I live in Sugar Land and every time I have to go to Katy for business or whatever, I THANK GOD that I chose not to move there! P.S., some of y'all making comments here ought to know better (including the person who owns this channel)! Sugar Land is TWO WORDS, not one! Sugarland is some pop-country band that I do not listen to because I prefer REAL country but I digress!😎

The only issue I have with specs is that they seem to take a base model, change a few tiles and backsplashes, maaaaaybe do a structural upgrade or two, and jack the price up $75-$100k when they start building it. Then they keep bringing the price down as it nears completion. Once it's completed and nobody's bought it yet, they don't want to hang onto it, so they slam the price down to either around where it should be or maybe slightly higher hoping someone will buy it if they haven't already. I still don't see the appeal (at least in my case) of buying a spec/inventory home unless it's close to completion, and it doesn't seem even then you're really getting a great deal in exchange for you not getting much, if any, design choices in the house.

This is true. Spec homes hardly have any upgrades. Especially specs under 500k. The homes are getting smaller and less upgrades… but builder prices keep increasing 😬

Million dollars and stucco? That needs maintenance. I’m from NM. Stucco needs work. Why I got all brick. Posts on patio too…. And never ever paint brick… never!

Yup. Just bought home in Waller. Close in 2 weeks. On mls a year but 5 months was construction. Spec. With options. Perfect for me. It went down 4 times. Then went up 25k! I got it at lowest price Saved pics of listing. So had proof. Super Excited. …… and mine already has blinds. Gutters. Sprinklers front and back. Perfect house for me. 2.5 garage. All brick. 2600. … kinda big but love it!

My only gripe is about the choice of developers. We need affordability and these developers allow you to get in. Other than that, i agree eith everything you said about Sunterra. IDK if the negatives are worth overlooking for the positives. I need to see that lagoon first lol

I appreciate the negatives more than the positives. I live in the Meridiana right now in TX and I hate it. Over priced HOA, crap maintenance of areas, crappy events and super high taxes. If you are ok paying 10k+ in taxes for a 300k home at the end of every year, good luck. I also have a shitty David wkly home and I don't recommend this builder EVER. Negative experience with salesperson so I hope I never go through this again. I have major buyers remorse. I wish there were a negatives video before i purchased and did more research. I hate how the back of my home has a centered wifi telecom box that connects everyone else's wifi. Centerpoint gas came by and dug into my yard and never restored it properly after they dug. The utility easements should always be in the Front of the house not the backyard. ugh.

I am sorry you have had such a negative experience. Hopefully in a few years you will have enough equity to sell and move to a different neighborhood/home. :-/ Unfortunately, there are pros and cons anywhere you go...but everyone should do their research and due diligence and figure out which cons they can live with before they make the big purchase!

I love your videos on Sunterra and I appreciate how transparent you are. I questioned what the hold up was regarding the lagoon. You aren’t the only realtor who stated these same issues regarding Sunterra. It is a gorgeous community but I’m debating on purchasing there. I felt this way even before I watched your last video. My husband and I are this close 🤏🏽 to moving to the Katy/Cypress area and your videos have been so helpful! Thanks for being real and honest!

Agree with your concerns. Had the same concerns as well. Have been going there for months now looking for an investment home. You do get what you pay for with the low end builders but I eventually found an average builder that was good value and made an offer. My plan is to hold for 10 years and sell. Hopefully the area appreciates! Agree Elyson is better but they are much stricter on investment homes.

Marvida has half the amount of builders and a good mix of builder types. Marvida is also a “sister community” to a few other successful master planned communties within Cypress. Investor wise…I’m not sure how many they have allowed…but could be similar to Sunterra in that regard.

I think people need to do their due diligence. We made sure we were zoned to Katy ISD by checking the address on the school district website. We also went with a high end builder because we found the others not up to standards. A lot of this is on the homeowner to do their research. We live our home and neighbors. Amenities come second for us. We travel a lot. Rentals are popping up all over Katy because people cannot afford the high interest mortgage rates. That is unfortunately where communities are going these days. Overall, this is still a great investment.

Agree completely! This video was intended to be a cautionary informational video to make sure people are doing research and looking at the good and the bad..Every community in Houston has pros and cons. The homeowners I have helped buy in Sunterra are very happy with their home and where they live.

Building in TX is a joke. Contractors often have to cash bribe to get a permit, OSHA is basically non-existent, inspections mean absolutely nothing as the workmanship is that of a left-handed 11 year old. Sure, your home might be cheaper to buy, but good luck with the nation's 6th highest property tax. Oh, and your water might be flammable but certainly has forever chemicals in it. But hey! Ya'll got HEB and brisket at the gas stations! Woo Hoo!!!

well crap I have a Perry bought two years ago. Nothing I can do now. Enjoy my big backyard with pool. Maybe Ill sell in 10 years. River and Beach was not my top priority. We are in Katy ISD.

Turning out garbage product is there main focus. Cutting corners wherever they can with low skilled labor, poor quality materials and time constraints that are not realistic. Superintendence that are ill equipped to do the job in too many locations to manage at once.

We just found our unicorn home. The builders are completing the last homes in this collection. We got 10k off the price, a 5.5% interest rate (all covered by them) and all closing costs covered. The sales lady accidentally over promised on the closing costs being covered but we went under contract with those promises so they decided they had to keep their word. She misunderstood. It’s the perfect neighborhood and location! Perfect timing. They’re out there for sure!

I always thought this was the kind of stuff that was going on with inventory/spec homes. Basically take a base floor plan, make a few cosmetic and maybe minor structural changes, jack the price up $75-$100k and hope someone bites while it's being built. If no one bites by the time the house is completed (or as it's being completed), drop the price $50-$90k and say "look - we've cut the price $90k" when it's just probably where it should be - slightly above a base model's price. But maybe I'm just being cynical as I've started putting homebuilders on the same level as used car salesmen. 🤣

I almost moved to Audubon in Magnolia, but finally realized it was too far away from family, friends, etc. and traffic probably was only going to get worse, so gave up on the idea of the deep north and conroe area - just too far away for me. I love that area out there, though, and the houses are tens of thousands of dollars cheaper for the same builder/model than out west/nw/sw.

I remember as recently as 2010, Katy was seen as a way out there suburb, with not much out there besides the Katy Mills Mall, and Fulshear was incredibly far away. I can go even further back to the 90s and even 80s....Katy was seen as the first sign of civilization before you got to Houston.
