Orca LGS is shaking up the Prefab Home space with a build process that they say will disrupt traditional thinking and challenge inefficiencies in the industry. They're building a line of modular and manufactured homes ranging in size from 375 to over 1400 square complete with a signature west coast modern look. I haven't come across another prefab home company building quite like this so it was fascinating to get a behind the scenes look at their process. In this video I tour one of their modular homes, check out a development they're working on and talk to their COO. Red Flag: Not owning the land that your home is attached to is high risk in the long term. The landowner usually continues to raise lot fees as time goes on, and if they choose to sell, it could be devasting.

Then be careful in colorado. I was wondering why some really nice newer home were so reasonably priced. Asked a realtor, the land is leased between $500 -$700 a month. So after paying off your house you still have a mortgage! F that!

I agree with you, but I moved to Vancouver Island last year for work and paid $495K for a 500sq.ft. condo, with no balcony or outdoor space, so to pay that same amount (while ridiculous) for a stand-alone home is much more appealing.

Technically you could make frame /prefab homes house under 10k usd including foundations from fiber concrete panel(22 mm thick cement lime and pinewood fiber plus rubber and stone wool inside as interior wall insulation and rockwool panels sandwich aluminum sheet and stone wool insulation for exterior and roof (150 mm tichness) 120mm height and 60-80 mm wide on metal frame mostly doing your self .

I definitely prefer this type of in-person, onsite visit in which you share pics and video clips of the manufacturing process and walk through the homes to provide viewers with a good sense of scale. Enjoying the informative videos - thanks!

this has all been engineered by the gov, their created higher home prices to push people into the smaller footprint homes as its all they can afford. this is part of their climate change agenda.

They're in Canada so they might be using CAD, not USD. In that case it would be around 220k-295k USD. Same issue with not owning the land, but the numbers make slightly more sense.

Yes if working with a developer that isn't ideal but picture instead you buy land with family and friends and pay a lawyer to put it in a trust you all have interest in with whatever rules on selling. Something like that. You can do that already with lumber of course so it depends on how much savings and how much simpler their approach is to put together

Buying a home that doesn't move on land you do not own is dangerous and risky. The owners of the land can price you out in the future. I honestly think renting would make more sense in this scenario. Trailer parks are currently doing this to people with older moblie homes that can't be moved. Wallstreet has started buying trailer parks and basically kicking people out of homes they own outright.

Lot fee instead of owning the land means the fee keeps rising which means you cant afford it in the future and can’t resell because it becomes too expensive for people looking for obtainable housing

Here in Florida I have friends who could no longer afford lot fees as they have tripled/quadrupled in recent years. They went the route of a trailer to save and overtime it has become the largest liability month over month.

Look forward a few years. The metal forming machine is little more than a seamless gutter machine, not very expensive. The rolls of steel are cheap and widely available. Soon a person could rent the forming machine, maybe it’s free rental with steel purchase. Download a house plan and go to work. If the location and ID of each formed piece is marked and corresponds with purchased plans, easy. This is better than a 3d printed house. So much potential if lightweight steel framing is a long lasting quality product. ❤

One of the best and most interesting videos yet! The decentralized (pop-up) factory model like Orca's is a great one, as it accomplishes reduction in costs for a community by doing all prep work at once, and modularized much of the onsite building. The framing kit approach is also interesting. Would be interested in seeing more detail on both Orca LGS build techniques in a future video(s).

Living in hot, humid FL with termites being a huge factor to wood homes, coupled with tropical storms and dreaded hurricanes, I feel like steel building is what we need. Our home insurance has doubled in the last several years with dozens of insurance companies no longer writing insurance in our state. Many of us are being ‘priced out’ of the state. Not to mention, a 73 year old wood house with asbestos siding is tough to keep up. Steel would be a game changer in our environment. We would love to see you here!

Many homes in Florida are already made of concrete blocks. Steel framing would be great for termites, but they eat drywall paper and any wood trim too.

You would not like the price, though. These are outrageously expensive homes for what you get... and you don't even own the land, so the property owner can keep jacking up the fees.

Excellent on site reporting Kerry.. thanks for sharing. Control over one's domain is one factor in buying a home. Renting the property I am guessing comes with all sorts of do's and don'ts. When I buy a house the first thing I like to do is buy an old 72 station wagon and plunk it in my backyard as a reef for local floral funga and fauna & to weed out the difficult neighbors.

I am truly shocked at the price of most of the homes you show on your channel. I would appreciate you telling us the price per square foot of the homes you show us along with the corresponding price per square foot of the same size stick built home.

So I’m in ohio and all of these prices until about 2 years ago were comparable to buying an existing home but you got way more space I would love to see price per square foot of the average house in the areas where these are located to really get a value added comparison on the prefab home. Could really quell the people screaming about the prices of a standard relative price is shown. Or I mean possibly prove the naysayers right.

