The biggest mistake in the 4.95 2 bedroom is the bathroom. Imagine doing night time activities and then your house girl wakes up to go to the toilet and hears you!!😮😮 Simple solution would have been to make the second bedroom the master bedroom then to make it ensuite. Otherwise, this is an awesome development ❤❤❤

Watching this makes me so angry at Kenyan property developers, they can learn a thing or two from this impeccable tilisi stuff.... It's time to offer quality and value to buyers/tenants.... Most Kenyan developments are poorly designed, cheaply finished, spaciousness is alien and ignore basic amenities and comforts such as green spaces, play areas, entertainment spaces, heated pools, jogging tracks etc. This is splendid!

Kenyans don't know anything about square footage and price. Basically, how houses are sold in the rest of the world is according to price per SQM and that means that you need to do your homework to know how much houses on average have been selling per SQM and that gives you negotiating power when looking for a good deal. So if you know what the average price per SQM is in a certain location then you can know if you are overpaying for a house. Remember that in real estate investing, the profit for your investment is determined by the price you bought it at, that is the key determinant for your profit margin later when you are selling the property. Now about the Tilisi maisha development, most Kenyans buy according the no. of bedrooms and not about the size of the space. Afrikan Traveller made a note of this by asking the sqm of both developments to do a quick calculation for the price difference between the highend 2bed and the entry level 2bed. So the entry level 2bed is 62sqm and is priced at 4.9m. In Kileleshwa and Kilimani area a two bed new construction unit goes for on average 8m and are usually 88sqm to 105sqm depending on the developer. The finishings for this Maisha Mapya development look similar to the developer who was doing Siaya Park Apartments in a very prime area of Kileleshwa and their entry level 2bed unit with this same type of finishings was going for 7.5m and was 94SQM during development(it was lower during offplan phase). So we have to ask ourselves why you would pay a similar price per SQM to stay in Limuru vs staying in Kileleshwa which is shorter distance to CBD and proximity to better schools and hospitals and shopping centres. Kenyans better start looking at price per SQM and not how well the custom furniture fits into that small space they are trying to sell you.

@@kimm219 you also need to understand the difference between net and gross sq footage. Some developers try include common corridors in their sq footage which sometimes gives an unfair comparison

Dear Kimm 21. Thanks for your insights. However, developments in Kileleshwa are selling around 12,000 - 14,000 a sq ft, whilst Maisha is selling around 8,000 a sq ft. Land is far more expensive in the likes of Kileshwa and hence the price difference. Maisha wouldn't have been able to sell over 150 units if the price per sq ft was priced at the same rate as Kileshwa.

Kitengela areas are more better for this kind of project as for now. Infact we should now be advocating for more and more afforestation than concrete jungles!
