When I buy my home I intend to not buy in any place that has an HOA, its like having to pay rent to a land lord that tells you what you can and cant do with the home you are paying hundreds of thousands of dollars.

Personally I cannot stand HOA's and prefer to overlook the cars parked on the lawn. It's true that non HOA controlled properties do get out of hand but the freedom means more to me than the neighbors' bad habits.

HOA's as they currently exist should be illegal. Cities/States should not be allowed to collect property taxes but offload the responsibilities and cost of maintaining infrastructure in those properties to the people living there. That's basically double taxing them IMO. If I am paying property tax, the city/state collecting that tax should be responsible for maintaining/plowing the roads at my property.

In Arizona your HOA is responsible for infrastructure like streets, street lighting, gate security & safety traffic signs ONLY for gated HOA communities. Those people are paying property tax plus HOA because they want it all to be private. Otherwise there's no overlap in HOA & city services. HOA collects to maintain HOA community assets like parks & landscaping.

I live near Texas City in League City. I had 13' of my fence blow over during hurricane Beryl. I promptly repaired my fence within 2 days of the hurricane to avoid shortages and cost increases. Since I am a contractor myself, it took me about an hour. Three months letter, my wife and I get a letter saying that we did not submit to the architectural review committee to fix the fence and they needed information on materials and construction methods with a threat of a fine starting 24 hours after we received the letter. I built it with the same materials and same construction methods as the rest of the existing fence. I have neighbors who didn't repair their fence and are still down to this day. I am required by code and law to protect my backyard because I have a pool and I also have dogs. What a joke. I do the right thing to keep my neighborhood looking nice by making repairs within 48 hours and three months later get threatened with fines......for 13' of fence repair. Typical Brittany Lakes HOA!

Well that's pretty true unless you can afford a custom home in either one of the established areas on city lots. Those will have some serious ordianances and enforcement as well. Like Coral Gables for example. For decades pickup trucks were prohibited. Or you move way out to East Bumblefart.

I can see the restrictions on trees that grow too big for the yard. Cypress trees can grow up to 70 ft or taller. Putting in trees like tulip trees, cypress trees, loblolly pines, etc, will, over time, cause a situation where the trees dominate the house and yard. This can cause damage to the sidewalks, driveway and waterlines. Then there is the problem of those large trees or limbs falling on cars and houses. Also, tall trees that overreach the roof speed up the wear and tear of the roof and gutters.

We have pretty strict plant rules, some of it is the hoa and some is from the city - but it's because we live in the desert and it's more water conservation driven. In a place without these issues it seems crazy to have strict plant rules.

Covenant restrictions are fine but HOAs are a hard no for me. I don't want to hear everyone complaining about everything. Fining and harassing people over the smallest thing.... I just don't need that drama in my life. I already pay taxes for local enforcement; I have no desire to pay more to maintain "aesthetics".

HOA laws differ by state. In AZ, HOA board can raise HOA dues & fines via a vote during an open meeting with homeowners in attendance voting. Simple majority. They are required to notify members in writing thereafter. They rarely tell membership the issues before the meeting so board usually gets its way.

Honestly i wouldnt mind getting rid of HOA's and replacing them with something that cannot levy additional fines or foreclose on people for not paying fines. No neighbor should have that kind of power. That should be left for the city for purposes like condemning hazardous properties. HOA's should be for things like neighborhood parks, dog parks, pools, lounges, recreation centers, and health centers. Maybe if you don't pay the dues then they could foreclose but that should only be for amenities that existed during the time you bought into the community or agreed to. Anything after you would simply not have access to. That can easily be budgeted by asking who would be willing to pay for said new amenity and taking the number of agreements into consideration before spending. So many HOA's exist solely to keep neighborhoods uniform and to keep out people with less capital to preserve proprrty value. HOA's at the end of the day were historically created to keep black people out of desirable neighborhoods. It was intended to halt upward economic mobility. They still do pretty much that.

Also, being on a HOA Board is such a thankless job where you often become the villain and scapegoat. You almost become an onsite manager when people dont follow the rules.

I work for one of these companies. I was once asked to ad a legal collection fee on an account for 9k. Their balance was closed to that amount so in total they now owe over 18k. It's been a few months so not certain what the current outcome is.

People complain about HOA's but forget about code enforcement. I lived in a non-HOA subdivision where my neighbor built a beautiful white fence in their front yard. Code enforcement made them remove it. There are rules everywhere. HOA simply enforces the rules more.

I can't countenance joining a HOA. Karens are bad enough, but it's the ever-looming threat of an assessment that scares the living daylights out of me. I've seen too many MLS listings indicating a sale was happening b/c of a steep assessment that the current owner couldn't afford. (Discount price for the property, but the buyer gets to pay the assessment.) Sinkhole opens up on a road? Have fun with that assessment. Sewer main breaks? Have fun with that assessment. Members vote to build a clubhouse and a pool on a piece of land the HOA owns? Have fun with that assessment. The list goes on and on, and it's even worse if you're the poorest member of a community; when everyone else has money to throw around on amenities, watch out!

Luckily in my area, there aren't a ton of HOA's. The ones that do exist in my area are mostly just maintenance. They mow, take care of a few bushes and leaves, shovel the walks and things in the winter, paint curbs, ect... It's more common to just have deed restrictions here that lay out some of those positives for the HOA, like cars in the yard, animals and livestock, keeping the neighborhood looking uniform, no rentals. I have zero issues with these setups. Now, go just a bit north of here towards Lexington KY, and you get your neighborhood full of Karens that just want to have controls over folks. I could never handle an HOA, I'd be the neighbor everybody complained about with a BBQ smoker on my porch and a boat in the driveway🤣

I don't live in an HOA and my neighbor suddenly started having his son's girlfriend park right in front of our house for some unknown reason. Keeping their front curb free and clear. Her car was always there because she had moved in. My husband would go ask them to move it so he could mow by the edge without hitting her car. They did move it for a time she started parking in front of their house and then she was right back in front of ours. Had to go ask again and now finally she stays in front of their yard. Took a couple of tries but it was resolved finally. No HOA needed.

Animal control would probably do the trick too as barking dogs is usually a county ordinance. And actual true story..... when I was on an HOA board once upon a time, I sent a letter to a property with barking dogs that was OUTSIDE of our HOA/sub. I threated (the board did) to sue them if they didn't adhere to the ordinance and quiet their dogs down. Something anyone can do. But I can't imagine how they felt living in some huge fancy house with no HOA and suddlenly a subdivision is built behind your house and they start sending you threatening letters. Hilarious. But it worked!

Honestly I don't really care if the neighbor has a boat on the lawn or Christmas lights up all year, it's their property and I believe they should be able to do with it as they please. If someone is doing something illegal you cna bring that to court, there really isn't a reason nor place for hoa. Any pros in my opinion are heavily outweighed by the cons

I sold land to a developer but wrote in contract that I operate the HOA. It's awesome! Set up a towing company that has done very well to compliment my HOA. They don't understand the concept of only owning the INSIDE of the house and that's about it.... HOA Uber Alles

As an owner in a community, YOU are part of the HOA. The board is not the HOA. The board must apply the rules in a fair manner. Either they are following the rules or not.

Yes I'll buy the house. Yes I'll sign the hoa contract. Then wow they are actually making me follow the rules. Proceeds to cry like a baby. I've been to one hoa meeting on previous home and the residents behavior at the meeting was despicable and childish. I currently own 3 rentals in a different hoa. Everything is always clean and pleasant outside. Yards mowed as well,my lease and hoa rules. I am grateful for everything the hoa does and the once a week drive by is done by residents, the board, that live there.
