We have bought a land and manual patta. Chitta n adangal in some other name. Vao is not changing our name. Tahsildar is not giving computerised patta. What to do sir?

We have booked a flat in Akshaya Today Thaiyur Kelambakkam OMR in the year 2010-11. Till date they have not yet finished full construction. They neither completed nor handed over more than 10-12 years over. We are paying both RENT and EMI. If we delay the payment they are charging 12%interest. But got their delay more than 12 years they have not paid any compensation. We all more than 500 people not able to getting their Dream Home. Some of them expired also. What we have to do now? We are complaining to RERA /CM cell / police but no sign of completion of full project. When they complete and give to us. Please help us.

In Tanjore and Trichy we are used to say A plot . It means 30'x40' = 1200 sq fts Or 40'x60'= 2400 sq.fts. But in Chennai the used to say ground. 800 sq.fts ground thaan 2400 sq.fts ground enndru sollugiraargal.

Last 2 to 3 months before onwards Sub Registrars after Registration of Land or plot at the time of delievery of Registered deed a letter also that the buyer need not apply to get patta as they sent details to the VAO and Surveyor for issue Pattas. 2.We feel that TN Govt issued such an order to avoid unnecessay trouble , time delay and pay kaittu etc . 3.Is there any time frame to issue patta and adangal etc in the buyer name i.e. in short name transfer ? 4.Please clarify the status so that 1000s and 1000s buyers get relief from trouble to run pillar to pillar and to give kaiyuttu etc.

My dad bought land at 1994 at omr and constructed at 2000 and he died at 2012, now me and my family members planning to sell them. Do I need to get cmda approval? When I enquired due to 8 feet road width cmda will not be provided. How to sell now any rules or limitations I need to know. Please reply. Thanks

Whether your father had obtained building plan from panchayat at the time of construction of the building in the year 2000? Whether Patta obtained now in the name of the legal heirs of your father? Also whether his legal Heirship Certificate obtained? Guess that you have been paying property tax for the building from the year 2000 or 2001 onwards. I need to know this info before offering you a legal solution
