Great video! I’ve been living here in Lad Prao for the past 3 years and I love it. Your prices were very accurate. It’s all about timing. I stayed in a local style condo for about 2 years payed 8,000 BHT/Mo then a friend of mine asked me to rent out one of his condos in a fancy building and he only changed me 10,000 BHT. Many people don’t believe what I pay. With the incredible views, full service gym, and infinity pool it’s really hard to beat.

This brought back some wonderful memories for me. I stayed at The Quarter hotel which appears briefly in this video, had a wonderful 9 weeks there. And you're dead right when you say going down the little side streets you can find some even cheaper condos and apartments, I was offered an apartment for just 4,500 baht per month, absolutely crazy. I also dined in the Fat Cow, food was great. I've only been back in England for 3 weeks and I'm missing Thailand so much, but I have plans to return later this year...to stay for good :) .

@Gold Shine I think it was down Soi 5 but I can't be sure. I went for a wander down the side streets and a Thai lady who spoke quite good English said she had an apartment for rent for 4,500 and asked if I'd be interested. For that price I can only imagine what condition it was in.

I lived in Chokchai 4 for many years. When the monorail construction started around 2017, the traffic became terrible. What used to be a 10 minute bus ride to the MRT started taking 25 minutes or more and coming back in evenings was pretty grim as well, there were oft times I’d get out and walk instead. I always liked those bars outside of Phahon Yothin MRT, one of my favorite local places to drink. Just before the first lockdown in 2020, an Indy Market opened in Chokchai 4 as well, some good food and drink options there, I think I prefer to the new Talat Rotfai at Rama9. Nice to see FatCow get a mention, great burgers and a wide selection of craft beers.

I've walked up Chok Chai 4 and vowed to be back with a camera, I will be doing Lat Phrao Road Part 2 to Bangkapi so that'll be a longer walk than this video but can't wait!

Great video again Pat. I was in the Legacy condo Soi 8 from 1997-99. Going "into town" was a leap of faith in terms of the journey time involved both ways. Your content is like reading a book chapter each time for people who are long term residents here, really excellent research !

Last week I went walking through the three parks around Chatuchak and decided to head over to Lat Phrao for a recce afterwards to suss out bars and food etc. Then lo and behold I remembered this video a few days later and watched it again. I rented a room with my wife-to-be when we first moved in together around September 2015 in a place called Pawana Mansion in Lat Phrao 41. We were there for 3 months before moving to a larger condo in Huai Khwang. Lat Phrao certainly was different but I was quite happy living there, especially since I was with my new "love". I remember trying to buy food at the nearby Phaowana Fresh Market but having virtually no Thai language and their English was approximately zero-to-none. I used to ride the local motorcycle taxis to Lat Phrao station but now there is a new station right next to that market. My wife did an English course at Wall Street English in Union Mall just next to the Phahon Yothin MRT station. I went there with her many, many times so knew the area well. There used to be a small night market in the paved area outside Union Mall where I would often be expected to buy trinkets for the darling. :) I miss those days. Covid sucks!!!! Thanks for the video. I really enjoyed reminiscing.

Awesome vid. I just spent 2 weeks at the Quarter Ladprao walking around those same streets. A super interesting area is Duang Kaeo village. A very very lively area...a bit removed from the MRT...which i believe adds 3 points to the "local area" scoreboard.

Good one I lived there over 20 years ago and could only dream of a train line there. Its a great area and does not take too long getting home late at night by taxi and so many local pubs and eateries no need to always to "Suk". Once those lines are open it will open up all sorts of possibilities and much cheaper living as people spread out due to ease of mass transit options.

Lat Phrao, always liked the area and the vibes, it's very straight forward, one main road with sois off each side, unlike On Nut which is scattered all over the place.

We usually stay soi 1 Lat Phrao at a small hotel when we are in Bkk..we liked it for the food and shopping and relatively close to Chatuchak market..Never checked into the condo rents but appear quite reasonable..we don't live in Bkk anymore but this area is definitely one we like to come back to and will go again if the World ever gets back to normal again..lol

This is my neighborhood. I've seen changes in the past 50 years. Soi 1 is actually my Soi. It connected to many Sois with tons of restaurants and food stalls. Soi 5 is also connected to Soi 1. These have been used as a short cut out to Pahonyothin 24 and Ratchadapisek rd

I know those interconnecting sois well, I live in Ratchayothin and always cut through to Soi 15 or Big C and also to Soi 1. I worked at SIBA college for a few years which was very convenient as well.

Well, that's what i think of most people even to a fellow Thai anyway.

i lived in Bkk 91-92 as a student, started up in a thaistyle room at soi Wattana wong Prattunam that i rented from a thai mate for 1000 baht, a shared thaistyle toilett outside ;) then i upgraded to an apartment in soi Bunprarop, Ratchaprarop tower mansion, that one costed about 4500, the amazing thing is that when i checked the price now, 30 years later its about the same, 5900 for 28 sqm, prices on rentals have not moved as much as everything else (price of beer )

Prices for rooms haven't gone through the roof for 20yrs or so, I paid 3400 for a room in Petchaburi Road in 2003 and the same place is now 4800.

Didnt get as far as our place on the corner of Chok Chai 4 overlooking the Yellow Line station. Really looking forward to the Yellow line completion as the traffic on Lat Phrao Rd has been unspeakable, in fact glad we are in the UK while its being finished. Still waiting for someone to answer the mystery of how Chok Chai 4 got its name :) If you want to cover that area you would be welcome to shoot from our 18th floor, you can see the whole road and monorail towards Bangkapi.

