As a long time Ohio LL, I often get calls from a potential tenant asking if I accept service animals. I advertise no pets. Of course I do! The law that says it's illegal for me to deny a service animal; it's illegal to falsely claim one is in may states. So then I ask if they have a service animal. Almost always they say yes. When they do, I ask what training they had. 99% of the time they ask- What? What training? When they say that, I know it isn't truly a service animal. I don't seek legal consequences for their deceit, but it tells me a lot. When I get that answer from person, I know they may have an ESA or maybe just a pet, but either way I know they have tried to trick me. I'm not interested in potential renters that -from the very start, tried to cheat me. I welcome your or Jarett's opinion.

That seems fine, but some people do confuse ESA and service animals and they could be thinking that YOU are misspeaking. So it could be simple confusion, but you can ask...

@@WIREassociates It could be confusion, but I feel a person that has a service animal knows it's a service animal , because of all the training the dog had to do. In my experience, if they don't even know what training I'm talking about then it's a safe bet they don't have a service dog. Yet, in my example, that's what they claimed they have. I'm willing to accept a service animal, or an ESA, and the law requires it. But I don't have to accept a prospective tenant that tries to trick me about which they have. I hesitate to knowingly go into business with people that have tried to trick me.

@dangeroreilly2028 I get it...it's like when prospective applicants say they have good credit...then their credit report tells a whole different story! 😂

@@WIREassociates On the nose! Sometimes they say that, or exaggerate their income, or deny having had court troubles, just in hopes a LL won't check.

Can u take ur pet to pet smart to start training for emotionally support, in between the time ur doctor is evaluating

There technically isn't any required training for Emotional Support Animals (ESA). It's service animals that are trained. But you can send the pet for obedience training, if that will help.

Can a landlord refuse an ESA that is a bully breed, which is specifically forbidden by homeowners insurance companies?

The short answer is no....if he asks his insurance company, they will tell him the same thing. An ESA cannot be excluded by an insurance company.
