting a flight is very difficult and the cost of quarantine on his arrival.

Ian should apply for a hardship payment or a waiver from the residence requirement from Centrelink. Covid has made the rules a bit more flexible.

Hopefully after he spends on the 3 AC's, water heater, appliances, ect the landlord will be up for renewing again..good deal though. Would probably add security screens as well.

The thing is that buying 3 AC units, sofa, bed, tv, refrigerator, washing machine, stove and what not, it's really like paying 500 USD or more per month for a year, but after that it would be a good deal in the long run if they keep that 40k baht a year rent.

Here's what I got in a city in america called Las Vegas. For $82,000 or a mortgage of $415.00 per month. I got a 3 bedroom,2 1/2 bath, one car garage.

no they shouldn't...he's obviously British, and its a know fact that the rate reduces considering the time you have lived in australia...he obviously doesn't qualify...rules are rules.Of course covid has changed everything...but you do need to accept the risk when travelling..What about the British pension...i know a lot of poms are on two pensions.

I agree with Doug Scott. Unless I misunderstand how it works, Ian’s pension is cut because of his time away from Australia. Why does it matter where he lives and whether he is British, American or Thai. If he earned the pension in Australia he should receive the benefit. That may be the rule, but it does not make it right.

It is possible to continue to receive the Age Pension for the whole time you're overseas, whether you have left Australia on a temporary or permanent basis. If you remain outside Australia for longer than 26 weeks, your pension will be reduced to a proportional rate based on your 'Australian working life residence' , as per website ;-)

Wow! That's brilliant for the money. I had a 3 house in Kanchanaburi for the same price but that was in 2009 and no kitchen or ensuite. My mate lives in Hua hin, owns a bar 'the white orchard' have you been there??

Hi Johnny that seems a bit harsh on Ian's age pension center link have a free toll no to call outside Australia it's on there website, when I spoke to age care pensioners last year asked about staying outside Australia they said lose about 20% after 6 months nothing like the amount Ian's pension has been cut, maybe try aged care they are much more helpful than center link. Great bargain there Jonny,feel a bit sorry ,for your friend,even though he knows it is a bargain,he looking kind of down,yes i know he under stress,about his pension,and who can blame him,hope he gets it sorted out soon.but i think moving home is affecting him too,which is natural,especially when it is not his fault.hopefully in a few month,when he gets things sorted out,he will see the benefit of the money he going to save,in rent.

Fantastic value, it's ridiculous actually. Would snap this up in a second, although there'd have to be great places to hang out, a job and decent transportation options. This area looks a bit remote, so there is a trade off obviously.

Mate you shouls go see the Aust. Embassy, get a stat dec. telling you are trapped in Thailand and contact Centre link. They should reinstate full pension. It worked for a oz mate here in Thailand. its It is only 120 usd a month

I lived in Thailand for 5 years & never lost any of my Australian Pension .They don’t take anything off you unless Ian had only worked in Australia for a short term.

It's cheap as chips but we're is it I know half way between hua hin and cha am but still bit could be miles fro anywhere. Hopefully there are vans that go past so you can get as one form of public transport is there mall nearby a market 7eleven swimming pool love the price and house 🏡 is big enough but he still has to install AC but it's a bargain I would live there no problem

Probably makes sense for Ian and others who expect to stay in one place for several years. Yet I found myself wondering what the break-even point is for purchasing and installing one's own air conditioning and water heaters (not to mention a stove/range and refrigerator) versus a rental that is already equipped with those things. For example, if the total cost of installing A/C and hot water is approximately 65,000 baht (estimated prices below), and the monthly rent of a similar unit with A/C and hot water was 2,000 THB more per month (6,000 THB/mo versus 4,000 (3500 the first year and 4200 thereafter)), it would take 2 years and 9 months for the rental savings to equal the cost to purchase and install the equipment. Naturally, the break-even point would be longer if the rental difference was less (e.g. 3½ years with a 1,500 THB difference per month, or 5½ years if the difference is only 1,000 THB/mo), and shorter if comparable rentals with those utilities included cost more. The key question is how low one can expect to find a comparable place in that particular area with A/C and hot water already installed. * Estimated costs to purchase and install equipment: - 3 A/C units (15K THB ea) = 45,000 THB - A/C installation (3K THB ea) = 9,000 THB - 2 shower water heaters (4K THB ea) = 8,000 THB - water heater installation (2K THB ea) = 4,000 THB

