Great video! For some reason I expected the price of land to be cheaper there. I’m in the Japanese countryside and land can be even cheaper here. The only people who want to farm are old and dying while everyone else wants to be in or near a city.

Key issue to remember Earlier this year I bought 3.2 Rai in Udon ( Nong Wau Soo) close to the lake ( 1km) An old rubber plantation It had two existing timber houses fully serviced on site Occupied in-part but the old couple had moved 20 years ago to Chang Mai Papers all in order But on inspection the timber units had termites We had to clear the houses & burn any timber Treat the area & start again All done now ✌🏼🏴󠁧󠁢󠁥󠁮󠁧󠁿🙏

I like the first property, but having the main house hovering over that small pond would be a mosquito nightmare. If the house was just off of the water a couple meters, it would be a bit less of a headache. I enjoy the rural land videos. 😊 Ken

I have a large pond on the eastern seaboard. Mosquito's not a problem if you have fish in the pond. I also circulate the water. Not sure about the surrounding paddy though? Interesting channel.

Thanks Ryan, as always a great watch. Love the new name of the channel. Land prices are going up all over Thailand, even in the rural areas. Our 2 Rai is now worth 10 times what we paid for it 4 years ago as people began to move out of the larger conurbations into rural areas and the infrastucture gets built. We now have electricity and water at our field which we didn't have before, when we bought it. However it does come with a downside in that what was a completely isolated piece of land overlooking rice fields as far as the eye could see, now has many small housing developments as people sell their paddy fields for cash to unscrupulous property developers, even the field next door has 7 houses on it. We have just planted out our rice and hope that we will have a reasonable harvest and that the neighbours do not contaminate the land with their refuse! Still holding onto the dream that one day we will be able to afford to build a house and live there. 🙂 God bless you, Damo, and the family 😀❤🙏

The lake has substantial value, the water treated and managed is valuable for fish farming. If you can get it for about 80k be good buy

There are mosquitoes all over Isaan with rice paddies & during rainy season. Fish would eat the mosquito larvae in the pond. Nice drone videos. Rainy season makes the land look so lush.

Not sure if large bodies of water like that is good mosquito habitat. Far worse is swampy bush with small stagnant pools and shady foliage.

The fish eat a lot of the mosquitoes, but I did notice they had a lot of screens to deal with mosquitoes ,since the whole area is a rice swamp

@@kuzinit2374 I imagine there's mosquitoes all over Isan in the wet season, and there will be small wet spots all over the garden. Rice fields usually have fish and tadpoles in them, however.. the farmers will stock the pools with fish so they have bigger ones to catch later. At least they do that here. I don't think you'll get many mosquitoes from rice fields either.

The name change, I feel, better reflects your current situation and video focus. Good choice! We have the main house, guest cottage, a 100 pig barn, and water, all running off solar. It really isn't that hard, or expensive, to do in Issan. We had no choice, though, as closest electric is about 1.5 km away. As for mosquito's, we also have 3 ponds stocked with fish but the problem isn't those, but the stagnant water during the rainy season about the property. As you know, keeping it mowed and some landscaping can go a long way to reduce unwanted pests. So living off-grid and a few mosquito's wouldn't be a 'deal breaker' for me! Great vlog really enjoyed it. That drones coming in handy! I hope we can see more vlogs about land and prices. You are able to bring a perspective that is really hard to find anywhere else for people who dont have boots on the ground. If i look online there is not much at all, especially rural. Its best to be there and ask around it seems. I hope to be searching myself at the end of the year 🙏🌏✈

Most land in Buriram is available only by word of mouth. I've never seen an agent sign "For Sale".

We just relocated from Udon, land price probably about 35-40k per Rai, no title deed possible (land office: come back in 3 or 4 years, we are running behind in mapping that area 555) but.. 25km from Laos, 8 km from electricity post Sure, solar costs, 10kwh lithium 65k, 345w solar 3.5k, 5.5kw inverter 20k, some cables and you are set. (We had 5 air conditioning units, but the water filtration system used the most power) Absolutely doable. Sadly.. air pollution.. So terrible bad this year, and with COPD.. nope. Health comes first We had a great pond in the side of the house, no problem with mosquito!! The fish eat a lot and there is this thing called mosquito dunks, they work amazing. After 4 years of grid... Living in Ban Chang does absolutely has its benefits. Getting to a hardware store just 10 minutes, not an hour drive And thrust me . The sun damages a LOT. (Plus the animals) But the land prices here .. oef.. 3-4 million.. easy, per Rai.. Buriram seems like a nice place. We are going to check out Chanthaburi soon The sea will provide better odds on clean air :-) It was horrible in March/April.

