I just walked across this building today! Lots of restaurants due to multiple hospitals and med schools. Two townhouses are in the market on the same side of street. One of them is in market for at least a year!

How amazing I just looked at this property online yesterday! FUN FACT: S2 E10 - of I Love Lucy, when Ethel asked Lucy what happened to her other shoe. She says "in the doorway of the lady at ### East 69th street". So I looked it up and I love that they converted the lower unit into a garage. I only wished I could see what the building would have looked like in the early 1950's when Lucy referenced it. It was built in the late 1880's.
I actually felt like this had a value closer to the asking price. Although I still can't understand why anyone would want to live in such an astronomically overpriced area. Love your channel!

Wow. I doormanned the building across the street from this place during the height of COVID. I used to bike to work all the time. Nice people for the most part in the area. Used to see all the nurses and doctors heading to and from the train at that 72nd St station making their way across to 1st Ave and York.

I think a housing crash will happen because all those people who bought homes over asking price, although it was at a low interest rate, they are over their heads. They have no equity if the housing prices continue to go down, and if for whatever reason they cannot afford the house anymore and it goes into foreclosure because even if they try to sell, they will not make any money. I think this will happen to a lot of people especially with the massive layoff predicted for the future and the cost of living rising at a high speed.

I suggest you offset your real estate and get into stocks, A recession as bad it can be, provides good buying opportunities in the markets if you’re careful and it can also create volatility giving great short time buy and sell opportunities too. This is not financial advise but get buying, cash isn’t king at all in this time!

Generally, if I wanted to spend $7 million… I would buy an incredible house with a whole bunch of land. But, I have to say that I love this place. i’m actually saving this video, for the day that I have a place built. Because I’m going to be copying quite a bit from this unit. Simply amazing. I don’t think they’re going to have any problem selling that very quickly. I think any Broadway/Hollywood actor/Director would eat that place up in a second. Considering Adam Sandler paid what? $100 million for his Trump Tower Place, which I’m sure it is gorgeous and huge… But he could’ve saved $93 million and bought this place. LoL.

Adam is not your normal Hollywood person. He is the same person he was before he got famous and rich. He just has a more carefree lifestyle, though I don’t even think that’s true, because of all the movies that he still writes, produces and stars in. Not to mention his kids and his beautiful wife and his family. he is a good example of a rounded good human being. Guaranteed, if he’s in New York at his place… You could find him walking around. Just look for a guy eating a jar of pickles or go to one of the basketball courts near his building, and you will probably find him at some point during the day.

This is a very unique artistic townhouse. This townhouse can be converted into a museum with different galleries. I like the high-quality kitchen, all the fireplaces and the outdoor spaces. I didn't see the laundry room though.

very cool town house. wouldn't call it anything close top a Tiny-House though. Tiny houses are sub 800sqft.

Nope. Not at $7M unless... it was designed and built by a renowned architect, ie Frank Lloyd Wright and there's some historical character to the property. Anyone know the age of the structure and a bit of the history about it off hand? I'm feeling art deco. What a FABULOUS idea and use of space to also have an art gallery showing while the property is on the market. I'd like to read about the success/failure of such a collaboration. Anyway, it's beautiful but not for me at $7M. I'd rather spend that type of money elsewhere.

I’d say it’s prob 19th or turn of the century, possibly older as the garage could’ve been a stable. I’m in agreement about the historical value/details- I bet this was very opulent & they made it very sterile, not for me for the price. 😃

so far you found me place i can live in and have photography studio on ground where you store the cars also have outdoor area to for photography too. and would need to add tube to some of bathrooms.

There’s something about this place that is not homey. The common area looks like a lobby. The interior design is not my taste. But it had a lot of great outdoor areas - loved that part.

Agreed! IMO it’s because they ripped out original details & did the same old grey every new reno seems to think is appealing. I’d completely rip that crap out & redo at least the flooring to reg old hardwood, that alone would “warm” it up. 😃

Yeah I'm not a big fan of gutting these gorgeous old townhouses of all their original charm and beauty. They all look the same to me-stark white and completely devoid of any "personality", just filled with expensive stuff. I think of the craftsmanship that went into the original structure, all completed with minimal machinery -no computer programs and laser robots. That's why I adore old mansions but despise those made in the modern era. I admire the skill and talent of those who built them, rather than the obscene wealth they represented.

@@jenniferk9242 - I’m with you as one side of my mums family were well known wood carving designers (many designs are still used, just made of resin or whatever cheap junk) & craftsman. Many of those homes might be considered a show of wealth today, but waaaay back that was simply the style. I’ve lived in tenements w/ the bathtub in the kitchen & a WC that had more charm than this place! Kind of like what’s currently happening w/ an estate I’m working to save. Basta, basta! I can tell so many stories about well known buildings I worked in & how they destroyed what was loved by people who appreciated all of it for its history, architectural details, craftsmanship & was quite simply more beautiful than “modernising” what worked perfectly💔. It’s obvs something that I feel strongly about on many levels; I wish they’d stop destroying our beautiful historical buildings, at the very least renovate w/ care (ugh, no environmental care as to salvage, repurpose) & *please* stop tossing in IKEA kitchens, then add top of the line appliances so you think it’s so grand🙄! It’s now just as sterile as the overpriced luxury boring high rises, go buy one of those😉! 😃
