Towards the end you addressed one of my major concerns with an HOA that is already on the high side. The fear that within a few years of my buying a place that they will jack up the price significantly. A $300 a month HOA becomes a $450 a month HOA four or five years down the line.😧

Bought a house about 1.5 year ago. HOA has been a nightmare. Always anxious then I open my mailbox. So much for the "American Dream". 7 violations in the 1.5 year. Most of them don't even make sense. Like weed on the front lawn I couldn't even see with my eyes. I had to send them a picture and they drew circles on the picture for me. The weeds were so small. They charge $50/week if you don't address the issue in the given amount of time. Great video for people who wouldn't know this like me. And ya I pay $75/month for them to abuse me like this. But my bro in Summerlin pays $30 been there over 3 years he has no issue. so it depends I guess. I hate mine. just ranting I guess. lol

No way in hell would I buy in an HOA! F that shit! There are plenty of homes without an HOA. A friend of mine got a notification because a tree died in her front yard, and there was a bit of rust on a side gate, "upper left corner". They really didn't like it when we went around and took note of all the rust on gates, dead or dead shrubs that were removed and not replaced in the common areas that the HOA was "supposed" to be maintaining. After bringing this up with pictures at the meeting, everyone decided to wait to fix their issues until the HOA lead by example and fixed the issues that had been neglected by the HOA. Also, if you have pedestrian gates. Make sure the latch is coverd on the inside, otherwise someone only needs to put their fingers around and push it in to open that gate. Then the home invaders simply exit in one of the cars from a homeowners garage.

Also in California, HOA's can raise dues 20% each year without a Homeowner vote. Luckily my HOA hasn't raised dues in 10 years and the raise was really small when they raised it this past year.

I'm in California ( San Diego County area ). First time home buyer. I was thinking about buying a duplex and/or triplex as a house hacking investment with 3.5 down with an FDA loan. I was checking Las Vegas but I didn't see many options for Duplexes and/or triplexes. Plus, I am not a fan of endlessly paying HOA. And the fact that some( if not most areas ) keep increasing their HOA yearly. Someone convince me otherwise, please.

YES!!! We don't have a lot of duplexes in Vegas, sadly. We can always look and hunt down the ones that are availble! HOA here is a lot different than HOA in California. I really like them as long as the rules are reasonable as they do help keep the value of the home and neighborhood stable.

We just bought in a better area of North LV and our HOA rules say no reptiles and no "insects". So they basically are telling you what you can can inside your home which isnt okay. Insects would include pet scorpions/ tarantulas etc.

😮 Yeah, I heard some stories about how difficult it can be. But as a back up protocol, you might want to have all your questions ready about living in places with HOAs. I usually have my clients prepare questions about their deal breakers.

The sellers should pay the hoa to get you copy of all documents. this usually happens within the first two weeks in escrow. You should always write in that your offer to purchase is contingency on you getting to review all those documents and agreeing to those terms. This way if you dont like what you see you can back out of deal with no repercussions.

If you are buying a house, and there’s an HOA, you are insane. They do absolutely nothing for you, but they limit your ability to enjoy your home. Never!

I always advise clients to really get to know what you're getting into before you get blindsided by HOA rules.

Desert shores racquet club is the worse. Very outdated laws from the 90s when it was once a retirement resort? It’s far from a resort and most people buying houses are now millennials or gen z and work from home. They don’t allow you to work from home or in your garage, won’t let you park in your own driveway, there is absolute zero street parking for home owners, tenants, or guests, and then just random overflow lots that aren’t on every street and are a hike from certain homes they assign you if you don’t have room in garage for cars. The lots are often full & then when they’re full and you park in your driveway, you’ll still get a violation. Then the street parking outside of the neighborhood only is allowed until 10 pm. It’s insane. Also this idea that people are just going to have driveway parties of broken down vehicles is a very outdated society elitist belief. Having lived in ten states and every Us time zone, this just isn’t a thing in HOA communities. It’s such a weird paranoia that I think only bored people really think is going to happen.

I have an HOA. I like the one I have. Your right it helps people keep up on the houses so the neighborhood don't go down in value. Have to keep the house value up. Great video 😃👍
