Agree on TMW I got a mortgage with them on a BTL this year and they were well over the top, at one point they even withdrew the mortgage offer two months later and did another credit check and asked more questions

Also had issues with TMW, down valued a remortgage by £20,000 and I couldn’t anything about it, that changed my plan and caused me a problem to buy another property I was hoping to buy in August 2021, Just delayed my plans until December 🙄 Keep finding solutions 🏡

How do I reserve a house for rent or sell after sourcing a deal on Rightmove? Do I need to provide a deposit and inform the landlord or agent to secure the property? Additionally, should I share the reserved deal with potential investors, or do I secure the property first and then approach investors? Can you please explain this process?

Hi Tony, it’s a similar way that I run my sourcing company, and I know lots of other companies do that too. Money is taken upfront as commitment, as a lot of time and effort goes into finding our clients deals 😃 that’s why it’s super important to do your due diligence on the person / company you are working with. Their amount of time in business and reputation.

Auctions are a good idea! Sourcing them to other investors is very tricky due to the auction timeline and commitments required.

It is almost funny you are comfortable (ish) telling how much you earn from sourcing but not about how much your training cost.

Not sure why this matters? Out of interest. Sourcing is a service that any investor can use and benefit from. Where as my mentoring is only for beginners investors where I’m able to add a certain amount of help and knowledge. If I promoted it publicly and made it available for people to purchase then I’d get the wrong people coming through.

@@JustinWilkins It does matter as it adds credibility. I want to know that the person I am trusting my training (and potentially how I spend my life savings) is not afraid of telling me how much they want for their services. Otherwise, is like expecting someone to go to a job interview without knowing the salary. Most people complain they don’t have enough customers. As you seem to be more concerned about attracting the “wrong people” I wonder if you are not also preventing the good ones to actually apply.

For complete transparency, attracting the wrong people is a concern for me, as I much prefer to work with 40 people per year and help them get a really high % of results, rather than working with 200 and not giving people the right attention. But you are right in the sense that I might miss out on the "right people" by not advertising it correctly. Feel free to drop me a message on instagram and il share the price with you.
