How are these homes cheaper, I was planning on getting one because i am young and cant afford the average $400,000 home here in Phoenix ($600,000 if you want to be in an area without violence) , but now as i look into all the manufactured homes here, not only do i have to pay monthly on the price of the home itself, but they want to charge like $700 per month lease rent on top of that for the land you are on and then HOA fees on top of that. So, even if i pay off the manufacture home its like I still have to pay rent indefinitely and worry that they might increase it and i cant do anything about it... I swear as a young person nowadays its like I can't win and cant get started in life and i didn't come from a family who can afford to give me a loan or anything its bs.

Don't be so discouraged about the monthly rent. Even if you own your home, keep in mind you have to pay taxes every year (at least it's the case here in texas). For me that runs about $7k. I went to a trailer park (nice one for that matter) they charge $500 monthly. In the end I'd be saving money (if mobile home was paid for of course).

Correct! Buy an acre of land and at the end of the day it will be cheaper to put a mobile home on it. Or find a home and land package. You will pay less than paying lot rent

@@MusicLuv80 the best thing to do is go to your local home dealer and sit down with a salesman and talk about price packages and options, I came out cheaper by finding my own land.

Don't forget the cost of delivery and hookup to utilities. And the front or rear porch or both, a storage shed and a carport.

The real cost is the actual days it takes each contractor to get out, they will all be delayed by months and the building inspector when he comes will more than likely have your guys come back again and again to fix problems which will take more months.

Even though I am totally fine renting my apt (have been here for 23 years) I watch the majority of this woman's videos because 1) she has made me so much more knowledgeable about real estate,...2 ) most patterns in real estate eventually affect the apt rental market. It gives me a ''heads up'' on what to expect as a rent increase.

My father bought a new double wide manufactured home in Florida for $33,000 in 1982. He just sold it for $225,000. He did maintain the property but did not add anything to it. Not a bad return. Oh, the house was in Englewood on the Gusf coast.

Never ever! My cousin got fined for having his garage door open for too long. He was not even allowed to have a yard sale or park his car on the street. The rules get crazy and the people that enforce them are even crazier.

The double wides at our local dealership including the move within 100 miles is like $330k or so. I’d say a year or 2 ago it would have cost more like $240k for a higher end model. A small double wide used to be $95k. Now they are considerably more 😔

@@jwhippet8313 It's more if you get in an okay neighborhood like Lakewood Ohio, but a lot of those areas are wrecked. Cleveland has nice bicycle trails though, just too much cloudy weather and no mountains.

@@markaven5249 I was thinking more about Youngstown area. In Detroit, Michigan you can get a fixer upper for single digit thousands if you don't care you are surrounded by houses but have no neighbors. If I worked over the internet, I might think about it.

I have been watching the housing market closely in my area, and my husband and I LOVE. some of the floor plans of manufactured homes. I found one online which is already on a piece of land. I also discovered that it has been moved to the back of the property due to a drainage issue. When the homeowner requested a permit from the county, a neighbor disputed the request because he thought it would decrease his property value. The home still was moved. It's a 2018 model that has never been lived in.

I can add this - as I was in the business (a long time ago). They are built BETTER because of some level of automation, jigs, and quality control; tolerances are tighter, things are properly connected, fastened, glued, attached, material quality is more uniform, no shortcuts are made because the trade run out of some materials or he is too tired. Certain (weak) materials are avoided - which are OK on stick-builts - b/c they lack the necessary strength to hold it together on the road. They have to withstand the rigors of transport that's also contributory to higher quality and strength. They don't look high-end, true, but beneath the skin, they are better than on-site stick-built houses - generally speaking - albeit I have seen rare(!) exceptions.

I bought a 2 bed 2 bath 1996 Fleetwood singlewide trailer for $55,000 in 2017 in Boise, Idaho, I sold it for $165,000 in two days in October, and the land is rented through mobile home park. This market is fire hot.

Supply and demand has seriously affected the MH market. They have skyrocketed in price, and people are looking into them more and more. There is another KZbinr named Karry Tarnow who covers MH in depth.

Not sure where they got their average prices from. As someone who films these homes and puts prices at the end of the video, I have yet to film a single wide that is less than 110K and all but a few of the Double wides I have filmed start at 140K most averaging a starting price of closer to 180K.