@Alexander The A/C cost that I used was based on what Ian said in the video. Also, to be sure I hadn't misunderstood him (such as 45K each as opposed to for all three), I looked up some prices on a Thai electronics dealer's website; they had a couple models on sale for as little as ฿12,800 installed, and several more between ฿14,900 and ฿16,500 installed.

​@Alexander (1) Manufacturers are a matter of personal tastes and preferences, which I don't wish to impose on what started as a basic assessment of the situation. (2) Yes, I'm well aware of the need to get a unit that is rated for a room's size. The sub-฿13,000 units were rated for 9-12 or 13-18 sq. meters depending on the model, and a unit rated to cool 24-28 sq. meters was ฿22,900; in total, that's ฿47,500 for 3 units...pretty consistent with Ian's 45K figure. (3) The vendor's site definitely stated that the listed price included installation. (4) The specs for some of the listings included dimensions and weights for both the indoor and outdoor (compressor) units, suggesting that both were included, though it's entirely plausible that the vendor did so in a misleading way. But, again, what I found was just to confirm the ballpark figure provided by Ian in the video...as the saying goes, "don't shoot the messenger".

​@Alexander ​ Ah, but I *AM* the messenger in that I'm the one who shared the information printed in the retailers' ads. It's also worth pointing out that the only thing we can be certain of is the 45K price that Ian stated in the video...everything else is presumptuous, including whether he looked at split-system models as opposed to in-wall, window, or portable units. That said, I've found multiple Thai retailers with mini-split-systems (that include the specs for the compressor) consistent with the price point that Ian referenced. One can certainly choose to pay more for other makes and models that have more features, better reputations/warranties, etc. but that doesn't mean that one has to...especially given the premise of this video, in which one is actively seeking to keep costs at a minimum to manage a dramatically reduced income. However, if you insist that only you are qualified to read Thailand's electronics store websites, I'd imagine that you shouldn't need any advice on how to use Google to easily find datapoints on a multitude of retailer sites...including a different sale from a major Thai electronics/appliance store that currently lists a 12K BTU unit with a 12-year warranty compressor on promo for ฿9,999 installed. Might there be "catches" and hidden fees? Certainly--these kinds of promotions frequently do--yet the basics of the offer are laid out pretty clearly, and I'd guess that the price is accurate as long as one is willing to do a few things themselves to avoid being gouged with the last-minute add-on surprises that homeowners and landlords like myself love to hate. As for seeing for one's self, suit yourself. When that's what one needs to resort to in order to believe what's been shared with them in an open and transparent manner, it frequently speaks to closemindedness, overestimated knowledge, and/or resistance to trusting things that run contrary to their assumptions and existing beliefs, even (especially) when those beliefs were formed through the narrow prism of a past personal experience. It's worth remembering that life is chock full of variables, and with several billion people looking at things from a variety of perspectives, it's likely that our own vantage points aren't as definitive as we'd like to have others believe. All that said, if you can't speak to my original question--how low one might expect to find a comparable home in that neighborhood/region that already has A/C and hot water installed--there's no need to re-insist that the prices you paid and choices you made in the past are the only proper way to carry out an HVAC project.

Normally when you rent in Thailand the place is fully furnished. This will cost a lot of money for air come, refrigerator, beds and other furnishings. Then unless you can work out a deal with the owner you're pretty much stuck there

I lived in patong for 12 months straight and they never altered changed my pension , I had my money paid into my aussie bank account I dont know if that made a difference,

Ask Jonny real estate agent Hua Hin. It's a buyer's market. Bargain hard and get a fantastic deal.

@Alexander you can negotiate anything i have friends that have 5 year leases and some with even longer so if the price afterwards is to high you move... there's always another option...
