2 answer the question that was on the screen in this video about Denver having a lot of properties for sale, it's because gangs are taking over apartment complexes and extorting the tenants. No wonder we had a red wave with this sorta thing happening. All Americans deserve to feel safe in their homes!!!

VA continues to offer forbearance options for VA-backed home loans as of 12-22-2024 (4 years of forbearance). What does this mean? The taxpayers are covering the burden for the banks delinquent assests while the borrower pauses payments, the loan is not considered in default or delinquent during the forbearance period. Regulators and accounting standards typically allow lenders to keep loans under forbearance classified as "performing." The banks avoid recognizing it as a bad or impaired asset.This allows the loan to remain a positive asset on the balance sheet, preventing hits to the bank's financial health and capital requirements. Still don't get it? The forbearance programs effectively "pause" delinquencies, preventing a flood of non-performing loans from being recognized on bank balance sheets. If too many loans ultimately default after forbearance, this could strain the financial system in the long term. The hope is that forbearance gives borrowers enough time to recover economically and resume payments, thus avoiding foreclosure altogether. However, by pausing foreclosures, the supply of distressed properties that would normally enter the market is restricted. This artificially reduces housing inventory, contributing to higher prices. Foreclosures often sell below market value, and their absence removes downward pressure on home prices. Still don't get the full picture? During the 2008 GFC, 1.8% of all loans (2.3million) faced foreclosure. In 2020 alone, 7% (3.4million) loans went into forbearance. From 2020 to today, your eggs & bacon, diapers & wipes, nails & lumber 4x in price to hold back 8.3 million foreclosure loans. $8.5trillion (CARES Act, ARPA, IRA, CAA, II&JA). Unemployment is on the move & automation (AI) is coming fast… tick… tick… tick…

@Pavel-g2v meaning what exactly. You think that there will be less of a housing issue or a greater one? I think the majority of the construction workers and skilled labor will be more expensive than ever so I believe it will make the housing crisis worse.

In 2008 they forclosed on 12 million homes...houses now are just unaffordable so 20 million houses going to foreclosure is possible.

Fairly sure that Christmas comes on the same day every year... Starting in January, I remind my tenants every month how many days they have until the next Christmas so that the can't use the excuse that they forgot it is Christmas. when it comes to their Nov/Dec budget

I have been watching the market since we sold our house in 2023. I honestly do not see the market even becoming buyer friendly until LATE 2026 at the soonest. If interest rates go down, the home prices will go up.... Greed and capitalism, along with wall street businesses buying up the ore desirable properties leaves slim pickings and causes bidding wars which will elevate the home prices across the nation.
