I moved out of Florida in March of 2020 after living there more than 50 years. Florida was once a true paradise, from Miami Beach up the coast. There was no traffic to speak of, mostly two-lane roads, and adorable cement-block homes. Our first house didn't even have AC and yet we did just fine. Then came the overbuilding, the expressways, the cement everywhere covering every cow pasture and agricultural site in their path. Overcrowding, cute homes on 1/4 acre lots torn down for ugly McMansions. The people and the politics turned ugly too, along with the taxes and property insurance rates. No thanks! I lived in Florida when it was a beautiful, friendly place to live it no longer is.

I'm an old native of FL. You didn't mention the erosion of beaches and coastal condos sinking. There is too much development concrete and asphalt causing the "heat island effect", why temps are rising.. No one wants to acclimate, I do heavy yard work when index is triple digits. What once were pristine forests and wildlife habitats are now storage facilities, car washes, apts and homes with HOAs skyrocketing. Building is going on on every piece of land they can find even in front of busy turn lanes. Utilities which is never mentioned are going up as well. Mine has doubled in the past few years but my output and electric, water, cable ect is the same. Traffic is insane even in slower hours and car ins has risen as well. Who ever designs road ways is an idiot. Alligators and Crocs (yes we have them too BIG ones) are indigenous. You have to learn to coexist with them as she said. They do travel and can inhabit any body of water (even pools) and can climb fences! The invasives are causing problems, monitor lizards, big constrictor snakes now decimating wild life, iguanas, and a host of other animals/insects. The theme parks will fleece you for every penny they can! "Mick the Rat" will make sure of that! If you want to move to this state, rent for a few years before buying. My advice.

I live in an old neighborhood and am fixing up my 1940's concrete bungalow, and at 75, live alone, I am building up my yard with free mulch helping with standing water, I don't mow but have beautiful tropical gardens of tropical fruits that give me much privacy and foods. It's not the best of neighborhoods; but it's getting better. I prefer the hotter climes of central Florida, but this is better than Iowa, WAY...people pretty much leave me alone, I'm the crazy banana lady with huge racks of bananas on all of my trees, painted my darling house Terra Cota (by myself) and have an eclectic yard that I play in all day in spite of the heat...I love it here and hope to maintain as long as I am able...Florida strong...!

Katrin speaks truth about insurance. Example: We own a 1-yr old home, in zone X and with impact glass. These places abound in southern Florida. Ours cost $520K. We are at 31' elevation (high for the SW FL). Our USAA home owner's premium this year is $1200. We first lived in Florida in 1968. As buffycat (below) describes, Florida has changed greatly. But so have the other 11 states we have lived in. It takes longer to adequately research choices, everywhere, simply because life has become much more complex and climate change is no joke. My best advice - mentioned yet again by Katrin - is to pick where you think you might want to live and visit there twice, summer and winter, for a minimum of a few weeks each.

Of course, interest rates are still too high and that keeps LOTS of potential house-buyers on the sidelines, no tjsut in FL but in every state, because the interest rate isn't a "local market variable" -- it's the same for buyers in EVERY state presently. -- BR

I am a long term resident of Florida...from 1992...Hurricane Andrew....to 2021....when I finally left. Florida was a true parasise in early 90's when I moved there. ..was good agian in GR years...2007 to 2017 or so....But then got too crowded. The storms are far more frequent now..and even without then...my old neighborhood in Keys is under water much of time...1 to 2 feet of standing water on the roads at high tides in the "Spring Tides and Fall. That is salt water. But the reak wake up call for me was Hurricane Dorian....in 2019. This storm was massive...almost 200 mph...and "hung around " for days over Bahamas....200 miles from me..but even still...I saw the massive damage it caused to well built houses...schools....that were well inland and on high ground. It even caused flooding where I lived. ..200 miles away. It is only a matter of time before Florida gets a Dorian. ..and when it happens, a lot of people will throw the towel in I think. Dorian made a hard right turn at the last minute and missed Palm Beach. Had it not done so, it would have gone right up the east coast of Florida like a giant buzz saw. This was a true Cat 6 storm , and it lasted for days ..very very slow moving. Northern Bahamas looks like scenes from Japan or Germany 1945. Nothing left. It is only a matter of time . Tick Tick Tick. Goodbye Miami. ...or Palm Beach...Tampa...etc.

My parents moved from New Jersey to Southwest Florida in 1985 and still live there, now age 96 and 102. I continue to live up north but have made the long trip to Florida to visit them countless times over the past 39 years. To me, Florida means ridiculous traffic, crowded stores and restaurants, oppressive property taxes, sky high insurance and HOA fees, unbearable heat, and way too many hurricanes. No thanks. I would rather be dead than live in Florida.

Native Floridian here. Born and raised in Miami and currently working on getting out. There's a lot to like about this place, and I suppose if you have PTSD from Midwestern/Northeast winters, I can understand the attraction. I honestly never took to the heat and humidity, and traffic has gotten exponentially worse since COVID, especially in Miami where it's busy the year around. Everything has also gotten crazy expensive to the point that it's not feasible for us natives, but if you have California/New York wages it's very doable. It's a bittersweet thing for me, and really subjective. Drivers are something else, especially in Miami, and public transportation is pretty crummy, but that's do to shitty public planning. For me, it's been swell, but the swelling's gone down.

I sold the house in November of 2024 for $325,000 and moved to BRAZIL . I live on social security and my money goes a long long way , I could not afford to stay in the states with the current economy , now that TRUMP is back things will get better but I will stay here with my wife who is Brazilian . I love south Florida and do sometimes miss it .

Florida's unbearable heat and humidity last longer than any northern winter. If mosquitos bother you, you will get bit relentlessly year round. The cost to income ration is disproportionately high in Florida; affordability used to make up for what the state lacks compared to other states, now it does not. Traffic is bad in all of the major metro areas. As a homeowner you will face tax and insurance increases as well as HOA increases that will chip away at your bottom line and make life more expensive than you budgeted for. A lot of the cool destinations in Florida like Key West, South Beach, St. Augustine, etc., etc., are all over crowded and not as enjoyable to escape to. It will always be a beautiful state and it is well governed compared to states like CA, but it is not worth the money any more. Use it for what it was designed for: a beach vacation in February or March.

There's the move-ins, the move-outs but you forgot to factor in the people who died there; probably a large number given the average age of Floridians. ANYONE paying attention to weather patterns would be crazy to still be in Florida. It's not like the Cat 3 and 4s are going to disappear.

Florida still has and has had for many decades many more people moving in than moving out. There's are many reasons why more people move in than move out. I moved out of Florida for work, if I could have gotten my job in Florida I would have happily stayed there. I miss it and moving back to Florida when I retire is my goal. I hate living in a blue state and unfortunately my job keeps me here. If I could find my job in Florida I would take it in a heart beat.

You need to have 3 jobs just to live there. 2 checks for the renting, lease, or mortgages, half for car and any other bills you have and the 3rd one for food and other stuff and that's for a single person.