@@BeccaMariee15 I think it’s like anything else. I ordered 2500 Sq ft. It has 4 bedrooms 2 baths nice kitchen barn doors and 3 living/ sitting areas. It’s really nice. So I guess you get what you pay for! Mine was $239,000 with a $20,000 discount plus I had to pay $30,000 in improvements. It’s like getting a Mercedes’ or getting a hoopty

I did get a chattel loan. I used one of the chattel loan companies on their list, but not their preferred company. I went with Cascade, and not 21st Century Mortgage. My land was a gift from family, and I didn’t want to use it as collateral for the loan.

Mrs Kristina , you are a great advisor. MHs are way too expansive and no one will do maintenance on them. They are different from houses. Its the same principle, if i have a scooter , no one would repair ii like a real motorcycle. The maintenance person earns less money, that's why.

You left out rain delays if the ground is moist they won't deliver a mobile home. If it is sprinkling rain they will not deliver it either. Also you have to wait for porches to be made which can take weeks depending on the weather. You also have to wait for tie downs. Usually it is a week before you can move in. You also forgot the 911 address request on new land sites that can take months. Inspections of the land that the county has to do and they have to approve where the home is going and how far from the septic and water it is. Power poles to be installed by the power company is another wait. Water hook up yet another delay that you may have. Also in South Carolina you can have your mobile home on blocks as a foundation which is by far the cheapest option. Oh I almost forgot you have to wait for the skirting to be done as well. County will not release it to be moved into so your power and water can't be hooked up until the county comes back out to see the skirting. There is truly allot involved in buying a new mobile home.

In NC I learned that as long as the driveway was gravel there was no “storm water fee”. ( only about $9). But when I put concrete on the driveway to the manufactured home , the city water department sent a bill for the fee, even though the home was served by a well on site and had no water bill.

These home prices just sound crazy to me when I first got married me and my wife looked at mobile homes and single wides stated at around 20-25k and double widespread started around 50k and it just went up from there I know that was 24 yrs ago but they are still the same cheap USB board laid across two steal I beams

If you plan on building on your own or rented property in Oregon, you need to get a site inspection through the state, county or city. This does not include the final set up inspection which will include the entry porches. Most dealers will include a site prep fee but the inspection is still necessary. Some manufactured home parks will cover the site inspection through the rent you pay. There are also home owner responsibilities that the park does not cover. Read the rules of the contract thoroughly before signing and be prepared for a full credit and background check.

In Santa Clara county CA, your mobile home must be in a mobile home park. So even if you can buy property, you won't be able to place your home there. There are numerous counties in CA that allows for that but not here. The space rent is raised annually (about $30) and the amount fluctuates, depending on how much gas and electric you've used. My base rent is over$1100, so my average monthly rent this year is around ~ $1200+). Of course, it'll be a little higher next year. It is pricey but the weather is great, it's safe and my lot is big for all my vegetables (and I found out that I can have up to 6hens without a permit.

Access to a landlocked property requires an ingress easement. Always check the legal survey to see where any easements, drainage swales and setback lines are. Plus you will need to get with the county/city for 911 addresses.

We are ready to buy our first double manufactured home for $89,000.00 with 2 acres of land, the previous owners will sold it because he have a ranch in the country and is ready to retired there, so he is happy to sold it to us at the price and we are really excited !

I mean... it WAS affordable. Now, not so much. BTW, we never got our property sold with both our manufactured homes on it. Someone lost out big time. Oh well. But yeah, we've looked at new MH to buy and even for the same size I've got right now 4b2.5b they start at over 150k. It's insane! 3 years ago, they were going for 75k.

That's crazy I live in Florida and MH homes have always been over 100k for anything more than a single wide we have crazy construction laws so that may be the reasons. Funny my MIL lives in 55+ MH park and everything there is well in to the 150+ range.

In 2013 i got a brand new double wide for 65k. These new ones are so expensive!!!!! It was helpful for us to save up for our first suite built home. That was nice. We sold it for 45k in 2016.

One thing I wish someone had told me - when you are on a well, the minerals in the water eats away the brass fittings for your pex plumbing. I’ve had 10 pipes blow up on me since I bought my home.

Gotta drain the water pump when you leave? How long do they take the burst? Also make sure to get pink rv anti-freeze and regularly pour it down each drain to keep any build up from freezing in the winter.

@@markaven5249 it’s not the pipes freezing - the minerals in the water literally eat away at the brass fittings. The pipes burst at where the fitting connects to the pex. I’ve had them burst during all seasons. The water is from a well, and short of a whole house filter system (which would have to be changed weekly) you’d have to replace the pex with pvc pipes and those do freeze!

