I purchased a new manufactured doublewide in Oct 2023 from Clayton Homes in Southeast Texas and put it on a piece of land that I owned. I did septic and well also. I would be more than happy to share my experience with Clayton unfortunately not all of it has been positive. @@AnnAndNala I owned a stick built home before I went through the process of buying a manufactured home and I wish I would've found this channel before I did because it's a way different process. Many of the manufactured homes that are made today are built under the Clayton Warren Buffet umbrella and of course they own Vanderbilt Mortgage one of the preferred manufactured home lenders they want you to use to finance so they can rake you over the coals. I would also avoid Cascade Mortgage along with Vanderbilt Mortgage they have much higher rates and fees for their manufactured home loans.

If you are going to buy a manufactured home, buy a new bare-basics double wide and put it on land. And put it on a concrete block foundation. You can always fix up the home after you've bought it. You can remove the strips, fill, sand, and paint the walls. You can put in nicer cabinets in the kitchen. Don't buy an old mobile home. It's not worth it. They are full of mold, sinking floors, have poor insulation, and a whole host of other problems.

We had one built for my son in 2019 in Georgia. We had a few upgrades and extra strapping Level III even for MS. We ended up buying the house but my son actually got divorced before it was even delivered. Pandemic happened and we were able to sell it without ever taking possession of the home. During the pandemic the wait list of a new manufactured home was forever! A doctor was moving back to MS to be with his mom, they needed a home to move on their land. Because the house never left the seller’s lot, luckily it retained its value. The home was absolutely beautiful! It cost us $52K with a lot of upgrades. I can tell you without hesitation the doctor was absolutely impressed because we put high grade appliances, sinks and tubs and extra insulation. We chose 14 inch separation of floor studs instead of the wider studs we saw everywhere. We had beautiful high grade windows and quite solid doors. We had roof AC and not on floors and added ceiling insulation. That same home today is very likely $100K or more. The finished home did not feel like a manufactured home at all. It was solid! Sound proof! We bought it from a small private guy Scooch in Columbus MS and he was great.

You forgot the most important thing, you must make sure you get the converted to real property certificate. It's not considered real estate until it's placed on a permanent foundation and has been certified. If the seller doesn't have that certificate it can be difficult to track down a copy. If your a real estate agent don't waste your time unless that certificate is available because the deal will fall apart.

Unfortunately also….just the word modular causes depreciation….so even though they’re built to the same standards or better….your going to loose money on the home itself…now if you improve the property you may be able to appreciate a little back. Being in this situation with our current home ( a Clayton built modular home ) we have been shafted by our taxes increasing for value yet our resale values are suffering with comparative site built homes….no matter what we do…..crown molding..granite countertops…no seams whatsoever in our house….full sheet rock…..it’s still a modular home…..

HUD really needs to come in and regulate the mobile home parks. We were thinking of moving into one and read Google reviews that rents had gone up three times in one year. Crazy! In Utah most of the rents are up to 1000K and climbing. Especially in 55+ Communities where everyone would be on a fixed income. This would be area specific. Check with your local county building inspector or your municipality. Interview general contractors for pricing to get a home to the stage you want. There is a reason homes cost so much and contractors charge so much.

According to one commenter, if "manufactured housing is just like any form of housing" with "large and small ticket items," then we should be able to choose the type of housing we want and can afford to buy without falling into the trap of cannot afford to buy. And the latter has been the experience of hundreds of millions of Americans in the last few years, who once were able to opt for singlewide manufactured homes as the least expensive alternative to more expensive site-built, modular, and even double or triple wide manufactured homes, that includes cheaper lot rents in mobile home parks compared to expensive rentals. What happened to those choices of affordable housing that kept families American from being homeless and/or compelled to rent expensive home and apartments or manufactured homes ? Gone, because of corporate greed that our government officials allowed for whatever reasons unbeknownst to the American people, that keeps them guessing on when the madness will stop. As for the extra features ("bells and whistles ") that people are supposed to want in these manufactured homes, they are quickly learning to do away with those niceties on in their homes and would settle for just a roof over their heads they could comfortably call their own, especially in today's political and economic uncertainties. So those desires for "bells and whistles " in new homes are dwindling down fast and will soon be disappearing. Then we'll be forced to go "back to basics," as the saying goes (if that's even possible for most people's thinking) for the sake of survival during hard times.

One of the worst decisions is to buy in a mobile home park where you rent the land. There is a big REIT company that overcharges for utilities, refuses to repair rented homes, threatens to evict anyone that complains, tries to force a renter to purchase the trailer (at the price they deem it to be valued at, demand a down payment, force you to finance with them, pay extra frees, and has refused to make repairs since you moved in) However, when they are trying to force you to buy a rented trailer, they don't disclose interest rates, terms, length or conditions of the loan). Or, they tell you that the trailer you are buying has a free and clear title when in fact they have not paid taxes on the property for several years. They try to trick you into paying the back taxes so that you can get the trailer in your name. If you bring up the fact they owe back taxes they say "go ahead and pay them and we will reimburse you". Then they don't reimburse you. My Dad lived in a mobile home park where you owned the land under the mobile home. He didn't have any problems. Living in a lot rent community is in every way a rip off.

A manufactured home, especially a singlewide, is simple in design and floor plan options; as it should be because of its limited space. But the manufacturers are always trying to sell the buyers on unnecessary "bells and whistles" to charge more. Thus, making the affordability of even traditional singlewides out of reach for many buyers looking for affordable housing.
@natnielsen84726 ай бұрын
Bently, Manufactured housing is just like any form of housing. It is like any large ticket or small ticket item we purchase. The purchaser can choose the low cost item or add the extras they deem necessary in order to make them happy. Every form of housing is no different. You can not single out manufactured homes and treat them differently. That is the beauty of choice. A purchaser gets to choose the extra goodies they desire to add on to their home - as with any other new home purchased anywhere.

