Your patience level for some of these people in the comments needs to be applauded. Actually, you should be sainted for maintaining business professionalism. I think you did a fantastic job showcasing this property. Your pacing was very good, your enthusiasm for the project/property was excellent. The builder did an amazing job! It’s laid out very well, it definitely has those “wow” factors necessary to attract serious buyers. The staging is spot on, for the split between model home, and giving a clear vision of “use” potential. They put just enough into material selections, without killing their margins. The price point obviously is subjective to area and market trends. (I don’t understand how people can’t easily perceive that) a house in San Francisco is clearly going to price differently than a home in Topeka, KS. Keep up the good work, and keep the videos coming!

I’m never bothered by the negative comments because I’m sure they are dealing with something terrible in their lives to spend time trying to tear someone down on a video. I can't understand for the life of me why builders feature a fake fireplace in Texas and then make you mount the TV above it or to the side like a terrible afterthought. It's so stupid. NO ONE uses a fake fireplace for heat. If it's non wood burning it's useless. They've got the arrangement backwards.

I think the main reason is that people still see fireplaces as the go-to feature in a room, even in places like Texas. It’s more for looks than actual use, which is why the TV often ends up in a weird spot as an afterthought.

Maybe it’s because this is a model home, so what you don’t see, like the garage, might be left out to allow for customization by potential buyers. Still, the footage should offer some clues about the available space. Are you contemplating a move?

The flooring is vinyl flooring which is hard plastic. The light fixtures are those metal shop class light fixtures, then you have peel n stick AND industrial carpet. For $7M, for the primary bedroom, it needs to be 20x20 with a separate 15x15 sitting area with fireplace, and wetbar and you need a private balcony. There are no jets in the primary bathroom, no hand held, no jets in the tub. I don't want stairs in my closet, I want stairs in my primary bedroom. This home looks no different than what you can get in the $500,000 Grand Home, Perry, etc. price point. It's big, but your bedrooms are small, your primary is small and the fact that you don't have a full size kitchen in the man cave. If you can sell this for $7M, you have excellent selling skills.

Good question , I’m not qualified for suggestions like that , it’s not my profession, I just know (my opinion) too many newer homes at any cost look like white boxes with the all the contents supplied from ikea and or Wayfair. Until then, it’s staged to look like a real home, but no one actually lives in it-it’s more of a sales office for the development. On the lookout somehow?

No one has time for that these days anyway-to look outside 😁. We watch scenery online nowadays, and the future owner would most likely install a high fence on the property. But the property is so huge! You could put something like a Japanese Zen garden on it. That’s what I thought of! What would you do in your case?

$8M especially in the middle of nowhere is WAYYYY too expensive. But if I were going to pay $8M, at least give me shower heads in all bathrooms. The off-center TV placement in the livingroom is hurting my soul. I wouldn’t call the “man cave” man cave, it’s more like an entertainment space. And please have doors or curtains of some sort to blackout the theater room? Also, where are the shelves for liquor? There are many more things to pick from, but those are just a few things that would be a deal breaker, at least for me. Love the aesthetic though, there are some intricate designs on the wall and floor that you usually don’t see anywhere else.

Absolutely extraordinary house but why this trend of super expensive stunning homes with absolutely p*ss weak front doors? This beautiful home should have a massive wooden custom pivot hinge door, these glass/aluminium front doors are fine on your average home but are so undercooked given the grandeur of the rest of the house

You make a great point. For a home with such stunning design, a more substantial front door could really elevate its look. A custom pivot door could be an option for those who prefer it, I guess. Nice catch!

It seems that massive, glass, pivot doors are the fad now. I personally can't stand them. Too large and too fragile, plus pivoting doors are more likely to get stuck when the ground shifts/settles. I don't want strangers or people I don't like seeing into my home when they come knocking. There are privacy and safety concerns with a large glass door. I would rather have a thick, wooden door or a sturdy steel door for the front entrance.

Labour and subcontractors rates and the cost of materials are all really high. Plus a lot of red tape from local councils drive house prices up. I would say this would be close to 25 million nz dollars

@@LIVINGINDALLAS At these prices a garage that isn't big enough for a Raptor R to park in it is a big fail that's why. Some of us actually enjoy spending time in garages working on cars or our hobbies. Garage space is important and a simple "parking space count" for the garage actually doesn't tell you if trucks will fit. Being Texas, that's important.

Way overpriced. My daughter has a 7k sq ft home that was totally rebuilt after the Feb 2021 hard freeze (don’t forget to add a large generator) that is actually finished with similar materials. One quarter the price of this and her home sits on 5 acres not far off of Cross Timbers in Flower Mound, Tx. Where is this home, north of Frisco?

@ yes, I’m very familiar with Lucas, Parker, and Love Joy ISD. It’s a great place to raise a family but there are going to be times you need to leave that bubble because there are things away from you. It could be work or friends that don’t live out there because it is out there.

Most of these homes are never lived in as designed. This is pure indulgence and bragging rights. A home this size can house 10 to 12 persons, not including the help. How many people or families out there get along that well to live under the same roof?

Arvin Haddad has destroyed these luxury home videos for me; now when I look at these videos, I finally see how horrible they truly are, inside and out... from how certain rooms have a complete lack of flow, and how this place has terrible finishes, to even how certain rooms next to each other make no sense. for example... take that little hidden office inside that office, how does that even make sense? let's assume you buy this place, so when the person who's gonna use that secret office has to use it, they have to go thru YOUR office? architect didn't think that one out. I'm not even gonna mention how dumb it is to have your private office in view as soon as you walk into your home, your guests shouldn't be able to see your private office as soon as they walk into your home.
