When I’m considering moving to a new area, I always go into a grocery store or Walmart there during peak shopping hours to check out the people. That’ll usually give you a rough estimate of how well you’ll fit in there.

Ellie J As someone who is 3rd generation born & raised in Las Vegas, NV: Stop referring to “Las Vegas” as a state or area. “Las Vegas” is technically zoned just for the strip. All the other “cities” you mentioned such as Green Valley, Summerlin, Boulder City, Aliente, etc are not the same, but they’re ALL located in “Clark County” such as the city of “Las Vegas”. That’s why they have all there own police force/firemen.

Lived in Vegas almost my entire life. I moved to Peccole Ranch which is next to Summerlin. It's my perfect community as far as I'm concerned. It has a bunch of walking paths, it's location is absolute perfection(close to public library, non-casino movie theatre, good freeway access, great shopping, great eating). I've never been a fan of Henderson because the roads seem so much more congested than the West side of Vegas. I don't know why but it seems more claustrophobic to me.

I've lived in vegas mostly on the north and east side for 20 years. North las vegas has way more crime. But as long as you protect your belongings and respect everyone it's okay. But constantly worrying about your house, cars, and things gets stressful. East side is lax but my neighbors would have their houses broken into all the time. Henderson is the best. No worries there. Historical Westside, paradise, naked city (around stratosphere), and old east side (around downtown to boulder highway) are just as bad. Basically the valley is hood. The surrounding areas are nice.

I lived in Paradise for over 30 years on 1/4 acre and a 2500 sq ft house. This location saves me tons of money. Less than 2 miles from the strip. Gas to get to work and drive the area is 50 bucks a month v my sister who lives in Henderson spends over 300 a month in gas now. My grandson walks to the University. Hundreds of restaurants surrounds my house. We walk to the store. Uber to the airport because it is so close. My aging parents take their scooter. Nobody bothers us. Crime is everywhere if you look it up. It's about awareness too. I wouldn't move from this area. It is too convenient. If I had the money to buy a new house, I would likely just remodel this one because the location is so great.

North ain’t that bad if you’re North of Craig at least. I live off Craig and Clayton and it’s not bad. Yes it’s a very “urban” area but I don’t worry much about crime in my little gated community. There’s like 2 homeless guys that are chill who live around the area. Just don’t live east of the 15 or south of Craig and it’s just quiet, boring suburbia

For those of you that are easily spooked or looking for that 100% safe place to live, just stay where you are because it doesn't exist. Eventually, you'll have to venture out of your little enclave, unless you plan on being a hermit. Living life takes risks. There's no perfect place in Vegas or anywhere in this country, or this world. I'm not telling anyone to become reckless, but if you think you're ready to make a move, do it!

When it comes to crime rates, they do it in such a way to compare how many crimes occur to how many people live in an area. There's actually more crime in California than in Nevada, but since there's so many more people in California than in Nevada, the crime rate is considered to be less.

Sunrise Manor is not all bad. If you go about 2 miles East of Nellis BLVD, Sunrise Manor has lots of rentals and if you take Charleston to Hollywood those homes rang from 400,000 into homes in the millions!!!! I suggest driving that way before you say all of Sunrise Manor is bad. The East side of Sunrise Manor is beautiful and the west side of Sunrise Manor is much closer to the middle of Las Vegas so of course there is a lot of homeless people around that area and high crime. The farther you get away from the strip the nicer it is but yes, it’s more convenient if you live close to a freeway.

Their exist no homes in the "Millions" in sunrise manor. There maybe like a handful that cost around a million in the entire township, high end developers soon stopped after they realized it was a mistake to put high end properties in a low income part of town. Not saying that it is a bad part of town, it is just a more affordable living working class part of town. Northeast is heavily populated by the latinos or hispanics. Lots of hispanic food stores and restaurants on this side of town.

Lived in Summerlin for a year, depending on where you work freeway location is over rated. The 15 runs next to the Strip, it’s not a parking lot. It close, the 515 runs around the East side of Vegas & the 215 is on the West. If your working on or near the Strip, traffic can be an issue.

I went to Summerlin last year and this New Year to see some family and wow all the landmines at the park. People just dont pick up after the dogs they own, and I'm talking alot of landmines.

Wish I would have watched this before moving here! It was hard to get any good info from my realtor. He seemed to think every place was fine lol. Now I’m stuck in the middle of north Las Vegas, on the border of where it gets ghetto. 12 mins from any freeway in all directions. Wish I was either closer to centennial or Summerlin. I work on the north east side though so I wanted a short commute

I’ve lived in enterprise/Southwest are of Las Vegas and would never move out of that area! It’s close to the 215, lots of housing n apartment options, lots of retail n good restaurants, pretty safe area, and pretty close to everything! 20 mins to Summerlin, 15 mins to Chinatown, 15 mins from the strip, 30-40 is usually the farthest I have to drive if I’m trynna go somewhere super East or north

Hi there! Thanks for making this video. I personally bought a home near the Air Force Base and I freaking love it. I'm in Sunrise Manor, it is quiet, nice neighborhood, and super convenient to many stores. It's interesting that you didn't give concrete examples as to why you wouldn't recommend that side of town. I would love to hear more.