@@beverlysteele5769 Have you considered using an RO filter? I would assume you could still filter out the minerals, they’re particulate like any other and the point of reverse osmosis filters is to even prevent the passing through of tiny little micron bacteria’s

@@beverlysteele5769 Sounds like sour (acid) water. Best solution of course is to boost the pH which requires a tank which needs some maintenance, but it shouldn't be weekly. That's an unusual situation, hard water build up is usually the biggest problem with well water, but it depends on where you live.

The problem with not using their financers is hardly any lenders finance mobile homes, its scarce. Also the interest rate is like double for manufactured homes.

A double wide is starting at $90k and singlewides are $60k or more. Singlewide land is hard to find.

We have a Clayton Homes manufactured home, and although it was cheaper than a traditional site-built home we paid in more than just what's on our mortgage. We posted a video on our channel about the horrible experience.

I have seen mobile home dealers advertise "park model" homes as if they were mobile homes. After watching your videos is when I learned park models are considered RV"s. Does that mean I can't get an FHA loan on a park model but can a single wide mobile home. I own my own land in AR in the country. Btw thank you for educating us regular folk on what should be an easy process but of course it's not.

I live in Indiana and none of the mobile home parks around here charge $140 a month for lot rent. More like $355.00. I know this because I live in a mobile home park. When I first moved in, my lot rent was $285., since then, it has been raised to the present price of $355.00 The man that owns this park also owns another one in town, he charges the same amount there. There is a newer park in town and the charge the same amount. I lived in another park back in the 1990s and the lot rent then was $190.00

Yeah, that's why I don't plan on moving anytime soon. Mine is an older model, mid 1990s, my husband bought it in 2003 for $3000 when he was going through a divorce. Then spent another $3000 to make it livable. I met him in 2014 and after we got married, we remodeled the bathroom and the kitchen and replaced all the windows, we spent about $2000. Then he put my name on it, so his family wouldn't get any ideas if something happened to him. He always told me I would live comfortably here. He passed away recently and even without his income, I can handle all the bills on my own. I only pay lot rent, electric, internet, and I have to make sure I get the propane tank filled once a year.

I just wanted to add, there are some insurance companies that include flood coverage with the dwelling for manufactured homes. (Just an FYI)

Great video! 2 questions that have always been a mystery to me. What's the deal with Co-ops. They seem to be new and popular for manufactured home communities. The other thing is, can you clarify why the only nice secure manufacturing communities are always 55+? They also cost alot less than regular manufacturing home communities.

Co-ops are usually when a park that was owned by one person is bought up by the residences within the park. So then they pay considerably less money. Only enough to keep things like taxes, snow removal, garbage etc going. Basically and HOA type thing. It may also mean that now they do own the land their home is on in the park individually

Going to see unit in 55+ co-op community, You pay an amount of money for your shares to be an owner, monthly carrying cost went UP to $325? recently. Charge cost also in part depends on the number of homes in community to spread costs. Boynton Beach Florida.

The cost of electric hook ups, steps to entrances and plumbing hook ups were not mentioned. You need to put metal awnings over windows and doors or else water will get in and rot the walls. Most buildings have the roof stick out to protect the home, but that's impossible for home that gets moved. Remember that the South and West side are the hottest. If you live in a cold place, you may want to put a blank wall facing North and put your garage there to protect from the cold wind. A covered deck on the South or West side will give shelter from heat, but if you look up the winter sun levels at your latitude, you can slant the roof so it gets winter sun. Placement is extremely important for energy bills and cost of foundation. Get a place where you have space to add a couple more manufactured homes in the future for extra income or to build your dream home in the future. I have 4 manufactured homes. Borrow from relatives and buy a trade in with cash! You'll save big. Always pay back with interest and the Bank of In-laws will always be at your service!

One thing have seldom heard much about is cost and construction of garages - attached or not. 2 - 3 car with a little storage like chest freezer or gardening equipment like mower, etc., maybe some room for workbench, some storage cabinets and or tools.

Had a mobile home in Michigan in a super nice park but the lot rent in the early 90s was $800/mo + the payment. To me wasn’t worth it.

There are more community owned mobile home parks - you own the lot. They have rules like a HOA.

In the California bay area, the land rent is astronomical. I can barely afford the home but the land-lot price takes me out of the market as a first time buyer. So frustrating.

Not worth it anymore. By the time you pay for the manufactured home, pay to prep the lot, create a drive way, install utilities, dig a well or a sceptic, etc you might as well get a house built from the ground up that will appreciate.

