Wife and I went down for a tour 2 weeks ago and was mostly positive BUT have some concerns about how they will not give you the option fees till AFTER you sign the contract !! Sort of remind me about a car dealer and their bait and switch. PLUS THE BAR & Chills was so full of fly's one could not eat. Still have not decided yet PS also wife afraid of gators that come un in the parking lots and are in the water around the complex.

Did you speak with someone in sales? You can definitely get all of the option fees while in the planning stages. Just give us a call or send us an email - [e-mail] - and let us know which home you'd like the option sheet for and we will send it out to you. You are correct in that the Bar and Chill had some fly issues over the summer. The last time I went that was resolved. As far as alligators, they will not bother you if you do not bother them. They are mostly lazy and sun themselves on the banks. It is just part of living in the Lowcountry! :-)

The Villages has sooooo much more to offer and prices for new and used homes from $114K all the way to several million- but everyone has access to all the same amenities and pay the same amenity fee

Almost all of Bluffton is in a non flood zone. Hilton Head Island near the beaches will have some storm surge at times but overall the storms have not been bad.

We had so much fun touring Latitude Margaritaville Hilton Head. If you want more info on the community email us at [e-mail]. If you'd like, we can snail mail you a large brochure that answers pretty much all questions and even arrange a stay and play at Latitude Margaritaville Hilton Head. They will put you up in a Villa for 3 nights and give you an all-access pass for the community. They will even loan you a golf cart for your stay!

@@BrynnCarrollARTIST the cost to add a pool and/or hot tub varies. You can have one put in at the time of building or add it later. It may be less expensive to add it later. Cost depends on the size and type of the pool. At least one person in the household must be 55. No one under 19 can use some of the amenities such as the large pool. But, they can use the pool at the Lake Club.

@@BrynnCarrollARTIST It is not a place with a lot of people under 55 but there are some under 55 spouses and residents do have guests that must be accompanied. What does average Breeze Lot cost?

It honestly depends on the lot location and the view. Most of the single family homesites start around $30k and go up from there. We can always get a current lot sheet with prices and availability for you. They release new homesites regularly.

There is a POA to live in Latitude Margaritaville. The POA varies depending on if you purchase a house, cottage, or villa. The POAs are very reasonable and all lawn maintenance is taken care of by the POA.
