You want landlords to trust the program.... hold tenants responsible for damages. Do don't qualify people with a history of damaging property and non payment... insure your clients and pay for any damages done. If that's to much to ask then don't be mad when landlords turn down section 8.

Thank you. I won’t be accepting anymore because of just that. These advocacy groups only tell a 1 sided story. They don’t report how tenants have drug problems, move extra people in, damage your properties and then when you call them out for doing these things, they get sec. 8 to stop paying you for damages they caused. Run up utility bills deliberately. All while paying a very measly rent. In some cases barely $100.00. And let’s not forget sec. 8 in most cases never drop the horrible tenants out of the program. It’s on you to find a way to get rid of the deadbeats then when u do sec. 8 just finds their next victim that gives them a chance. Then the cycle repeats. So no way. Would I accept another one. And I’ll tell them to their face!

I stopped as well. It’s been a nightmare. I think they need to do way more to compensate us for damages. If I do take them again it’s gonna be years from now and in a unit that is damn near damage proof. Also as soon as I start having issues I’m starting the eviction process because it takes longer than a normal tenant to get them out.

@Mary B the problem is that they are hot garbage as tenants, aren’t held to any standards, destroy your property and you are left holding the bag paying for everything, etc etc the list goes on and on and on. It’s like making your job ten to twenty times harder and getting paid the same or less to do it. Makes no sense.

@Mary B not sure what your point is? How does that improve trust with these programs? What wrong with holding tenants accountable for there actions? There seems to be no problem when it comes to holding landlords accountable. Shy why can't tenants be held to the same standards?

@Mary B I am speaking from direct experience with them. Also different programs. I have multiple rentals in multiple states mad have been a landlord for ten years. Before I had tenants that need assistance I may have agreed with you. But I’m not that stupid or naive anymore. Those mistakes cost me a lot of money and time and headaches. I will never ever ever ever ever ever rent to them again and I will tell everyone I know that’s a landlord not to do it unless you have a really shitty property that you don’t care about. If you do start getting problems with them start the eviction process immediately!!!’ I can’t emphasize that point enough. Don’t drag out the inevitable because they won’t fix the issue. Once you get used to taking free money you become an entitled douche.

I've been renting out my properties for over 15 years here in GA. I will never accept vouchers again. I'm sorry but most people don't know what we have to go through with the government let alone deal with these types of renters. All those times my properties were destroyed with absolutely no compensation from the government even though they want to control my properties. Never again! That's the reality we're in! Property owners are put at a significant disadvantage. The only upside for the property owners is that they are guaranteed most of the rent. That's it! I've had to spend more money repairing my properties and bringing them up to government standards than profiting from them. It does not make good business sense. We would like to be sympathetic to those who are less fortunate but we don't get into this business for charity. Just keeping it real. The government has to take the risk of renting to these types of renters and provide compensation while making these renters more accountable. That's the only way! But not to mention that there is a social element that is in play that got us where we're at. I think you all know what I'm talking about. That's a topic for a whole other discussion.

My dad said the same thing. We moved into a bigger house and my dad Section 8 the old house. The neighbor called and said the fireplace was on the lawn, the chandeliers were on the lawn, and the police kept being called. My did said never again.

The problem is that voucher holders have a bad rep because so many of them destroy property. I think a great middle ground would be for section 8 and other voucher programs to hold tenants accountable. If a voucher holder is proved to have caused significant damage to a property they should be stripped of the program with a swift eviction. That would force the “bad seeds” to respect people’s property and make landlords feel confident that the voucher holder won’t cause them thousands in damage with no accountability.

Yea, i can see hud asking the renter upfront why they trashed a place after they was given shelter anytime. so if there was an issue with the owner it can be fixed without trashing a place or just find a place where the owner tries to get along with renters and so place not get trashed anytime. hud needs owners to offer space to rent but if the renter keeps trashing a place then word gets around that hud has bad renters and so other owners wont take hud cause of bad renters.

I agree with you but some don't destroy property they have low income workers that pay there rent own time and keep there apartment clean I seen it and we still get deny because of the people that messed it up for us

Landlords should not be forced to deal with the gov't and red tape. If they want to, fine, if not fine. Whose property is it anyway? Whose taking the risk? Whose backstopping the landlord? If its such a good deal, why doesn't the city build some housing for Section 8? Learn first hand income vs expenses and management.