These homes would be good in one of those active 55+ retirement communities that have a golf course, pools, tennis courts, etc. They would be a lot less expensive than a home in one of those Margaritaville or Villages communities in Florida.

One of my favorite videos that you have done. Even though I live in South Florida, your presence on the job site made the whole thing seem more attainable. Not like what could be, but what is. The whole pop-up factory thing is brilliant, as is steel frame construction. As someone who lives in a place where there is a termite who can literally eat your stick frame house, a steel frame is the way to go. I've read with the advent of lower cost 3-D printers localized production could be a way to avoid the shipping that's necessary to live in our modern world, thus eliminating a heap of greenhouse gases. I would live in a community like this, although as an older man I am kind of uncomfortable not actually owning the land that I live under. Maybe with a lease of say 50 years, or so, with no chance of a price increase.

Something to think about…..Do we ever really own the land? Land ownership, according to the Fifth Amendment, is always subject to Eminent Domain as well as forever property taxes. Kerry, I’m obsessed with your content. You have my dream career❤

Leasing the land is a big NO. These Modulars aren’t on wheels like tiny houses so what happens when the landowner gets greedy? How do you move them? Also sounds like an HOA - big NO.

This is an incredible game changer for the global manufactured home market. Everything about this seems to be positive- decreased costs- affordability, accelerated building, environmentally conscious & creating beautiful homes & communities that meet the needs for so many. What an amazing video, Kerry! Really loved being able to see more into the company and getting to watch you interview them. Helps to add a face and personality behind the project while also learning more about their intentions and seeing if they line up with one's own. The walk through part is so refreshing and hopefully future ones will also include full tours including opening up cabinets/closets, and checking out all rooms, patios and models? Your walk through almost makes us feel like we're right there with ya. Thanks for traveling out there and sharing with us just so we could also see what you're seeing! Roll forming, sizing and detailing the framing members in one handling is so key. Love the fastener dimples. Impressive. I think you can do better on the pop up break even. Thirty units per pop is a bit limiting, but understandable.

Great video! I really like what Orca is doing. The homes look really nice. I don't like that park concept, where you buy the home but lease the lot. The price is a bit much, too much for me. The concept behind this is great! Great way to build a smaller home.

Yeah - I agree with all. The pop-up factory is an AWESOME IDEA. For example, I know Eastern KY has been ravaged by floods in the last year, and this makes enormous sense (they may even want to strike a deal with FEMA) for an area like that, especially. However, the trailer park style of renting the land is a no-go. Bad, bad, financial decision to do that.

You are not alone To keep up with rising cost we are beginning to see the equity of our home for what it truly is, Its becoming hard for us seniors not to ask the obvious question: Should we cash in, invest the money, and rent/relocate?

Have you thought about keeping up with the whims of a Landlord? I am invested fully in the markets under a custodian who is a fiduciary to me and my beneficiaries. You should not sell your home with a good plan. This might only work if you are looking at investing under 5 years

I know times are uncertain sergio. I and my spouse are working on a ballpark estimate of 5million for retirement, and I have a good 6-figures each loaded up for this, if we sold our house you think we can do it in 5 years at most? I'm nearly 55.

Sincerely I know agree. it's best to seek a fiduciary right now, unless you're canny yourself. As a business owner in both the service industry and eBay reseller of all product categories, I can tell you we’re in a deep recession and everyone is running out of money.

Yup, people downplay planners role, until burnt by their mistakes. I remember just after my layoff early 2020 amidst covid outbreak, I needed to stay afloat, hence researched for license-fiduciary advsors. Thankfully, I came across someone of practical knowledge, and decades of experience, I liquidated 200k of 325k from my 401(k) it has yielded nearly 1 m after subsequent investments so far.

Yes, as long as you're ordering a minimum of 30 homes.

The 30-unit minimum will definitely be a deal-breaker for most people, but the COO did say that once they complete the 30+ unit projects, they then build additional units for nearby “one only” customers. So in some cases, it would be possible to get both free delivery/setup and no minimum (one house only) but that would be quite rare, and the COO didn’t say how nearby you’d have to be to qualify for that.

Affordable ??? the prices for those seem crazy high ! ... im looking to add an ADU on our lot where we just bought a 1,000 sq ft 2 bdrm fixer home in Grass Valley Ca. on over 1/2 an acre about 4 miles from downtown for just a little over $200k and from what i can tell the real estate prices this yr are still going lower all across the USA ... So who in their right mind would ever spend a 1/2 million dollars for one of those things especially without any land being included ????

