What are you talking about? There are many homes available with huge lots. And huge driveways? OK, that's a weird one, but OK, you can get massive driveways. Acre enough for you? There are currently 194 1+ acre properties listed within Las Vegas. There are thousands more not currently listed. But that's not really your point is it? What you really mean is you can't afford those properties yet you feel entitled to live on one. You want someone to invent a time machine for your own personal use so you can travel back to 1940 carrying 2022 cash so you can buy your dream property and then travel back to 2022 so you can enjoy all the modern conveniences and infrastructure we have today. Isn't that about right? Good luck with that fantasy.

Well it’s all over priced. I bought right before the insane increase. I couldnt even get a new build they wouldn’t see me. Had to use all the lenders they told me. It was like a privilege to even get on their “Wait list”. I absolutely as a young guy was merely given the yeah nah were not interested in you type of vibe. Horrible… I live in southern highlands now a beautiful home and glad I didnt use the builders. They should feel the squeeze bc of the way they kept increasing prices Week over Week. Don’t feel bad not one bit. Let those prices all fall!.

Only certain areas of Las Vegas have high crime rates (mostly north Las Vegas ). All surrounding areas have low crime rates. Henderson has the lowest crime rate in the US for cities with a population of over 100,000. Homes are overpriced all over the western states.

Material also increased but labor was more of a factor. They are making a good profit but nowhere near 200% as you're suggesting.

Isn’t this what we wanted? A slowdown to stop the inflation and rapid price increase? I get it. The fed hit the stop button when it raised interest rates. But at the same time, these real estate agents and sellers were making a FORTUNE for two years! I had to relocate to Vegas because of my job and I had to pay more because of the inflation. And we loved our agent. But I won’t lose any sleep cause I know he made a ton of money off me and everyone else during this process. We should want the market to settle down to where people aren’t priced out of home ownership.

We are headed back to levels not seen since 2008. Then, the real correction will begin. If you don't think so, just calculate a mortgage for a mean home price of over 400k with a mortgage rate north of 7 to 8%, and then think about how many families can pay this.

Hahahaha....look at other developed countries. Their house values for years have been about 2x higher than the US while their median incomes have been about 1/2 the US. And their percentage of homeownership has been higher (except a couple cases like Germany). Plus all of those countries only have variable rate mortgages available. Only the US has fixed rate mortgages. US property values are cheap. Obviously people can afford current values. It's only Americans who feel they can't afford homes. And that's no wonder since they're spending so much of their income on what they consider essentials like driving a new $50-75k car, eating out several times a week, buying crap on Amazon, standing in line to pay $5 for a cup of coffee, $100-400/mo for smartphone, internet, games and subscriptions and renting apartments and homes they can barely afford. You're right, I don't think a big chunk of Americans will ever be able to afford a house. It takes work and sacrifice to be able to afford a house and that's a price many are unwilling to pay. No problem, plenty of people are willing to work and take risk in order to provide you with rentals. It's great income.

Houses and interest rates make it very hard for the middle class to buy a home. A mortgage for a $420k is $2400 a month. Not too many people can afford that in vegas, so they’ll just keep renting. Given that the average salary in Las Vegas is $31 an hour($64k a year) after taxes a paycheck comes out to $2100 (not including 401k or retirement contribution). To comfortably afford a $420k house you probably need a solid $120k a year.

I bought a house in Henderson at the end of 2020. It doubled in value in 11 month. That's when you know something is wrong. I think home values will go down for the forseable future. People who purchased a home in the past 6 to 8 month will problay be under on their loan for a couple of years.

All that easy money being made in real estate is over for awhile. We’re likely going back to 2011-2013 (not really) prices ladies and gentlemen. It wont be that bad. But it wont be pretty
