I think in Malaysia as an investor you have to take into account capital expenditures(capex) and opportunity cost. Maintaining property, whether landed or condo comes with a lot of ongoing costs. From repairs, to insurance and taxes; to the devaluation of the ringgit, you might not actually be making money on your Malaysia property even if your property has appreciated say 50% in MYR terms.

You can research on this area call Desa park city. It is apparently doing well in terms of appreciation of properties.

Super blurr analysis lah. KL people buy Mont Kiara, Bangsar, TTDI, Desa Park City...blah blah. Take last one, Desa Party City has seen 150% appreciation. Poorly researched. And I'm not even Malaysian.
