Thirty minutes to the beach? LOL. Maybe on a Tuesday at 4am. Getting to the beach on a weekday at about 11am from LMHH took over an hour because of traffic.

Would like to correct a couple of items from your video. You mentioned that SCHH was started in early 2000. I live in one of the original neighborhoods and my house was built in 1996, so a bit older than you indicated. Also you mentioned no villas or cottages in SCHH. There are several villa/cottage areas on site with resales possible, and in new Argent East area, they will have duets available. Just saw video with walk-through of the 2 duet models available. Each duet unit will consist of 1 of each model.

Margaritaville also has live entertainment daily in the afternoon 7 days a week, and in the evenings on Fri and Sat.

I have 2 questions: 1. What are property taxes in both communities for a Canadian. 2. Are you allowed to rent out the home for short stay, in either of these communities thank you alice taylor

You would need to ask a local real estate attorney for verification but I don't believe there is a different amount for a Canadian. The taxes are based off of owner occupied and investment or second home properties. I believe it would be considered an investment property. The taxes would be based on the home price and the area where the home is located. As a general rule of thumb, we tell people 1% of the purchase price for owner occupied and 2.5% for investment properties. Neither community allows for short term rentals. No VRBOs or AirBnbs allowed. Margaritaville allows for a 30 day rental (minimum) but if you decide to go that route they limit the amount of times you can do it to 3. No more than 3 separate renters per year. Sun City has a longer requirement for rentals. I believe the minimum is 90 days.

If you rent while waiting for MHH to take up to 18 months to build your home, most rentals only allowing 12-14 months on a lease, be prepared to either re-lease your rental or move to another rental @ a higher rate. No fun.

Do either places have a community garden? Also, which has more vegan options at their restaurants? And are there any vegan restaurants in the area? Also, do either places allow you to put up a fence?

No fences allowed. Their are garden clubs but not a community garden that I am aware of. As far as vegan options, most restaurants in the area have vegan or vegetarian options. Most have menus online. 🙂

That depends on the pool you choose. In Margaritaville they do have pool options. Both communities do allow you to purchase a pool post build but the cost would be determined by the pool you chose and the pool company you hire to install the pool.
