Are you planning to buy a house (condo, townhouse) soon, or in the near future? What part of the house-hunting process would you like me to explain in more detail? I plan to buy a house in the near future (next two years), I'd like to know how to search a safe area in North York area. So far, some people told me that Jane and Finch intersection is a place that I should avoid. Other than that, I'd love to know where certain communities live. It will be nice to live nearby asian grocery stores, authentic chinese restaurants, etc. With this in mind, I have heard that if I live further from Toronto (e.g., newmarket, milton, whitby, etc), i am more likely to face discrimination / harassment . Is that true?

Congrats on your purchase! Are you open to sharing the mortgage broker and realtor you worked with? I've worked with 2 realtors before but it sounds like your realtor is really detailed and awesome.

No bathtub though. I think you can easily get a much larger unit near the Scarborough Town Centre in east of Toronto area where you are paying less than $900/square feet so you can get an actual bedroom, built by Tridel and less than 10 years old for building age and less than $500/month maintenance. Unless you really wanted to be West/Central Toronto.

But how's the crime rate there? Sometimes housing can seem pleasing but there might other things underlying

Thank you so much for sharing your homebuying experience! Your videos are so informative and helpful! I recently bought a 2-bedroom corner unit at Edge on Triangle Park. Both bedrooms have large windows, so there are lots of sunlight throughout the day. I also don't like bedrooms that are at the back of a unit and have sliding doors. There'll be a new King-Liberty SmartTrack station right behind the building in service by 2028 if everything goes to plan. The property developer Urbancorp went bankrupt in 2016 after the building was completed in 2015. The building is now managed by Tridel and things have turned around for the better. All construction and legal issues have been resolved and CMHC has cleared this building. All of this is reflected on the status certificates. Fire alarms and security incidents have also decreased drastically. Before you put down a firm offer on a property, make sure to have the offer conditional upon status certificates review, to review the status certificates with your lawyer and to have your mortgage broker clear the property with CMHC.

Every condo you’ve shown I have visited 😇. Ended up finding one in Scarborough at 482k but will be renting it out .

It's a studio. You can get it at at high $400k because not many people want to pay almost $500k for such a studio apartment. All the smell from rendang, soto, gulai, etc will linger there for a long time and it will be so annoying to continue smelling those delicious aroma when you are about to sleep. If you really buy that unit, will you also install a strong exhaust system at the kitchen?

Yes the smell does linger (at least that's the case in our current studio!), this one seems to have a good exhaust though and huge windows that let the air circulate better. Will keep you updated!

​@@LivinginCanada Nice to know that it has good exhaust. Huge windows are good, but you will have to keep opening them, which is inconvenient during the cold / rainy seasons. What about the neighbours? Before buying a house, do you observe them to see if they are kind people?

In sydney. I think it's not allowed to have less than 50m2(u won't get homeloan with banks) unit. N all room must have access to natural light.,0 except for bathroom. Considering the price. It's not bad

I didn't know that! I believe here in Canada it's also relatively harder to get a mortgage for smaller spaces like that. But then again the lender looks at various things, e.g. the developer of the property, and the 'potential'. This unit for example is a studio but can theoretically be divided into living and bedroom. Not just theoretically, lol, one unit owner actually did that (but it looked very crammed that way!)

What is the ideal maintenance fee for a condo?

I think depends including what, my ideal is 70cents per sq feet, include water if possible and heat if possible

​@@tekuntt9228 Maintenance fee for a condo shall be as low as possible, but I can understand it that older condos will have higher maintenance fee so is the condos with facilities that I don't usually use (swimming pool, pool table, tennis court, gym, etc) The thing is that.. Why would people afford few hundreds dollars for a maintenance fee that doesn't go into the principal/interest?

It's very difficult to get something at that budget, unless you're open to sharing. I would do that, at least in the beginning. When you're settled you can start looking for better options.