I have been around Chok Chai 4, and wandered around the back roads, that road is a fine specimen of 1960s Bangkok with all those shopnouses intact, and I made a note to return. I plan to do Ratchada to Bangkapi part of Lat Phrao Road. It's not as salubrious as the other part but it's getting there. I lived in Ratchada Pavilion for 2yrs in the 2000s, and rode the MRT the day it opened, fun days. I may well take you up on your offer of filming from your place.

That part of Lat Phrao is near to a lot of transport links but Lat Phrao Road stretches as far as Bangkapi which is quite a distance, and that part is also referred to as Lat Phrao!

12,000 Thai Baht = $360.47 US Dollars. This was the upper end of rents that Pat listed. In the metro area where I live in the US, rents are well over $1,000 USD for a crappy, 1 br apartment! Not San Francisco or NYC either, just anytown USA, you will pay this much for rent in most of the U.S. now. Lat Phrao is about 8 miles north of Nana Plaza, so a short hop on the MRT gets you to all the action. Amazing.

This is Chatuchak district, not Lardprao district. Many foreigners call it Lardprao because it's near Lardprao Road and the mall around there is called Central lardprao, but every place you reviewed is in Chatuchak district and several Km from Lardprao district. Lardprao doesn't begin until after around Lardprao soi 40 and Chokchai 4.

If you go on DD property looking for places by district, if you type "Ladprao", none of these condos will show up. You have to type "Chatuchak" to see listings for these condos.

@@BangkokPat it’s difficult to choose really. Yes , budget is of course important. I have rough idea what I’d like. But beggars can’t be choosers and I hear rents will increase. I don’t want a mansion .. ha .. ideally 30sq m ish upwards and 10/12k b p month .. with access to MRT/ BTS. shops, markets , street food etc..

Some are quite cheap I’ve seen but not sure of block / areas. Will take my time deciding. I’m catching up on some of your videos. And watched again ones on ‘Losing Face ‘ and the one where you were at the airport ..

Lat Phrao Intersection is a meeting point between people. Because traveling is very convenient from every district in Bangkok.

It's interesting that "Lat Phrao" has come to define areas along the MRT and Lat Phrao Road, but "Lat Phrao" proper is actually about 7 or 8 km to the northeast of the Lat Phrao MRT station. Isn't this area actually Chom Phon and Phromphan? It would be interesting to know how "Lat Phrao" became the name that everyone wants to use, similar to condos in Talad Phlu that are named "Sathorn," when that is also so many kms away.

I think it's because of Lat Phrao Intersection and start of Lat Phrao Road, and of course Central Lat Phrao, all of which are in Chatuchak district. Chomphon is a sub district of Chatuchak.

I am thinking of relocating away from where I am in BK due to a pending large construction project coming soon. But my issue is that when I went hunting for a new place, so many would not rent to foreigners. I am just south of Lat Phrao and was looking a short distance from Ramkhamhaeng University where I am near now. It was easy when I first looked 2.5 years ago. But now I am running into roadblocks.

Great wit Pat - how does that go down in Thailand? Such variety in rental prices. I stayed at a hotel over the river once, near Wutthakat BTS I think, which had a great outdoor pool attached. Be nice to find a condo with this kind of arrangement. But my big quest is always to find the best value breakfast. Do you know a hotel that does a great buffet to non patrons for say 250-300bt? Or maybe just a cafe. closing credits sounds were starting to sound like JTQ - I saw them at the Town & Country in the early 90's. Many thanks

Most of my wit is lost on many people except a handful who do get the Brit type humour. The confession bit I made up on the spot, actually was gonna spin some historic tale about the church but forgot the details! All new condos have pools nowadays so there's no worries about that, some are doing short term rental deals. If you make deals with owners or the condo office directly it's much better than doing it via Air BnB because many condos aren't keen on those arrangements and you'd be pretty much on your own if things go wrong, like you forget the key. I don't know any hotel buffets at that price to be honest but you can get a decent breakfast in most places at that price. My mate at The Stay Cafe in Victory Monument does a deal on the weekends for buffets/sets if you like that sort of thing 199-299.

Had a house with garden 10 min walk👣 from (soon to open🙏) Pawana yellow line Y2 station for 30yrs. Grow our own mangos. Few condos and fewer farang up here. Neighbours include a pilot, doctor and a general. A haven of tranquility💤 but property prices are low✅. Yellow line from Pawana Y2 to Samrong Y23 will partially open in July this year? Cough. The legs to Ratchada Y1 where you made this video and extensions onwards to will open 'later'. Yup. Developers are closing in.

You never know the exact dates but the official MRTA site says it's about 90% overall completed, which is hard to believe. It'll first open from Samrong to Si Rut on Srinakarin Road then the rest later.

Chok chai si market is the best I used to live above in a lumpini condo in lat phrao this is the cheapest neighborhood to live in and the transit is efficient. I would take a bus to the mrt it was never an issue.

I like that area, rough and ready but charming, it's a bit shadowed now with the new MRT line down Lat Phrao Road but there's a station right there now...or rather next year sometime...

@@BangkokPat there's always one! I lived near rachayochin, pardon the spelling, near the SCB bank building where I used to work, Thai areas are my preference for many reasons
