Jeremy Mateo, 27, owns a one-bedroom, one bathroom condo in Honolulu, HI. He pays $3,843 a month, which include his mortgage, HOA fees, the maintenance fees, taxes and insurance fees. Jeremy is a real estate broker and KZbinr. Unlocked is a home tour series focused on how much people spend on their housing, what they get for the money and what they had to sacrifice to make it happen.
It’s taken over two years, but these days Jeremy Mateo is finally feeling at home. Mateo, 27, is a real estate broker in Honolulu, Hawaii, and bought his first condo on Oahu island right before the coronavirus pandemic in March 2020.
It all started in January 2019, when he was showing a unit in a building that overlooked Diamond Head and Waikiki. “Immediately I saw the view and thought to myself, ‘Wow, I need to live here,’” Mateo tells CNBC Make It. “So I made it my absolute goal to earn the income in order to afford to buy a unit in this building.”
Over the course of a year he saved $60,000 for a down payment and worked toward his goal of buying his “dream home.”
Then he spent another year renovating and furnishing his place. The last of his furniture arrived in spring 2021, finally closing the chapter on his homebuying journey.
Here’s how Mateo bought his one-bedroom condo for $560,000.
A year of saving
When Mateo set his homebuying goal, he was still learning the ropes of real estate and earning $20,000 a year. After researching one-bedroom prices in the area, he committed to selling 10 homes in 2019 in order to earn $100,000 in commissions, the bulk of which he’d put toward his down payment.
His determination paid off. After he set his goal, Mateo sold 17 homes that year, took home $120,000 and put everything into savings while giving himself $500 a month for food, gas and daily expenses. Mateo is grateful his mom let him continue to live at home rent-free during that time.
“She just wanted me to sell a bunch of homes and save for my down payment so I could buy my home. And as soon as I moved out, she was extremely happy,” Mateo says, laughing.
Mateo supplemented his income working as a nightclub deejay and even saved money on his social life by getting free admission and drinks to join his friends while working: “Being a deejay will help you save on cocktails,” he adds.
The hunt, with an insider’s assist
Though Mateo was hitting his savings goals, he recognized that one-bedroom units in his price range were scarce.
He went back to his dream building and looked up the names and addresses of residents on the 25th floor and above, then sent out three rounds of handwritten letters to see if anyone was interested in selling their unit to him.
When that didn’t work, he used his insider access to check the MLS, or multiple listing service database, for expired listings to see if he could reopen any offers. He found an expired listing from 2012 for a unit on the 37th floor going for $560,000. Mateo then called the real estate agent behind the listing to see if the residents were still interested in selling.
As Mateo remembers it, “the next day he calls me back and he says, ‘Hey, Jeremy. Yes, my clients, they actually want to sell now.’ And right there I hung up the phone and I got up and I yelled. I was cheering. I was super excited.”
Mateo used the original $560,000 listing price as a jumping off point, which the sellers accepted. Mateo considers it “a really great deal.”
He was surprised by the stress he felt throughout the process: “As a real estate agent, I thought I was prepared for everything. But when it came to the emotional side, I was still stressing.”

So he had a year where he only made $20k, then he barely scraped over $100k and then with less than 20% down, and financial aid from family on a 30 year mortgage went and bought a $500k condo with an almost $4k a month mortgage??? Then spent $100k (on credit presumably) to fancy it up even further?! This seems absolutely insane and unearned considering he JUST started making 6 figures?? Does anyone else feel this way or is it just me??

agreed, every video feels like we're being sold something, either their channel or their business. i remember one video a lady was selling knee high socks - checked out her site and it was for ridiculously high prices.........these videos feels disingenuous

I think part of this is that they are the only ones willing to reveal themselves for exposure. Most rich people don’t want to out themselves like this. There are many secret actual millionaires living a normal life and want to keep it that way. I think Dave Chappell was right in his sketch where people around you change once they realize you have money. This guy’s story is not that big of a deal, anyone can leverage themselves to their necks. If you need to borrow money from family to get a loan, that’s not a success.

@@arlenefaith1 He could’ve live in a smaller, less fancy place for a while, while he saved up/invested some money, instead of racking up a crap ton of debt and extending every dime of his first year of good income. This guys’ impatience will become a regret for him, not living in Hawaii.

I got the same impression. I was waiting for him to say that he's going to put the unit back on the market soon and was a little surprised to hear him say he was going to try to stay there for another four to five years.

Personally to me I would not go this route. Way too much debt at such a young age. $100k worth of re-deco is not really an investment. Worry about paying your mom and grandma back first. Dude is living big but walking in small shoes.