The headache a section 8 client can give you with their four kids.... two baby daddies .... and vandalism to the property isn't worth the money. And that doesn't bring up drug issues.... Hoarders and sanitation issues.... And the friends that they bring in 🙄🙄😂😂😂

Anything that comes with government program is a big no to the real estate rental industry. It is what it is. The same way landlords can choose their tenants, it's no exception with section 8 tenants as well. You can't force landlords to give special treatment for certain tenant. After all they have the right to accept which strangers to live in their property.

Why don’t the government build low income housing and offer it to low income citizens instead of trying to strong arm and force private landlords to take on that task. They don’t even pay market rate, tenants don’t have to put down the required deposit, most don’t meet the credit score criteria, then you gotta wait for an inspection and approval of your property for them to see if it’s good enough for them to pay you the less than market rate rent, etc. etc. they need to really revamp their system if they want landlords to participate because to do so now would be financially foolish.

The problem is twofold the way I see it especially as a small landlord. If the tenant trashes your home the government will not fix it but they won’t require the tenant to be responsible for it either and to the amount that they are willing to pay for a persons unit it’s not fair market value, it’s better to get full fair market value in the open market then to take less than with the voucher program so unless those two elements are changed it’s going to continue to happen. I refuse to take a section 8 voucher for those reasons alone.

Definitely compensation for the landlords! I had one tenant who not only destroyed my property but also stole all of my appliances! The refrigerator, microwave, stove, and both washer and dryer when they moved out! I was surprised that they left the dishwasher!

If they ask do you take section 8 vouchers I tell it won't pass section 8 guidelines. A cracked window, no weather stripping, no smoke alarms. Not true but what are they going to do. I didn't refuse vouchers.

There are ways to get around this in NY. You could also say that you have other renters who are interested and just have them fill out an application like everyone else and not pick them.

Most of these people are not looking to get back on there feet. They are looking to live rent free. Why not creat a program where homeless people work to help themselves

I don't see any problems with them living rent free. 🤷 it's not their fault that you're working and busting your behind to pay rent 🙄. I work and I currently have a voucher there's nothing wrong with that at all. Mind your business and thank God that you're still alive and well

In NYC, yes Landlords do. It's source of income discrimination, and not all Section 8 tenants are bad tenants. Also, if a Section 8 tenant loses their job, the landlord still gets paid. A non-Section 8 tenant loses their job, then that's a one-way ticket to Housing Court if the tenant doesn't move.

The #1 probably with section 8 are not necessarily the tenants. The section 8 program fails to add an exit inspection to assure that the unit is returned to the owner appropriately. If a tenant has hoarded, destroyed the unit beyond normal ware and tare, section 8 doesn't want to hear about it. It's near impossible to sue low-income tenants, and the police rarely arrest when a landlord reports the destroyed unit as vandalism. The tenant can move to the next unit/home and still maintain their section 8, and the program case workers fail warn the new landlords. If a tenant fails to pay their part of the rent, section 8 doesn't do anything to help resolve the issues. If the tenant is evicted and own several months' rent, section 8 again doesn't help the landlord. Again, recipients aren't reprimanded. ALL THESE PROTECTIONS FOR TENANTS, AND NONE FOR LANDLORDS.

This is a difficult problem. People with vouchers do need places to live. But accepting those tenants has put a lot of landlords out several thousand dollars that they’ll never see again, which makes them unwilling to continue to rent section 8. What should we do?

These advocates always have sympathy for them and thats bc they never lived amongst them, you only help them out for xx hours a week try living with them in your building, that’s a whole new story and by them I am talking about those who also need mental health services as well but y’all only concerned about getting them off the streets, why don’t they try and get them approved to move into the buildings they live in? That would be interesting to see, would they fight as hard or not so much? 🤔🤔🤔

As someone who did a stint prepping section 8 apartments for new tenants at a relative's property in NYC, I can see why landlords _DON'T_ want to honor these vouchers anymore! Every single apartment I had to prep first required (nauseating) thorough clean out, sanitizing, repainting, replacement of appliances, fixtures, amenities, etc. - just to have another voucher tenant tear it all up again? _NO WAY!_ My relative stopped accepting vouchers, did not renew S8 leases, shut down his property when it was totally emptied, completely rehabbed everything, got some zoning changes, and went to market rent... It's been very much worth his while, and the City, State, and Federal government people are off his back about all the trouble there was before!

