I’m 3 wks in the real estate business and I met with a buyer yesterday. I’ve been role playing and practicing scripts before I got licensed. All I have to say is I’m glad I did bc I feel like I wouldn’t have been as confident and know what to say.

Training makes perfect! Just joined a company group that my company area Vice President invited me to, our homework/ role play for this week is a scenario where we are pretending to be a buyers agent and have to present a offer in person to a seller who’s house is over priced by like $50,000.

I'm interested in learning more about navigating through the objections. Do you tend to hear the same objections from people which would make it easier to overcome? Or are there a lot of one off situations where a newer agent could get stuck?

Yeah for the most part it's the same objections. Sometimes there's some one offs but you can handle them to same way for the most part.

What do you do, role-play-wise, when you want to get their email for some reason and they say "No, I don't give out emails"? In your role play, you always have the person amenable to giving out their email.

It sounded way too scripted. You've gotta memorize the scripts before using them and then switch them modestly to how you feel comfortable speaking to someone. If you don't make it your DNA, you'll always be perceived as a telemarketer; just my opinion though.