This dude is just married to debt. I retired at 67 and have saved $ 1.11 million over the years of my investments. It's not to live in a nice condo above your budget but make your money and spend to your budget

Too simplistic to just say that. They may have been willing to go a few thousand lower I guess then you could say he didn't get the best price but that how a lot of purchases work. I'm pretty sure there are a lot of times the buyer isn't getting the absolute best price just like the seller isn't either. At long as he paid a price similar to other units in the building he got a fair price.

@@Ffollies yeah but the point is he didn’t negotiate at all. There should be a little bit back and forth. If the buyer simply agrees right away, then the seller is trying to make the deal before the buyer realizes anything. (Not maliciously just in general). That’s all we’re saying.

His math sounds like a hot mess. I did a similar strategy like him when buying a condo. I looked at the comps in the same building. Remodeled units were selling for $150k while the unit I found was an estate sale for $97k. But he overpaid. Especially when he had to remodel it on top of it!

It's great that he loves his house but his income at the moment is not on par with his mortgage. When I saw the monthly cost, i figured that he either had a 15 year mortgage or a 30 year mortgage with an income of at least $200k. I was shocked when he said it was a 30 year and that he only makes $100k. To each their own but it's insane that he would put himself in that position. And i get that when you move into your own apartment you want to make it yours and i myself got into the trap of buying nice furniture for my place when I moved in but the total cost was less than a months salary. He went a did renovations worth a years salary and then made the mistake of hiring someone who didn't provide a fixed price for the renovation. First thing i learned when I moved in is that people who you hire to fix something around your house will try to rob you blind. So get a cost and the moment they try to deviate from it, sit them down for a chat. Like i really hope things turn out well for him.

@Luís Andrade With a monthly payment of almost $4k a month, if i were a bank i wouldn't lend him all that money unless he made $200k. $200k is more than enough even after taxes but the guys income depends on his sales so i would want to see big money.

@Luís Andrade Clearly you got stuck on the $200k so let's talk about the $100k he said he makes. If he were paid bi weekly (which he doesn't due to how he is paid) he would make around $2.8k per check. With the exception of two months of the year, he would make $5.6k a month. That's half of his monthly income on mortgage alone. So unless he meant $100k after taxes, i don't see how a bank would lend to someone who would have to spend half his check on housing, more when you include the HOA which am assuming a responsible bank would take into consideration.

So not worth it. I get it it’s Hawaii but I’m in paradise from all the money I save NOT living in Hawaii. And living in Vegas I’m also not too far from the beach. A quick driver or QUICKER flight and I’m there, and don’t even begin to tell me how CA beaches aren’t nice....

@@CaraMarie13 I agree with you. He had 1 year of earning $100K. Maybe it's through a 1st-time buyer thing that encourages homeownership or someone help co-sign the loan? Surprise these risky loans are approved, considering the market crash in 2008/09 for shady practices.

The financial term for this situation is “house poor”. He had less than 20% down and a 30 year mort. I’m sure he can make the payments, but saving and investing for long term wealth would be very difficult when so much money being eaten by this condo. He has all this flashy stuff, but mommy had to pad his bank account. He’s broke and will likely stay that way for a while.

It really is a shame. He seems like such a nice guy and I want him to win at life but getting shiny watches, cars, condos when you can't afford them is a recipe for disaster. I wish he did the Graham Stephan approach where you grind it out like crazy first, then buy the good stuff when you actually have the income and cash to show for it. He's doing it backwards.

I live in Oahu, have seen his social media and my friends are friends with him and he just comes off as some arrogant guy. I think it's funny how he only credits his mom now. On his social he makes it seem like he's this big baller and that he's self made, but he has had help and support from his family. He got to live rent free to save for his down payment, which most people don't have. He needs to remember where he came from, learn to be humble, and pay more credit to those who helped him get where he is today.

Sadly in Hawaii that's kind of the only way to make it UNLESS you leave. I worked on the mainland for 10 years before I could afford to buy here in Hawaii. It's hard to gain experience to weezle your way into a good paying job unless you leave and then come back

What CNBC didn’t cover: he has recently taken on TWO house flips, likely with hard money loans. (His first flips, by the way). This, along with the horrible financial decisions covered in the video, screams I-do-not-understand-the-consequences-of-mortgages. I wouldn’t hire someone to help me buy or sell a house that doesn’t fully understand the financial implications of buying or selling a property. I really hope that all these bets pay off for him because if they don’t, it will be a tough hole for him to dig himself out of.

Watching this makes me grateful for my small townhouse with no HOA fees and renovations cost less than 15k. Which I paid in cash. I would be stressed with so much debt being someone who bought my first house at 29 yr.

So basically this is a rich kid lol. first year making $100k when he previously made $20k, but somehow has enough for a down payment, plus the $3800, plus the $100k for renovation, etc. Thanks mom and dad. If and only if, he managed to do some fancy refinancing to float the cost of renovations etc, i guess its possible. But idk mannn seems pretty sus.

