Another saving tip I use is, when I buy a treat or something I really want, I force myself to buy it and then transfer the same amount to my savings😂😂 If I can't afford to do that then I don't need the treat. So its like a double treat because you get what you want and you're rewarding yourself in the future with money in the bank lol :') Can't wait to move out, fingers crossed this year is the one for us 💞💞💞

Don’t worry about having a small social circle. You just havnt met enough like minded successful women yet. Speaking from experience having a business and being self employed in my 20s can really single you out from your typical friends but you will meet new people eventually and it will be lovely. It’s hard to trust people when your life is public but don’t shut yourself off from meeting new people entirely 😘 especially now you’ve moved, you can start Fresh xx

This is so weird because my boyfriend and I just moved into a new house, which is legit like ten mins away from my parents house and even though we have lived with eachother for the past 3 years (we moved in with my parents for 8 months due to covid), the first night in our new house I just burst into tears. It was proper sobbing crying. It was just knowing that my parents and siblings werent just chilling downstairs or that I was going to see them in the morning. Its been 5 days now and im feeling much better but I go over to their house everyday to still be involved hahaha xoxo

Love this!!! I am manifesting this for myself. Having a house is the top goal on my list. I had savings before I started uni but I’ve disciplined myself that every time I get my student loan and my rent has gone out for my accommodation, I look at how much I need to survive on and then how much I can put in my savings straight away. I also have a part time job and look how much of that I can put away. I’ve more than doubled my savings and have a goal that I want to achieve by the end of the year which I can use for my deposit and furniture. Then in September I’m starting my teacher training and I’m incredibly lucky that my dad is letting me stay at his so I don’t have to pay out on rent and I can continue to save and then hoping to get a teaching job by next September. I want to have a house in the next 2-3 years 🏠

Me and my partner do this. We both have help to buy ISA’s and we both can live of our student loan so anything we earn goes straight into savings. I cannot wait to be able to get a house 😂

Also the only reason people always say it's more 'complicated' for people that are self-employed to get a mortgage is because (and there is no nicer way of putting this lol I am just being transparent, everyone who is self-employed does this), but they like Jordan said, set up a limited company and pay themselves a salary. This is to avoid being in the highest tax bracket. They will pay themselves a salary that usually puts them in the lowest tax bracket. So then when applying for a mortgage, banks are reluctant to believe that you have as much as you say you do, because you're only legally being paid (by yourself lol) £30k for example. So even though they're earning 6 figures (or more) per year, they 'technically' only earn £30k (for example) because that's how much they pay themselves in order to avoid paying maximum tax on the actual amount earned.

This was super interesting. We are currently starting the moving process, we've just had mortgage in principle agreed. You're so right, the more you look at, the better. There's things I didn't think would bother me, that I've seen in houses that I ended up hating, and vice versa. We'd like a project house (my partner is a builder) but I think for our first house, we just want to move in and enjoy it straight away. Maybe in around ten years we'll sell our first house and get a dooer upper. You've done SO good to get this house at your age! You're so right you'll save for what you want. I think I’m a couple years older than you (24) and me and my fiancé have just bought our first home, new build and it’s a 2 bed, we don’t move in until March/April. Of course you are so lucky to own the house you do at your age, and you’ve worked hard for it! It can be a little frustrating seeing people buying houses like this younger as I’ve worked my arse off since I was 16 and don’t earn a massive amount but that is the industry I work in, at the end of the day it doesn’t matter what size house you have aslong as you’ve worked hard to earn it, so well done to you guys! 😀

I managed to achieve my three life goals within a year of 2019 and I feel so blessed but its also because that was where I made sure my money was going to. Sure treat yourself every now and then, live life, but in the back of your mind remember - "oh, do I need that bag or can I save this money for my house deposit?"

I think it's also good to know what not all mortgage brokers/advisors only take their fee when you get the keys. A lot of them take the fee when your application is submitted (whether it be a full fee or 50% of the fee and then the other 50% when exchanged/completed). Some brokers don't take a fee from the buyer at all and are only get paid by the mortgage provider. So it's also good to 'shop' around the brokers.

Sitting at 27 nearly 28 hoping corona goes away soon so I can do some more travel before I hit the wanting kids stage 🤣 when I was saving for my house, I had just started my career and was able to save half my wage because I wasn’t used to having as much money as I was making then so I knew I could survive on half

Everytime you say you don't have friends, my mind blows... But I get, I just got lucky to me meet real friends in 2019 and it really is the best part of life!
