Florida is a shithole with sunshine and if your caucasian you are 100% the minority with little to nothing to do after so long of living in a boring place like Fort Myers so you leave like most do. Jobs are not great and to top it off the the beach stinks 90% of the time with red tide and brackish water from the river dumping into the gulf which really effects FM Beach. You can only go to theme parks so much then your left with the red neck yacht club😂 so good luck and pack light because you will leave soon once you get your fill of what it really is. If your loaded with boats and toys you still will leave cause your common sense kicks in✌🏻

You don’t like it so much why don’t you move back to wherever you came from? That’s problem with Fort Myers it’s not like years ago when I was growing up it was much nicer quieter. People from the East Coast would come over to vacation because it was quieter not so much anymore it’s just like the East Coast, keep building more and more people are moving here , not going to have room for all these people not gonna have water for them then you complain that you have wild animals around your house and in your garbage that’s because you built in their home and they have nowhere to go

good REAL info about the SWF market and some great insight into the affected areas. NOT click-bait hype about how the market is gonna crash and how there are people giving away homes. Would love to hear about the realtor compensation "rule" the realtor association allowed recently. I've been following it since they announced it and wondered how it would actually affect the buyer, seller, and agent. Love the shirt and yes a recovery will be a different administration :)

I was blown away when I looked up an article someone suggested on the history of Cape Coral. This place literally is "the town that shouldn't exist". Don't even think of buying here unless you do your homework!! Yikes

Say A LOT is extreme. You may see a couple that a smaller builder taking a chance with very shallow pockets can't stay in the game. The big builders are well funded and have numerous options regarding how they can move their homes. Buying down rates is one of them.

Please run thru an actual case of selling/buying a new home. Now and before the change on paying your and their real estate agent. We need a graph of the way it changed from the ‘old’ days.

The only thing that has changed with builders is they have some amazing incentives for the buyer. Compensation to the real estate agent representing them is exactly the same. The builders were not affected in the lawsuit.

You have to keep you eye on the realestate market . You video says that the correction in Prices is possibly bottomed out as Rates may be heading down. Currently new home builders are offering 4% mortgages . They are buying down the Interest rate. But the homes are not selling. I will predict something for you. BIG PRICE correction coming to Cape Coral realestate. Two homes one on Surfside and one near surfside Both Gulf access home sold for 335.00 and 305.00 per sq ft. So that is the new prices per sq ft that Realestate’s appraisals use to get a mortgage for people. Soon it will be even lower. Crazy Realestate brokers can ask what they want but a home Is only worth what someone is willing to pay for it. Also this year the snow birds are not buying. They don’t have the money. So if you want to sell. Price accordingly before the price drops even more.

I will agree that the sellers and selling agents are way off at times. There is a big adjustment coming, but it is more about the reality for these sellers, not the actual real estate market. If you look at the numbers, all homes that started with realistic pricing, have sold. Those that didn't are still sitting. The election passing will also allow people to get on with life knowing the direction this country will be going.

The driver for inflation nobody talks about is the workforce problem. There’s been a shortage for a few years because millions of able bodied people have figured out how to live without going to work. It’s a bidding war for competent people to do entry level jobs and businesses have to raise their prices to cover it, same with all the overtime the competent people they do have work.

You don’t know what you’re talking about. They have several huge bike night, they have the art shows, where the whole downtown gets shut down for those events. You’ve got Backstreets. That’s always hopping till two in the morning, your 10 minutes from Matlacha That has two waterfront tiki bars. Dude maybe leave your house?

I lived in FM for 3 years in the early 2000’s. Never again. It’s a beautiful place, don’t get me wrong, but it just wasn’t the right fit for me. I especially loved Fort Myers Beach, but I’m sorry, it wasn’t enough for me to put up with the hurricanes and the racism. I haven’t been back since, and I don’t know that I ever will…

Very informative! Unlike everyone else, I think the SW is the quadrant I would like the least. As a 50 year old retiree, I would hate all the stuff for kids(schools, water parks, skate parks, traffic, etc). I value peace and quiet, like new construction, and want a pretty water view. I think the NW would be perfect for me. I also like that it’s away from the bridge traffic heading towards Ft Myers. Do you know if there are any plans for any other grocery stores or shopping in the NW in the next 6-12 months? Glad Kevin was able to sell him home!👏🏻👏🏻👏🏻

Another GREAT presentation of Cape Coral (even stuff I did not know) You were very truthful on the "Waterfront" scarcity issue... especially the "Quick Access" to the Gulf scarcity ... But that is true everywhere in SW FL. BUT... Your SE Cape review was rather negative. IT IS the best Gulf Access and Waterfront quadrant of the Cape. The older homes are being removed and quickly bought (especially after Ian) and being replaced. AND you left out the best access to Sanibel and Ft. Myers, AND the Bridges... Why?

@colemant6845 SE has benefits with access to dining and shopping. Gulf access is good, but brackish water and coca cola color is terrible. Older homes, older seawalls, etc. Maintenance issues galore. I just prefer newer!
