I am a first time homeowner that moved from Austin, Texas to Katy...as you can imagine there was a lot of angst. However Danielle was Incredible and talked me off the ledge a couple of times. 😅 She was great and helped me organize my visits into town. She was so helpful and patient. She honestly seemed to care about getting me and my family into a perfect house for us and made the process as painless as possible.

I live in Sugar Land and every time I have to go to Katy for business or whatever, I THANK GOD that I chose not to move there! P.S., some of y'all making comments here ought to know better (including the person who owns this channel)! Sugar Land is TWO WORDS, not one! Sugarland is some pop-country band that I do not listen to because I prefer REAL country but I digress!😎

The first thing you have to figure out is where you will be working. Do not live in Sugarland if you are working at BP off of I-10. Do not work in Katy if you are working off of Hwy 59 (or do some call it Interstate 69 now). Live in the Woodlands if you are living up north. Houston is huge and you will find good neighborhoods close to almost anywhere you are working. But that one tip will save you a lot of time. Katy is more diverse. There is old and new Katy. If you want the smaller town feel you can get it in Katy if you live in old Katy or within the city limits. If you want one of those big suburbs with the huge houses next to each other then live in Cinco Ranch or the many other parts of new Katy. But you can find a very nice house an planned communities in old Katy also. They were building like crazy some when I left a year and half ago. Both are great along with the Woodlands, Kingwood, and many other parts of the Houston area. You can find great and even diverse areas in most of hte city. Even the suburbs are getting much more diverse. They were always more divierse than many areas of the country (I live in the pacific NW now and it is not very diverse at all) but Asian areas (super markets and stores) along with many more different types of foods are coming out more an more to WEst Houston.

My son said Woodlands. He has coworker who he work with in the finery who lives there. My son worked in Californian refinery, the company sent him there twice a year, and he said woodlands is the upper class living town. My husband had job offered in San Antonio, but he declined. At that time he had no desired to move out of California. Now, we don’t know how San Antonio is likes!

Sugarland is better has a nice mall right off 59. Has a lot of nice restaurants and homes closer to Galveston

That is the million dollar question! I think both are pretty equally prone to flooding in some areas.

Most of Sugar Land especially the mansion's homes their neighborhood look like it's from old wealth.

That's because they are from old wealth, because of the sugar cane fields/plantations from Civil war era. Hint hint.

After Emancipation, most of the plantations went bankrupt & what was left used convict labor. Recent-built McMansions are not antebellum, Dixie-style plantation houses.

Sugar Land is better for me I jus move at the River Stone area in Sugar land god I feel like a million beautiful neighbors hoods big big mansions near my apt. The whole environment I live is brand new beautiful place to live

A good bit of Katy flooded during Harvey. Sugar Land a little less so.

We really think that these will be the 2 cities we'll be looking into. And, my wife's friend lives in Katy, so we are probably leaning that way so we'll know someone. Not sure but that sounds like ‘steering’? That’s something that can cause a Realtor to lose their license. I’ve lived in TX from south of Houston to the Dallas burbs & find in the major cities, at least, the more educated & professional you are, the greater likelihood that you will encounter very accepting people with a lot in common. We had good friends & neighbors who were of Korean, Chinese, Amerasian, Indian backgrounds… We shop @ HMarts & seek out the best local Asian restaurants, we travel widely. I can’t imagine you’d be unhappy almost anywhere!

Sugar land is old city and the mall has nothing and small , most stores are closed , Sugar land has huge Asian community.

Boy are you in for a surprise of youre considering Dallas or Houston (especially Houston). You gotta get west of Austin to start getting dry heat..and its still not truly dry compared to places like arizona & nevada

The problem with Katy is huge…it’s no different from Houston. Some great schools and pretty areas, but you’re next door to very ugly and poor areas of Katy too. Almost ghetto….sugar land you’ll never find anything less than upper middle class and beauty. It’s a lot more expensive, but every area is high end. I can’t stand beautiful neighborhoods that back up to complete opposite neighborhoods.

I’m wondering which one provides more “walkable distance” shopping sites. I know this is not common in Texas. But for example, if you never want to use your legs again hahaha, move to Missouri City.

That made me laugh! If it were me I'd pick the town homes near Sugar Land Town Square..you would be able to walk to everything..or a neighborhood really close by.

750k you could get a newer 2500-3400 sq ft home in a neighborhood like Riverstone. You could also get 4000+ sq ft home in more established neighborhoods like Lake Point.

While both areas are subject to a small chance of flooding, it is hard to determine which one could flood less. During Harvey, it seems overall both areas had areas of flooding but Katy may have had more areas. You can check current flood maps to see if the neighborhoods you are looking at are in a flood zone area. www.harriscountyfemt.org

To live anywhere along the Gulf Coast, even quite a ways inland, you need to be comfortable with a certain amount of constant sweat (except for winter)! 😅

A lot. My husband and I are under contract on a house in Katy. But when we were looking far north of Houston there were plenty of rural areas. Pretty much out side of Houston, we found a ton of rural areas. There are a lot more places here in our opinion that we could find great places to call home versus our first choice, San Antonio, which we didn’t have much luck in doing so. We were lucky to find the Houston area and excited to call it our new home!

It depends on what you consider to be a top school. Based on top test scores/overall ratings I would start with these zip codes: 77494 77449 77083 77479 77459 There are many other zip codes and areas to consider besides these. Both areas are highly rated, but I would start with these and continue researching.

why dont u use REALTOR website to look for CRIME area ..it shows u high crime or low crime area..... but FULSHEAR is the best but high tax .. if u have money, pick FULSHEAR...íts the best ... if u want to save money , pick KATY but property tax is not that high compare to FULSHEAR ... but i recommend you to use REALTOR website ...