I refuse section 8. Why? Poor quality of tenants and inefficient system. Deposits are very high to access my properties, this discourages many Section 8 applicants. Sec 8 is basically bondage. Renters intentionally limit their income and prospects to stay qualified. It’s an awful program that primarily draws, and encumbered black tenants.

Just want to thank the commenters in advance for making my case to the Mayor. I'm in the process of getting funding from the City so I can start rehabbing these units for people who do have vouchers!! I'm in the Real Estate business and the fact of the matter is that ya'll are operating out of pure greed!! If u dont like the laws here then sell your property and LEAVE!! Ya'll will NOT price low income people out of the city that we built!! Dont let the door hit you on the way out!!

This makes no sense.. why should someone be forced to trust the city or the people on programes... people more than like believe if your on a program should something happen to said program you will be unable to pay. Everyone pionts fingers at landlords because they are the most vulnerable... we all know that the lion ls share of the rent goes to the banks, taxes, utilities... but for some reason people act like they are unaware of this.... why are landlords forced to pay for the water someone else used indiscriminately???

Why are you getting funding from the City instead of risking your own money for this project? It's easy to give away the money that other people have earned (tax money). Private landlords deserve to protect their property because they are risking their own money/source of income.

Hud does not pay deposits, there are non profits that do sometimes, that is after the tenants have move in already.

City feps vouchers don’t pay I have 2 Landlords that haven’t got a check from them in 6 months and tenant portion of the rent is $359 for a freaking 3 bedroom smh all landlords should have the right to turn down vouchers they can’t even pay the property tax with that let alon the mortgage

This is so true now NYC landlords are NOT supposed to refuse a family with HCV but listen they got tricks and will tell the Section 8 (HCV) applicant that their credit score was NOT high enough. I think this is discrimmination as well. Needs to be looked into and added to the housing law.

Ppl don't understand that landlords can lose their Homes too if they don't get their money. They depend on this as source of income like anyone else does for a job. Some use it as extra income.however, remember, if it's a mortgage that's not paid off yet, and you skip payments, the bank will confiscate the property either way. The landlord like out just as the tenant.

I used to live there when I didn't have a voucher. Applied when I had the voucher they said I was denied because of my credit score. Found out they weren't supposed to do that because I have my voucher . But now am moving to a neighborhood in Manhattan soon. Which is quicker to get to where I frequent.

And another thing…New York is not a landlord state the laws here favors the tenants mostly because the cost of living is extremely high here In Ohio, Florida and even Texas these states favor landlords you can literally evict a tenant in 2 weeks. And also in these states ESPECIALLY TEXAS if a voucher tenant destroys property during eviction they get their voucher revoked for life

Sad how i read and see videos about so many against section 8 who try to help anyone get a place, and then the bad ruin for rest who really need a place and cant get it cause the bad reputation section 8 gets now in some states. i just hope things get better and so section 8 or hud need tell renters how not to be if u get a place cause if it keeps going then more places wont take hud and people who are good gonna have to wait longer just to get a place anytime later.

I don't refuse a section 8 applicant. You must have a credit score between 750-790 and First/Last Month's rent. As well as a minimum of 5 yrs, at the same employer and no criminal history at all. The voucher will not cover the full amount of the rent. Credit Card only for payment in which there is a 3% processing fee. I do not accept chime/green dot or gift cards. No cash app/zelle, etc. A debit/credit card from a major financial institution only. I forgot the most important, an application fee of $100.00 per occupant, no refunds and not a promise of approval.

I just got accepted into the program and I would fit every single one of your requirements. I was wondering if landlords are making the requirements more difficult to circumvent the system? My parents ran property management companies growing up and people on section 8 destroyed apartments all the time. There were also some who didn’t. I can’t imagine owning a home and being told you have to rent to certain people and having your home destroyed. I have put together 5 references from different management at my job which I’ve worked at for 6 years , and pictures of my current living situation with my kids so potential landlords can see I am not going to abuse their home. I’m hoping I’ll stand out with this philosophy among all the other people looking for housing. It seems like a nightmare for potential tenants searching for places and losing vouchers because no one wants to rent to them.