A lot of the areas on that side of town are older and there’s much more crime. East side is revitalizing, but it has a lot of work to do

Unfortunately, I have to drive by there to get home. I live very close to my job. Quite a few times, I had just missed a shooting before or after I drove by, luckily. Very hard to move when you want to find a place but you don’t make enough money to afford a 2bed/2bath apartment for almost 2K (in a nice quiet place)… and out of towners can.

Just found your video - We are about to, March 2021, move from England to Las Vegas. We have visited a few times and originally we were going to move to San Jose, Cali. However due to the pandemic we have considered living somewhere more cheap for a year. We are primarily looking at Henderson, due to lower crime rate.

San Jose is a beautiful area with a lot to offer. The brokenness of the California state government has driven the price to live in CA to the moon. California's population is declining. That means the $3million you pay for an average home in San Jose will drop over the next decade All the billionaires have left or are leaving (Elon Musk, Larry Ellison, etc.). Since over 50% of california's taxes have been paid by the billionaires...you have to wonder who IS going to pay the taxes. It costs 4x as much to lay a mile of highway in CA as in TX. Why? Graft and corruption. I urge you to appreciate CA the way we all do via taking trips there from some nice place that is affordable like Vegas. I'm a CA native, I still work in CA, but have rented a place in Vegas. Tired of getting shafted by criminal fascists mistakenly called representatives or public officials.

I look to moving in the Enterprise (SW) and Lone Mountain areas. Henderson is a little to far from the central Vegas area for me. When I got lost once I ended up in the MLK/15 area. We came to a stoplight and it was super sketchy, I told my friend if anyone approaches the car I’m running this red light. I’ve walked the streets of south central LA and this seemed worse, could be I’m was just older.

Sandra Cordero general rule of thumb is if it’s a master planned community (ex. Summerlin, Skye Canyon in NW, Rhodes Ranch, Southern Highlands), there’s also a special Improvement district (SID) or limited improvement district (LID) fee on top of mortgage, property tax, insurance, and HOA. Gated community will likely have higher HOA, esp in newer developments, but HOAs vary from one community to the next depending on what amenities they offer (clubhouse, manicured landscaping/walking paths, etc. Much older homes likely won’t have HOAs though.

I make enough to live comfortably with the money I have coming in, however, I was wondering how much I would need to move out there initially? I want to be comfortable with touching my monthly income. How mus to live for the first 2 years? weekly? monthly? yearly? $250,000-500,000 to move out and get settled for 2 years? more? less? please respond, I can't get an honest answer!!!

north of Carey/Smoke Ranch and west of Commerce in North Las Vegas. However there is low income housing and homeless EVERYWHERE in greater Las Vegas. You can't escape the homeless and gang sign spray paint. Even in Centennial Hills. Although there is noticeably less trash, homeless, and spray paint in Centennial Hills. Vegas is super random. There is trashy neighborhoods near nice HOA's no matter where you go. Centennial Hills is by far the most clean and newest part of town. Pretty much the only way to espcae HOAs is to get lucky with a home North Las Vegas, or a remodeled home in sketch parts of old Vegas....Stay away from Nellis, Lamb, Sunrise Manor, LV Blvd. and anything east of Losee Road. I bought a house in North Las Vegas after moving from Iowa. I looked at over 100 homes all over the city. It was brutal finding something that wasn't trashed, with good neighbors, for under 300k. But I did it.

Good video, very insightful. What do you think of condos like One Queensridge Place and places like Turnberry Place and Turnberry Towers? Besides them being “expensive”. And would you recommend one living there is one could afford it?
@SunshineMalaya
@SunshineMalaya 5 жыл бұрын
Thank you! I've never been to either of those places, but Queensridge place is in a great part of town. I used to live near there and really enjoyed having close access to places like Tivoli Village and Boca Park. So from that perspective, yes! I would recommend living there if high-rises are what you're looking for. Turnberry Towers seem like a neat experience as well. Even though it's basically on the Strip, I feel like that little area is one of the quieter parts of it. So if you want to be in the middle of the Strip and Downtown, that's not a bad option.

If you want the best bang for the buck. Check out the north las vegas area around N. 5th and E. Ann Rd. Most of these new homes are going for around $280,000 with low HOA fee that are close to $30.00 to $60.00 a month
