Michele gives good advice on buying real estate in Italy. We bought a property in Tuscany (Pontremoli) in 2017 and used Nicholas Metta in Philadelphia as our attorney. While Nick lives in the US (outside of Philadelphia), he is Italian, licensed in Italy and part of a Italian firm. He was able to inspect all of the transaction documents and provide us with both good answers to our questions and assurance that everything was correct. I would easily recommend Nick for American buyers looking for a US-based attorney.

While I will live in Italy for months at a time beginning next fall, I know that I will never own a property there but that diminishes neither my daydreams nor my enjoyment of this video. These steps are needed only for properties with historic or landscape restrictions, as it's clearly said in this nice video. In any case an ordinary house can be bought with less efforts and money in places that are just few steps away from this wonderful places, so that it can be enjoyed anyway.

It's pretty much the same in Portugal...if the property is in good terms when it comes to legal doc...very easy process...if not ....well if you have a good realtor that is well connected with the so called " commona" easy!!! If not it can take for over 6 months like he mentioned...south region countries in Europe are all the....need connections!!! He did a great explanation of all the in and outs...it is a long but safe process for how is buying... and foucused on the biggest problem...Fine Arts lobby!!Itália is beautiful!!

FYI: It is almost impossible not to get ripped off buying property in Italy. Before, during and/or after. But, as long as you know that, you can decide to buy or not.

@@adamdeluca7681 I had an Italian laywer and Italian geometra and still found out out when I sold it, that two rooms were not consodered or zoned as habitable, and had to be declared this way to buyers. Also meaning i had to list about 20 sqm less than I bought it for.

It is such a good interview with Michele! Could you talk about the dual citizenship such as US and Italy, does US allow dual citizenship? If purchase a house there, what is the process to apply the residential permit and how long the permit lasts if there is one. Love your experience in Italy.

However, if you want to have more specific information regarding this process, and how to obtain residency if and when you buy a property in Italy, feel free to contact me anytime. And dont forget that "buying a property, per se, does not qualify to obtain a long term permit to stay". You need to have a specific reason to obtain, from the Immigration office a permit to stay that allows you to stay here.

Kylie, In Montenegro more than half of the properties are not registered. There is also a lot of permits a person has to acquire to any renovations. This is why I purchased a NEW property. I am still waiting to have the inspection, because of Covid since the end of September when I moved in. Fortunately I have an honest, Attorney, Translator, Realtor who instroduced me to an honest builder. So far everything is working out.

@@FSSpag Montenegro iis a small, beautiful, peaceful, safe inexpensive country (620,000 people) on the Adriatic Sea between Italy & Greece. The borders are Croatia, Bosnia/Hercegovina, Kosovo. Serbia and Albania in the south. It was part of the former Yougslavia became independant from Serbia in 2006. Belongs to NATO since 2018. Not a part of the EU.

It borders Serbia, Bosnia, Croatia, Kosovo and Albania to the south. Very safe, peaceful and inexpensive with great friendly, helpful people and great natural food.

I think Important to also know is Real estate get a percentage like in all countries, bu the percentage in Italy is up to 7%. In Ireland, for example, it is not a legal requirement to use one, but it's a much lower percentage of 1-1.25% in general. Just thought it should be taken into account. Michele Capecchi's english is excellent, and he is a fountain of knowledge, thank you.

NEVER give up on your dreams !!! They can and do come true and I have proof of that. But of course action on your part is what is needed. Sitting on one's butt🤣 doesn't usually bring results. This episode may sound a bit complicated ,but in actual fact isn't,at least not the part in buying a house( more so when restoring older properties, waiting for permissions)as the notary is a professional who checks everything out for you about that property. Anyone interested in buying in Italy I have a property for sale bordering Tuscany. Another fabulous video from Kylie. Bravissima !!!❣️
