I have invested in properties in Lee's Summit for a few years now. This is a city that people want to live in. Great schools, a growing job market, lots of new stores and businesses going in, a quaint and vibrant downtown, safe nice neighborhoods, and genuinely nice people that take pride in their city. This is my favorite city in the Missouri side of the KC metro area by far.

I’m from Kansas and was a bit hesitant to move to Lees Summit. I am surprised how much I enjoy living here. I always had a plan to move to Overland Park or Olathe, I don’t think that’s in the cards anymore. LS is big enough to have everything we need and small enough to have a small town feel. It’s a great mix of everything you’ll ever need. As long as I’m in the KC area, I think LS will be home

Fantastic video this just reassures me of my wife and I’s decision to move to lees summit Missouri before the summer. I plan to visit before we move and I’m looking forward to it!

I wish I could understand what the buzz is about over Lees Summit. I grew up in KCMO through high school but, I later moved to New England for college and work for about 15 years. I moved back with a wife and two kids in 2020 and hit the housing market at full speed. My wife and I love KC's established neighborhoods like Brookside, Waldo, etc. but, we only shopped the suburbs because good public schools were a non-negotiable must have for us. That said, based on its reputation from my teenage years, I had Lees Summit high on my list of places to consider moving my family. However, after exploring the area with my wife a few times, we quickly decided that it wasnt for us at all. IMO, it feels so far removed from the life and adventure of KC. In fact, it has a ruralish vibe that didnt work for us after living in the Boston suburbs before moving here. We much preferred Johnson county cities like Leawood, PV, OP, Olathe, and Lenexa many times over. That said, Lees Summit is a good family friendly city but, we felt that KC has better options to consider. To each their own.

@@kcsuburbs Spring Hill over on the KCK side... maybe Olathe? I've realized staying outside of OP knocks quite a lot off the prices!

I moved to LS from Overland Park and Linn Valley Ks to be closer to my kids. So far, I love it here. Missouri is a bit tricky when it comes to transferring your Drivers License and Tagging your vehicles, The taxes in Jackson County are outrageous, not unlike Overland park or my little country lake community in Ks. other than that, it has been a great decision.

@radiostarflorida-Fb You have to bring a ton of paperwork, go to the courthouse to get a tax waiver, and then go to the DMV to finish up the process. Then you have to stand in line again to transfer your drivers license and bring paperwork there, too. Just a lot of driving and waiting and gathering of the correct documents. Diesel got as high as 5.00 ,now it's 3.45. Not sure about the state income taxes, but all of the other ones are high, so they are probably high too.

We just bought a home a few months ago in Lee's Summit and funny enough it's the exact model you showed at @7:42 in your video, except we only paid $410k for it (was built in 2019). Love the area so far!

@@kcsuburbs When we were considering where to move in the country, KC was originally off the table after we heard about the crime rate. We eventually learned it wasn't a big deal if you aren't living in those concentrated areas, so that would have been really helpful to know early on. Also, we moved from the west coast where we've never encountered a tornado in our life. I've had a really hard time finding information about tornadoes in this area and if it's a real concern so we're still unsure about that. Also the taxes are quite confusing and took me a while to understand. As for the actual house, we bought this one just to live in for a year while we wait for our custom build to be completed. We plan to rent this out then, so we were just focused on a property with low maintenance, nice community, schools, etc.

I'm sure a lot of people share the same concerns you do about crime, tornados, etc. I've lived in KC my whole life and tornados *knock on wood* haven't been something I've encountered before. But I understand your uncertainty. Taxes are a pain, but KS vs. MO is a whole different ball game. That's smart - it sounds like you bought a home that was already ready to go, it makes sense. Good luck with your custom build! That's very exciting!

@@Zetla Crime is always overblown, especially murder. Most murders happen in certain areas between individuals, the average person going about their day is not going to get gunned down on the street, can it happen? yes, but not likely

Are lee summit growing in population more due to Other state(s) migration as California or is more by ppl from the state moving there?

I think it's a mix of both. You'll see younger couples/families in KCMO (and all over the metro, really) moving out to Lee's Summit to start/grow their family. You'll also see people relocating -- take a look at Zetla's comments above for some insight. I don't agree with this assessment. I know LS very well. Very _not_ a small town (I live in an actual small town now). While yes, there are three lakes (Winnebago, Lakewood, and Lotawana), they are privately owned and developed. You won't be waterskiing on them without wealthy friends who live in those incorporated townships. The other lakes are actually ponds, except for Longview (which legitimately has a nice bike trail and beach area but is technically not LS) and Jacomo (which is, meh). The traffic is what you'd expect from upper-middle-class urban sprawl: heavy traffic with an overabundance of SUV's and trucks: nothing is accessible by foot (unless you happen to live one or two blocks from the old elementary schools) and no public transportation. Inflated real estate prices and subsequently high cost-of-living. New development is now (and has been for 40 years) lifeless cookie-cutter houses that are oversized mcmansions without trees (and now growing into exurbs). If you make over 100k per annum and prefer to vote Trump, like your guns and go to church to be a part of the social club, then you should consider LS a good fit. If you like modern cities with good foot traffic, enjoy the arts, appreciate nature, like historical sightseeing, or want to be in an actual small town with some community spirit, then there are plenty better options for you.
