There is another side to the challenge of renting whether it be a house or an apartment that Ramit does not really mention in this or other videos. The challenge with renting is that you will find yourself moving as landlords terminate leases, so that they can substantially raise the price beyond the legal limit of a lease. There is no long-term sense of security. Additionally, it’s not possible to build equity and have something to leave to one’s offspring.
@slchance88397 ай бұрын
Respectfully, i'll partially disagree. I was thinking about this just now. I'm middle aged and I know ALMOST 4 generations of people (i know just a few people in their 90s....but probably not for long) of different strata (doctors, engineers, teachers, cops, firemen, business owners) I am only speaking from what i've SEEN PERSONALLY, not Ramit's book nor his advice nor the mainstream financial advice. AND...what i've seen is that every homeowner (but the business owner) is not wealthy. Comfortable? Yes. Stable? Yes. But I dont see these homeowners and think "wealthy." I think they're SITTING on their wealth. If the house is worth $1.5 after owning it for 20-40 years, then yes, they have a millionaire net worth, but their income, lifestyle, etc...is still living in a middle class house and budgeting for middle class vacations and middle class used cars. Their house and income didnt get better, they just have maybe a few thousand dollars a month bonus from not having to pay a mortgage anymore. IF they've spent the 15-30 paying off the house. What is that? $24,000 more per year. Yes, it's something....but wealthy? not quite. If they wanted to LIVE wealthy, they'd have to sell the house. ANd with the money do what? buy a CHEAPER house, farther away and then live large on the profit? That's pretty much starting over again. How much of a profit, really? THe house value went up b/c ALL house values when up (over 30 years)....so the money they made would have gone right back into buying another house at the same price. SO, they're right back where they started, except now they dont have a paid off house. To BE rich, you'd have to sell you house, then spend ALL the profits on another house. Now you can sell the house and move someplace smaller, cheaper, a different country, etc....but that's the cost of wealth, then isnt it? your house got smaller, cheaper, and you live in Phillipines with power blackouts every Tuesday and no access to world class restaurants and hospitals. Upgrading lifestyle would be living in a BETTER house in a BETTER location with BETTER everything. Nothing really changed about socio-economic strata. My own example is that, i dont need **forced** savings, I save 40% of my income and have been renting in a swanky (pricey) part of downtown. My commute to work is 6 minutes, 15, if I want to walk, on a nice day. My neighbors and neighborhood is good-looking and I can be anywhere I want to be in about 15 minutes: sushi restaurants, new year's eve party, friends' homes, music hall, even the police and fire station. At 40% savings invested, my net worth is APPROACHING the same value as the homeowners. The big difference is that I can dip into that nest anytime I want without having to sell my home. Is owning a house a good idea? Yeah. kinda. For some people, who cant control their spending...it's "forced saving," that lets them not throw their money away in rent for 20 years. I cant say my lifestyle is for everyone....but I can say that i've been living my life how Ramit's way for nearly 30 years: I spend extravagantly on what I love, and cheap out on the rest.

The question about purchasing a house or renting a house is very different depending on your annual income. If you have enough income to easily move to another rental property if your landlord loses the property to divorce or illness or gentrification then you font worry about renting. . If you have less money you might feel safer in a property that you own and can control your ability to stay in your home.. especially if you have a 3% mortgage rate and home warranty coverage for repairs plus enough insurance coverage account for natural disasters Etc
@hollyc.691 Жыл бұрын
It should be more based on if you plan to live there for at least 7 years or not. If the answer is no, then rent. If yes, then buy.
@genxx27243 ай бұрын
Do not rely on a home warranty for repairs. Home warranty is an insurance company. They are in the business of NOT paying. They send the cheapest vendors and they come in a four hour window, so you cannot schedule it around work without taking half a day off. You will have to fight for anything that needs to be done, so you better have the necessary expertise, both technical and legal.

That kind of service after having a leak in your condo is not always the case especially for those that are not renting in high end accommodation. Great situation for Ramit and understand the point he is trying to make but I know of many cases where the owner of the place is not able to attend to things so quickly particularly in a Strata environment.