It's not a great accomplishment to leverage yourself to the brim for the personal pleasure of living in a nice condo. His after-tax income is about 5.6k. My word, my current work situation is similar where I get commission pay (similar to a realtor). I rent a room so that I can have enough to comfortably budget month by month; Idk why you would save up every penny just to put a down payment on a condo for a 30+ year mortgage and then on top of that do $100,000 in renovations? Like hello? Where is the money coming from? Did you borrow more just to do the renovations? Also if you could take out a loan, why did you not put a bigger down payment on the home to lower the mortgage? $3800 a month is insanity...

He bought the property for the same price the previous owner was selling for at 2012. So the property never even appreciated…HOA fees most likely increased. You would have been better off buying a new property/townhouse in Kapolei to save yourself the renovations and it would have appreciated. Also you would have had more equity for future property investments.

I don’t blame him for wanting to live in town, but the $100k renovations and the purchase price were poor decisions. I also question the decision to buy in this particular building. I’m sure there’s a reason why the prior owner didn’t sell for more than they bought it for.

The fact that a gift to him equated to $30k makes me feel like this guy comes from money. If his parents suggested he go into real estate I'm guessing they were real estate agents as well. So he has a parental safety net. My guess is he's going on the Graham Stephan, MeetKevin, Shelby Church, Erik Conover route of Real Estate Investment along with KZbin to make money. He has what a ball park $700k in total mortgage and loans is my guess. $560k for condo, $100k for renovations and I'll just round up for small expenses here and there. Dude wants to Live the ultimate young rich bachelor life of high rise condos, high end luxury sports car. While Tesla may not be a sports car. It's the current fashionable luxury car. One thing that is going for him is the current housing shortage which is likely raising his Commissions. Hopefully he puts most of that towards his high monthly mortgage. I'm guessing the value of his condo probably went crazy high up so if he wants to sell for a profit he probably could. But yeah just due to his parents suggestions of becoming a real estate agent and that they gave $30k as a gift he probably comes from money so he'll probably be fine

So thanks to his mother and grandmother, he got the house under false information. The mortgage company should have done a better job in getting their information. He should have part about the 37k out of the interview. I just hope he is good realtor.

I’m still learning about real estate, but getting a condo for 500k and paying $3800 per month is not something I’ll do even if I make six figures. The best is to buy a 4duplex for that price and rent other units out.

I went to the same college as this guy. Although I don't know him personally, we have a lot of mutual friends. He's very clique and shallow. This guy takes advantage of people and uses them. Nothing about this adds up, he is in massive debt because I know his family isn't rich to pay for such an overpriced apartment. Don't trust him as your real estate agent, but more importantly don't buy any property in this disgusting overpriced state.

I understand some of these comments but understand that the median price of a condo on Oahu in April for 2021 was 450k. Let that sink in as that's significantly more than the median price of a single family home in the vast majority of the US. Having said that this guy better hope his job keeps up his pay. It would have been better if he had rented and saved almost 2k a month for as long as it takes the market to downturn...and it eventually will and then buy his place.

Thanks for sharing your story! You gonna have people here calling you crazy and putting you down and calling you broke, which is all true, but that's not the point. Haha I get it, I know what's the deal. I grew up in Pauoa and Kaimuki and know how HI real estate is like. Just like other HCOL areas, you gotta get in the game. The quicker you get in, the better off you'll be, so that means doing so no matter what. Putting that pride aside and getting that second gig, or borrowing money from family, do whatever it takes. I gaurentee except for the 1%, no young person in honolulu is buying real estate on their own. That's just how it goes. But once you're in, you are most likely set. So going all in if you can make it happen is probably the best life choice and what I would also do. Good luck!!

Yes the Marco Polo unfortunately got hit hard with that problem. When buying the older condos you really gotta do a bit of research on the building. When you become part owner you become partly responsible.

Indeed; at that price range, he’d be better off looking at Ward Village or Kamehameha School’s Our Kaka’ako residences. Those are all quite new apartments, so he wouldn’t have had to spend 100k on renovations.

Have family who live in Oahu. My wife and I visit every other year. I thought about moving to Hawaii. Once I found out my pay range was a few dollars an hour less then what I make. I gave up.

theres no way. this guys family must be helping him out further. how can you own a 560k condo by yourself on a volatile RE agent income. he said he made 20k in 2018 or 2019 and then he just is making multiple hundreds of thousands now? doesnt add up. good for him but this is a huge outlier and seems like we're not getting the full story. i cant imagine buying a 560k home on a single income stretching further than the 2-3x income rule seriously, how much debt does this guy have. if its none, thats insane and his family is loaded lol