@@natnielsen8472 You're "preaching to the choir " that "manufactured housing is just like any form of housing" with "large and small ticket items." If that's the case, then we should be able to choose the type of housing we want and can afford to buy without falling into the trap of cannot afford to buy. And the latter has been the experience of tens of millions of Americans lately, who once were able to opt for singlewide manufactured homes as the least expensive alternative to more expensive site-built home, modular homes, and even double or triple wide manufactured homes, that includes cheaper lot rents in mobile home parks compared to expensive rentals. What happened to those choices of affordable housing that kept families American from being homeless and/or compelled to rent expensive home and apartments or manufactured homes ? Gone, because of corporate greed that our government officials allowed for whatever reasons unbeknownst to the American people that keeps them guessing on when the madness will stop. As for the "goodies" that people supposed to want in these manufactured homes, people are learning to do away with those extra features on their homes and just want a roof over their heads they could comfortably call their own, especially in today's political and economic uncertainties. Great information, what about regulations on rent? If you can afford the home and then find out rents can be as high as 1500.00 . Buying a lot can be a hassle , !

Depends on where you live! In Arizona many mobile home communities are strictly HOA (you own the land but pay HOA fees which can vary greatly from $400a year to $500 a month for a gated community with Security) I know the Host said otherwise, but in AZ, the property owners have to approve any increase in HOA fees 🤷♀️

Hi Kristina, My daughter needs help on this situation ,she and dad bought a mobile home/single wife on 5 acres in 2018. ..it is ownerfinancing ..however she is needing more space to raise a family..she wants to trade in the single wide on a new used double widemanufactured home ..how does she handled it? Can we get a link from you to ask questions! She only owes $30,000. Wouldn’t she has equity. Please help! Thank you!🙏

To my knowledge you can’t just trade in a home like a used car.. You could have the buyer be responsible for moving the home off land but typically I’ve seen the seller help in most cases. Why not keep the home and rent out and also put a double wide on the 5 acres of land? If played correctly they could be paying for the mortgage of the single wide.

To handle the situation where your daughter wants to trade in her single-wide mobile home for a double-wide, here are some key steps and considerations based on the information I found: 1. **Trade-In Process**: Many manufactured home retailers offer trade-in programs where the value of the current home can be used towards the down payment for a new home. It’s important to understand how the trade-in value is assessed, which can depend on the home’s condition, age, and the market value as per guides like NADA. Local dealers usually conduct an in-person evaluation to determine this value www.claytonhomes.com/studio/how-to-trade-in-a-manufactured-home/) [](www.claytonhomes.com/studio/buy-a-new-or-pre-owned-mobile-home/). 2. **Financing the Upgrade**: If the trade-in value doesn't fully cover the cost of the double-wide, additional financing might be necessary. Your daughter could consider options like a new owner-financed arrangement or traditional mortgages. Fannie Mae's MH Advantage program offers financing options for newer, higher-standard manufactured homes, which might offer favorable terms compared to standard loans FAQ: Manufactured Housing | Fannie Mae](singlefamily.fanniemae.com/faq-manufactured-housing). 3. **Owner Financing**: Since the current home was bought with owner financing, it might be possible to arrange a similar deal for the new home, potentially with the same lender if they are amenable to adjusting the terms for the upgrade. 4. **Equity Assessment**: Before proceeding, it's crucial to establish how much equity your daughter has in her current home. This is the difference between its market value and the amount still owed. If her home has appreciated in value or she has made substantial improvements, her equity might be considerable and useful in reducing the amount she needs to finance. 5. **Professional Advice**: Consulting with a real estate agent who specializes in manufactured homes or a financial advisor can provide personalized insights and help navigate the complexities of trading in a manufactured home and securing the best financial arrangement. For more detailed information on trade-ins and to explore specific options available in your area, your daughter can visit manufactured home retailers or use online resources like those offered by Clayton Homes and other specialized websites. These resources provide comprehensive guides on the trade-in process, financing options, and other necessary details to make an informed decision l Clayton Studio](www.claytonhomes.com/studio/buy-a-new-or-pre-owned-mobile-home/).

Sharon, I read all of the replies to your comment. You didn't mention the age of the home or the condition. Is the home on any type of permanent foundation? What is the condition of the home? Also, it is a terrible idea to involve a real estate agent. You're daughter is already in a contract and real estate agents have little to absolutely no experience in mobile/manufactured housing. Yes, a trade in may be possible - but, transporting the home she has now off of the property will up the price. This is something you need to find out up front. Also, the owner of the home has a large vested interest in what happens to the home because it isn't her legal home or land until she has paid off the contract. The true legal owner may not be willing to have your daughter trade off a home that does not belong to her. There are many reasons for this. Just think about it. This home, and the land, are not hers to mess with - please have her consult an attorney to look over her contract before she would advance any further.

@jda72Ай бұрын
You are 100% correct I looked at one just south of Myrtle in 2019 it was over 100,00$ and you had to pay about 600$ per month for maintenance and the lot rent also had to buy flood insurance and this home was probably a 1970's or 80's model. My fear would be someone buying the place for development and then you have to move out.

Sadly, Many,Many Manufactured Home Parks are being bought up by Conglomerates, the park rent here,started out at $545.00 its now$ 850.00 with in a 3 year time frame. The water is next to use useable, the park rules are insane. No utilities, Poor trash pick up ,which is part of the park rent, This is a 55 plus park, average age of folks living here are over 65 on fixed incomes, disabled. The management of this park breaks the law with rent increases up to twice a year with no new contracts. And the park rents now being charged are making it super hard to sell a home. Where are these people supposed to live ?
