In a commercial F category 3 story building with lift structure more that 12 metres allowed ?. It need fire exit staircase need ?.What is side setback distance?

What about commercial building constructed near national highway? 3 meters setback only needed from highway? Anyone can clarify? Building with ground and first floor.

Yes...setback distance is same for commercial and residential building,you can follow setback explained in this video.

തൊട്ടടുത്ത ഭൂവുടമയ്ക്ക് ഞങ്ങൾ കൺ സൈൻ കൊടുക്കുകയും അയാൾക്ക് പെർമിറ്റ് ലഭിച്ച് ബിൽഡിംഗ് പണി കഴിയുകയും ചെയ്തിട്ടുണ്ട്. ഇപ്പോൾ എൻ്റെ സ്ഥലത്ത് ബിൽഡിംഗ് വെക്കാൻ അയാളുടെ കൺ സൈൻ ആവശ്യമുണ്ടോ? ഉണ്ടെങ്കിൽ നോട്ടറിയെ കൊണ്ട് അറ്റസ്റ്റ് ചെയ്യണോ?

50cm set back can be applicable only for up to 2 storey building?? Consent from neighbor is required for that ?

If your built up area is below 200sqm you can provide a setback of 50cm on any one yard other than front yard, can’t provide opening on that side,no need of neighbors consent.

Upto 200sqm built up area setback distance front 3m,rear 2m and sides 2m. Above 200sqm built up area setback distance front 3m,back 3m and sides 3m.

Is it permissible to build a 2 floor commercial building both sides near to the plot boundary by proving consent of land owners. One side is a closed wall without any opening and other side is an open staircase to the first floor with 1.2 meter width under passage to the rear side. Can provide 3 meter set back on front side and 2 meter on rear side. Also is there any exemption on parking provision as the built-up area is around 70 sqm?

Madam plot frnt distance വിടുമ്പോൾ 125sqm frnt road ഏത് കാറ്റൊഗേരി എന്ന് നോക്കണം. 6mtrs കൂടുതൽ ആണെങ്കി must 3mtr frnt shade(F. Floor )passage 1mtr ഉണ്ടെങ്കിൽ അത് നോക്കണം

വെറും ഒന്നെകാൽ സെന്റ് സ്ഥലത്തു ഒരു ചെറിയ ഷോപ്പിന് vendi ഈ വീഡിയോയിൽ പറഞ്ഞത് pole ഞാൻ ചോദിച്ചപ്പോൾ. നോട്ടിഫിയഡ് road ആണെങ്കിൽ 3meeter നിർബന്ധമായും വിടണം. അല്ലാതെ കിട്ടില്ല എന്ന് പറഞ്ഞു

അതും മാത്രമല്ല അവരുടെ നിയമത്തിൽ ഒരു സ്ഥലത്തു പറയുന്നു ചെറിയ ബിൽഡിങ്ങിൽ 50sq meeter താഴെ ഉള്ളതിന് toilet വേണ്ടെന്നും. എന്നാൽ മറ്റൊരു സ്ഥലത്തു പറയുന്നു commercial building എടുത്താൽ disabled ടോയ്ലറ്റ് നിർബന്ധം എന്നും 😇

It depends on built up area... For commercial building with built up area upto 200sqm minimum access width is 1.5m, for built up area 200-1500 Sqm minimum access width is 3.6m

KMBR അനുസരിച്ച്, മൂന്നു നില കൊമേഴ്സ്യൽ കെട്ടിടങ്ങൾക്ക് FIRE STAIR ഒഴിവാക്കി കിട്ടുന്നതിനുള്ള മാനദണ്ഡങ്ങൾ എന്തെല്ലാം ആണ്. ഗ്രൗണ്ടും ഫസ്റ്റും കൊമേഴ്സ്യൽ ഉം സെക്കൻഡ് റെസിഡൻഷ്യൽ ഉം ആണെങ്കിൽ FIRE STAIR ഒഴിവായി കിട്ടുമോ? നിലവിലുള്ള സ്റ്റെയർ ഫയർ സ്റ്റെയർ ഇൻറെ പ്രൊവിഷൻ ഉൾക്കൊള്ളുന്നുണ്ട് എങ്കിൽ മൂന്നുനില കെട്ടിടങ്ങൾക്ക് ഫയർ സ്റ്റെയർ വേണ്ടതില്ല എന്നു കാണുന്നു. ഇതിൻറെ വിശദാംശങ്ങൾ എന്താണ്. 'has at least one side abutting external wall' Here what they meant by 'abutting'? Is it mean that the ground level of stair or not?