That’s what we thought and we talked to a general contractor here in Phoenix and they’re charging $210 sq ft. We wanted a 800 sq ft home and they basically won’t do anything less than 1000 sq ft .. it includes 1000 living space and a two car garage for $210k 🧐 it’s still so much money to finance!

Basically wouldn’t say.. like they didn’t want to make smaller homes because they wouldn’t make as much.. I was trying to figure out a way to cut costs but it’s so hard to figure it out 🤦‍♀️. He’s someone we’ve worked with in the past but it seems like small homes just don’t make them enough 🤷‍♀️

I have seen some pretty shotty new house builds in State College and Lancaster, Pennsylvania that are going for $300 to $500k. They all look the same and particle board and staple everything in record time! No thanks!

Here on Long Island in NY, the lot rent for a single wide is frigging 1100 and up. Currently looking at other states where I can buy my own land and put a manufactured home on it.

Dealerships steering to their lender is predatory. The one we talked to said if we don't use their lender, they need 50% just to order, 30% when factory delivers to their lot and 20% at setup.

Yeah alot of nice mobile homes here cost between 280k to 594k and lots cost between 70k to 200k.. so easily doing this cab cost about 1M... but buying a home is 50k... for a small home... being a home owner isn't for our generation unless you are rich

Some foundations are made out of dirt rock materials like rubber! Our wells in Florida are about $3800 -$6000 to go about 80 feet!

Sometimes i think i made a mistake buying a manufactured home in san diego. The lot fee is $1390 plus about $250 for utilities and i pay $1502 in mortgage. And the lot fee goes up every year about $50. Total its about $3200 per month for a 3 bedroom. But then avg rent for 1 bedroom apt is about $2000 in san diego.

Don't buy in Oregon. the building permits are close to impossible for any building here. The county puts roadblocks for everything you want to do. Seems corporations are building shared big apts (apts where the corporation rents each room not the whole apt) .We are only trying to replace a 1965 mobile home for a new one so everything is in place but the county is ridiculous. We are definitely using. a local lender like you suggest. Don't use the salesmen or women. So many fees. They charge manufactured home settings extra for mandatory flood assessments by an engineer then one must raise the homes higher and you must have floodgates. Few contractors are available. it takes years to get it done in this state. Insulation and thickness of walls, roofing.

There are some parks where you own the lot, this can keep prices up, even for older mobile homes. Trying to buy in florida. VA doesn't mortgage coop mobile homes, from what my Veterans United loan officer said, not even a coop in a building.

We just closed on one and after 12k for the foundation (crawl space) 40k for land, then the house and bringing the house and hook ups and all that I spent just over 200k

Our bank wanted a lot more so we actually went with the lender they had at the manufactured sales place. My bank makes us do 15 year mortgage instead of a 30 year

Got mine for 40k and finishing up just now after 1 1/2 years (yes covid labor shortage delays). Cost to set up was about 140k and that's on a mountain (don't do that), and will sell for 250k because it's got wrap around mountain views and is 5 mins from a resort and neighboring a golf course, however....it will probably sell for more like 220k, though no housing is available in this area so we'll see what happens.

I am living a nightmare. I live in a two story house, but an accident injured my knee. Climbing stairs is monstrous. I need something all on one floor. Seven years ago I could have gotten a home for $20,000 because everyone was loosing their homes. Now there is nothing to buy. I have an extra buildable lot next to this home. Where can I find an affordable home that is small, handicap accessible, that is available to be delivered to my lot 25 miles west of Cleveland Ohio?

@Auriel Grace I wonder how the property taxes are divided out on a piece of land that several people own lots on it. I have never heard of people owning the land inside the trailer park. There has to be some type of catch. Like they charge you a lot more for utilities to your plot of land.

OHH absolutely forget the question of how long this process is going to take,, whatever time they tell you triple it a the least.. First because it was an Fha on our own lot,, it took 7 weeks just to get the appraiser,, now that doesn't include the time to get the report back and proceed at 2 weeks for that,, then it was 2 months to close,, so just the loan process was 7 months.. then 2 months to wait for the excavator because he was the one that quoted the job, 1 month to get the house delivered (which was already on the lot at the dealer) some rain delay for the concrete to put the house together,, April started the wait for the Cinder blocks now it we are at the 6 week mark and still no sign of blocks.. the electric has been hooked up, we also had gutters added and they have been done,, HVAC guy super nice and that part finished, spetic was already installed previous to starting. SO bottom line they will lie,, lie lie about a done timeline..