Besides property damage, with regard to the NYC voucher FHEPS the government has failed to issue the payments. Landlords are expected to just make up the difference and continue to pay their mortgages, regardless of the cities and dysfunction and issuing the payments. Personally, I bought a property with a tenant receiving city FHEPS and I immediately all necessary paperwork to switch the payee but it took three months to get the first check, the city never paid the back rent and then after three payments just stopped. Worse of all the city FHEPS worker told me to stop emailing her about it! 😂 meanwhile the tenant never made a single payment for her portion of the rent-the voucher program should be holding tenants responsible for their portions of the rent too. How can the city expect me to ever willingly rent to another tenant with this voucher? It has nothing to do with bias or discrimination. I have a mortgage to pay.

I will not advise anybody to rent to the city or city feps It's so bad that I'm having problems paying my mortgage And I still have to do the repairs All my hard work and dreams done the dream because of one bad tenant so put it supported by the city

Just have them complete an application like all others and pay thier application fee and chose the best fit for your property...keep it simple.

You guys are the reason tenants moved in to landlord's property and they think that they owned the property I am a landlord I am renting to city feps The tenant has destroyed my boiler on 2 occasions Broke all the locks on the doors Flooded the basement There is no one to help or assist me with anything It has been 4 months now haven't collected any money from the city I've been trying to reach out to them To find the reason why And no one has an answer So because of that reason I will never rent to any city program again

I’m so sorry to hear that Richie! Tbh I have a fheps voucher and have been searching for an apartment for 3 months now and have yet to come across any luck. I can never understand why the tenants destroy the place. But unfortunately the good has to suffer for the bad

This is terrible that happens to you. Now I know why I am having a hard time finding a place with CityFheps Voucher. The voucher pays my full rent for a 1 BR apartment until I can get back on track with finding a job. Jobs are there just don't pay what you suppose to get.

i thank god my apt program pays higher rent then section 8 people on section 8 cant live in the new apt building the rent is higher then section 8 pays i love my ssi check

Damn it’s a shame reading these comments I just got my citypheps voucher and NYCHA doesn’t accept them so I’m forced to work with landlords and property managers and I can tell they don’t wanna accept me but if that y’all’s experience I understand. I just hope I come across one landlord that doesn’t have a bad experience with housing subsidy users.

Voucher or not, you treat an apartment that you’re renting with respect for the time being you’re there i hate that they would lump everyone as a whole that needs section 8 as bad smh

@@Tiffany-mv6wt nope, I’ve came across some landlords willing to work with me but then they find out the process takes about 2-3 months and no landlord is going to willingly miss out on that much rent for a stranger. So I’m at the point where I’m going to find my own apartment outside of the voucher cause all it’s doing is making me hope for something instead of moving forward. If you have the patience and optimism I suggest you hold on a lil longer

@@lifeofchy3844 I don’t really blame them. They put a lot of money into their property and don’t wanna take the risk. Cause with vouchers it’s a relationship between them and HRA no them and us. So if we mess up their property THEY have to pay for it but if someone without a voucher messes up their property the tenant would pay for it. Same with evictions, it’s harder to evict someone with a voucher because their backed by HRA. So landlords kinda lose rights by working with voucher holders if something goes wrong. I’ve had a landlord tell me they had to go out of pocket for 80 grand because of the damages a voucher holder did to their property. So I don’t blame them but at the same time it is very ignorant to lump all Boucher holders together. I think the real enemy is HRA because their handing out these vouchers like candy but aren’t changing the system to get more people apartments. The projects have waiting lists that lasts for years and regular properties don’t want us.

i thank god i gave up section 8 years ago now im in a much better apt program that pays higher rent and i only rent from arabs they treat me and many others like me one thousand times better they rent me a new apt in a new building new stove new fridge cenntral ac central heat no bugs everything works i love my saviours the arabs in usa they have made my country one thousand times safer adn better for me to live in