I like the high-ceilings and the effort the house makes to not fee like a pre-fab, -- but I also see a lot of thermal bridging due to metal framing, and this being 4" thick walls clad with what appears to be roofing steel, I think the overall aesthetic will very quickly come to be recognized and thought of as low-cost capital, high-cost operation, semi-temporary structures. Yeah the material used makes me think that there would only be a 40-50 year service range before large parts of the home would need replacement. On top of that, the large ceiling would increase heating and cooling, so i would love to see what additional options could be done with that space.

He called it a West Coast Modern appearance, I call it Millennial Fad. If stacked they'd look similar to every 5-over-1 apartment building, and those IMHO aren't going to age well becoming modern day housing projects.

This model of home manufacturing is intriguing. What I can see happening is the machines to essentially build the metal framing being leased out or outright sold to franchisees who are trained to build homes. Cities have an aversion to these as primarily residences but I can see tons of ADU's being built and where I live in the mountains where you can build in remote locations I can see these being a perfect option as long as they are snow load rated.

Wow, I appreciate seeing manufacturing innovation like this! There is a real niche for attainable housing, especially with all the social values of people and planet. By the way, I wish you had shown the "covered outdoor room" - the one on the way to the bedrooms, that seems unusual itself. My concern is not with the manufacturing but the leasing of the land. Lots of risk to homeowners - a constant cost, that can rise and you don't control, you own an asset that can't be moved, etc. New subscriber.

Greetings from Vermont Kerry!! I absolutely love this company's homes. I really love the storage options and the coat closet when you come in the door. It seems to me that many companies want to save money and forgo on those items that will have a positive effect on the house. Like a hall closet, coat closet, a small narrow counter space between the oven and fridge. (Take it from me, that is always neat thing to have when you are grabbing food from the fridge to cook). Really nice design!! My favorite company so far!! Kerry if you do more videos with this company would you please find out how weatherproof they are? We had a tornado in New Hampshire yesterday about 30 minutes from where I live. Thank you Kerry Have a great day and weekend...Safe and fun travels!!

​@marianl3447 No, we have maybe one per year. About 15 years ago we had one where a grandmother and infant granddaughter were killed. NH is certainly safer tornado and hurricane-wise than many states, with few poisonous snakes/ spiders or large predators to worry about... but we make up for it with mediocrely crappy weather year round. 😂 Ice, snow, and freezing cold for 4-5 months in the winter, high heat and humidity for 3 months in the summer. Spring and fall are usually lovely, though, except this year, with the constant torrential rain and flash floods. Would you be interested in a brochure?? 😂😂

These are so nice! However the greedy companies that own the land can very quickly hike up the space rent. It's happening here already. $600 to $1000! For people on fixed income! Creating homelessness. These are a great option if you had a decent land owner. This could also be ADU? Additional home on the property

Kerry! The Orca homes are fantastic. I wonder if you can buy two light gauge steel kits and combine them into one large home? Still, nothing compares to the Lloyoll Skali home. Since you're in the neighborhood, I hope you go see Lloyoll too. Also... our secret... isn't that waterslide park totally awesome?!

We have 2 50x25 shed and we built them to code as 2 small houses for the 19 and 22 year Olds. For under 45k . A little ifffy on that price too.

Not hitting like, but I paused and considered it since I love the channel and appreciate the onsite. (If I'm being honest I'm annoyed that there aren't affordable options... and distracting folks with words like "attainable" is not an improvement. Renting the land is another affront... sorry, tolerating an HOA has me a little sensitive. 🙂 The micro factory concept, pretty cool... but I didn't see any explanation of how the finish carpentry and final steps get sorted out--those aren't printed from the machine is my guess. Love the style, but I'm left with more questions at the end and still no viable option to move forward in my own corner of the molty-verse. Still, that said, appreciate you sir and will keep watching until the goldilocks option materializes.)

I like most everything about the concept. One word of caution when going with gauged steel framing… In my experience… The structure tends to squeak and creak quite a bit when finished in windy and inclement weather.

Cool concept and building process, re: lot leasing, nope. I agree with the comment below...The standard double hung windows are dated and claustrophobic for my liking. Longer, swing out, french or even a shutter design.. (thinking France) is preferred. I didn't see skylights, especially for the kitchen where I noticed you turned on the lights for the filming.

Seems like a fascinating option for those who want or need small housing footprints. The mobility means you can buy a plot of land on the cheap, then have them come up and build your home in a relatively quick timeline. Very cool. Another great construction method is pole barn construction. Growing construction method in Texas and the Midwest. Allows for some creativity in layout, indoor/outdoor space, and adjusting for multiple stories.

An R-Value is a measure of an insulation's ability to resist heat traveling through it. The higher the R-Value the better the thermal performance of the insulation. That also is called an R factor in some regions.