5 air-conditioning units... So we had (have) 55 kWh lithium, 14.5 kWh solar and 3 x 5.5 kw hybrid inverter. Great setup... Sadly.. 30 minutes to the nearest village is a challenge. 60 minutes to the town is.. And Udon Thani doesn't have a lot of "western comforts" Hot water we used LPG water heater. Doing that on solar panel energy... Not advicable Water solar heater obviously is possible. For us the LPG worked perfectly.

Amazing people in issan 😍🙏 the first plot looks wonderful 🇹🇭 but yes with it being over the water as soon as the sun goes down your smothered in mosquitoes but also as much by the rice paddies , he definitely got ripped off with the water tower 😂 mistakes happen right ? It’s not a bad price to be honest 🙏 as for the surf shark vpn that’s a great idea as I just bought a machine from Estonia and the quotes for bringing it back to the Uk 🇬🇧 were to say the least pricey but when I got a local guy to get a quote it was 40% cheaper 😡 loving the blogs as always 🙏 I’m looking at a plot in rio et next month which sounds good so let’s wait and see 👌

Another informative video Ryan! Land without access to power and water can be purchased for very little money. We [my wife and her father] purchased 10 Rai of land of farmland for 3,000,000 baht. The land is located 450 m from a main road with access to power and village water. There are two 7-11 within 3 km of the house and Chiang Rai is a 35 min drive away.

​@@marcusbwwlots of jealous farang also :-) I'm happy for you!! Rule one: never invest more then you are willing and able to walk away from. For me.. 5 years, spend 10 million. Flights, house, land Development, car, machines, solar, batteries.... And then the air pollution became so bad we needed to relocate. Now rent, and finding new balance. It hurts and s-cks but health is more important. Wife of course relocated with me :-) (and our daughter). Don't go into debt, and don't spend more then you are able... Willing is always difficult 😂

God, I'd move there tomorrow with a tent! LOL. You can do a 10kW system right now for around $AUD10k, so totally worth it in my eyes. Toilets, water filtration, building a house with insulation and other amenities - a whole lot more. Depends how simple you are willing to live. I'd do it, but it's not for most modern people.

10kW for $AUD10K? Daytime use only without batteries and often reduced [or no] power during the rainy season. Solar works, but costs a bit more in Thailand, unless you can DIY the system yourself.

​@@MrEye4get, yes, same for building a house :-) solar 345w 3.5k thb delivered. Inverter 5.5kw, 20k thb 10 kwh battery, 60k THB We have 14.5 kw solar, 55kwh lithium, for the rain seasons. (And 16.5kw inverter, but mostly because we need their MPPT) Aircon, water treatment, bathtub (with LPG hot water) all normal luxuries are not a problem. But.. yes 6k au$.. only on the solar. 8.5 on batteries, and inverter, depending if you want brand or accept less stable china

We bought our land in the village for $5000 USD. We got a half a rai which is about a quarter acre. We are build a small home. Two bedroom and on bath about 60 sq meters and it is costing 700000 baut or about 20K dollars.

What kind of wood were you using on your deck? Your decks bench was really unique looking grain in the wood you painted what kind was it? Did the wall paneling come factory built like that? remember foreigners can only limited conditions own land themselves but with a company with majority thai ownership or land owned by a thair partner or wife etc. you have to get clear advice. great place but mosquitos etc a big issue plus the heat you mentioned

Sustainable is a great way to go for the young and strong. I need a 7-11 I can walk to! 555 As well as hospital, pharmacy, and massage, etc... The Whole Earth catalog, back in the late 60's promoted self sustainable living. Communes were happening as well in the USA, some worked, some didn't, all had enlightening ideologies. Like the idea of buying land as an investment or for future projects. Keep at it Ryan, but as always, make sure Damo is on board! Life is a Journey. Peace and Love

Yeah €57K per Ha for the cheapest field is not cheap. Average price of agricutural land was 74K last year, 79K now, up 8%. In the most densily populated country of Europe. SO you lost everything, or was that clickbait;-)?

Only thing about land in Thailand is land tax; this can be quite expensive and I really don't understand how the government can demand such high taxes for something that can't generate sufficient revenue every year from farming. There are differenet class of land; some of it effectivly farm land leased off the government that is expected to be farmed; if you don't farm it the government can take it back. Just trying to say do look into it before commiting.

Good point - my wife’s dad pays less than $200 for 30 Rai of farm land a year, unless you mean for the initial purchase or?
