Unfortunately yes there will be some debt. We bought the land outright and had almost enough money for the upfront site work. Looks like we will need about 200k from a lender at a nice 7.5%!!! I thought it was crazy but my dad said he he bought his first house in the 80's the interest rate was 18%!
