First let me say this was a GREAT AND INFORMATIVE VIDEO. THANK YOU CRAIG 👍👍 When my wife and I were looking to move to Cape Coral 2 1/2 years ago first place we looked was NW Cape because at that time that was where the vast majority of new homes were being built. We only wanted to buy a new home. We quickly learned about the assessments and the fact most of most of the area was going to go through that sewer & water construction nightmare. So retargeted our search to Southwest Cape. SO GLAD WE DID! As an aside, my flood insurance company was Superior Flood not only did it cover the house but ALL CONTENTS it was only &575.00 per year. Unfortunately, they pulled out of Florida so I had to go with FEMA this year which costs $4,000 per year thanks to their new Equity Pricing!

In 1979 Dad and I built a house on SE 12th St, off Del Prado. It was my parents primary home. My wife and I lived in Nevada. Mom passed 4 years ago @ 91 Dad 3 years ago @ 92. I sold it last Nov. We had many good years in Cape Coral and a lot of very good times. I miss my good friends still there after all these years. I worry about them.

Anyone who bought in that area knew full well that water and sewer would eventually be installed. My understanding is that homeowners do not pay up front but the city amortizes the bill over a number of years. Having water and sewer also increases the value of the home.

I agree with all of your statements..... if they bought through me. I'm not sure that all buyers knew fully well what the timing of those assessments was going to be. I give an expectation and the buyer decides.

Is the any concern regarding sinkholes? Heard that north of Clearwater sinkholes became a concern because of groundwater being used up, emptying underground limestone caverns, less support for homes above. Any concern in Cape Coral area?

Sink holes are very rare in SWFL. The area they are found is north of us.... up by Tampa.

There was a point in time when Crap Coral was an affordable alternative, much like golden gate was for Naples residents, after all the same developer. But now, yikes. Currently the inventory in the Cape is approximately 1,000 percent higher than it was in 2001. And if I was asked why I believe that to be the case I would say, A) price and B) lack of buyers. Basically somewhere along the timeline people forgot who their core buyers were. The same way that city hall forgot who their residents were. Best of luck.

I could be totally wrong but when I see the housing market that became super super hot to include the car market getting affected drastically, inflation, high rates, u.s debt through the roof, multiple wars happening at the same time, and the stock market exploding hitting record highs because of AI, in my experience something bad usually happens. Like I said, I could be totally wrong but my experiences tell me to be very cautious. Time will tell 🤷♂️

No, most cities have the basic amenities AS they design neighborhoods - not 53 years later. Utterly corrupted and brazenly done on purpose. Chicago had a more advanced water system in the 19th century than Cape Toilet does in the 21st. (It's because of corruption)

Cape Coral’s been a dump forever! It’s just that whole Fort Myers/Cape Coral/Lehigh acres area that is just not very appealing. Including the people that live there. Back in the 90s they were promoting these areas heavily on TV in South Florida to get people to buy. You can already imagine what kind of people bought. I’m sure the food truck area that’s coming in. Is going to make the area much nicer. Lol. What a dumpster fire
